We love EQ, it's a real gem of a place; super clean, a wide variety of activities/toys and the owner is such a lovely lady. We travel from Dallas to come here and my girls love it!

Delicious lebanese street food, my favourite and regular dish is chicken shawarma wrap and fattoush salad.
It's consistently good, always tasting great. My only thing is that people are still using the fountain drink machine and often go back for refills as I've noticed which with covid etc. surely is not hygienic? But I have seen this elsewhere at other eateries so Board Bites is not the only one!

We lived in the Preston building for just over 16 months. Management are absolutely shocking; ignore emails, have to follow up with phone calls. High turnover in concierge staff, Malcolm and his team currently there at the moment have been the best yet.
When we signed up to the apartment, we were told by a leasing manager that the white decking area by the fires was private property belonging to Lincoln Management and "very quiet". However soon after moving in, we found it to be a children's play area and a social gathering spot. Often with disturbances occurring into late evening, we have 2 little children so this was a frequent problem for us. Management ignored it and the only solution was for us to move into a smaller unit elsewhere. Security within Preston Hollow are useless, concierge have their hands tied so it was a case of putting up with it. What's surprising is how Lincoln Property Management do not display any signs of the fires being hazardous with kids throwing rocks at them, walking along the top high wall, getting into the water etc. all unsupervised by an adult. It's also surprising how they don't instruct security to manage the area when these issues are ongoing. Again relayed this to the leasing office and nothing was done to rectify since it's a commercial/mixed use area/patrons can do whatever they like.
The Preston car park L2 stinks of sewage, supposedly from what Mesero use to treat their toilets with.
Tiny gnats came into our apartment from early spring into fall, so small you would only notice once it was on your food or in your drink.
Condensation on the windows continues despite the humidifier being installed within the apartment.
No freight elevator dedicated for move in's and move outs which resulted in other residents using the lift while your transporting boxes/items and at times, being abusive in the process!
Very convenient location to Trader Joes, pearl coffee has great coffee.
The apartment is finished well and to a high standard; nice kitchen, wine fridge, double shower with bench but is it worth the price you pay? Probably not IMO.

My husband popped in there this evening for a crepe craving fix based upon previous reviews. Really disappointed, crepe batter tastes thick and doughy. He requested a nutella crepe for me with strawberries and bananas, but it was filled with chocolate cake and a small amount of nutella on the inside. I actually ate a couple of mouthfuls and threw away shame as we were expecting something delicious!
