      SoMa, San Francisco

      Dec 21, 2022

I've been a resident at Mosso now for two years. Here is my pros and cons list:
      Pros:
Location, location, location-I love this neighborhood even with all of its problems. It is convenient and it is easy to get chores done. There is everything nearby: Whole Foods, Trader Joe's, many options for coffee, etc...

My apartment is gorgeous-I have a beautiful apartment. While it is very small and tightly laid out, it works for me.

Quick repairs-Any time I've submitted a ticket for a repair within my apartment, it is usually handled within two days.

The door, repair, and cleaning staff are all amazing. Management not so much. See below.

      Cons:
Construction-SOMA should be renamed Construction City. While it is difficult to get away from construction in this city, be prepared for sleepless nights while jackhammering is going on.

No water/no hot water-The water gets shut off at random times, sometimes without notice. Back in October, we had no hot water for five consecutive days. Two days later, the hot water was out again.

Elevators-Elevators go out all of the time. There were two days there were no elevators. The left elevator has constant problems. I found out someone was stuck on the elevator from the Citizen app because the fire department had to come to rescue the person. I've been stuck on that same elevator twice.

Rent increases-This building does not fall under any rent increase protections so be prepared to always pay more than market. They will not negotiate with you. The dental college on Fifth Street pretty much assures that apartments will be full so they just don't care what they charge.

Management-Management does not respond to emails. You have to physically go into their office to get any response and sometimes that doesn't even work. When I received my lease renewal, I emailed and called multiple times to discuss it. The increase was about 30% or $1,200 more a month. I wanted to negotiate, but they ghosted me. The same with the hot water situation. No response. Again, I was ghosted. I emailed about the damage my property sustained from a mouse infestation in the storage room. You probably already know, no answer.

Rude and messy neighbors-I've lived in large apartment buildings most of my life and I've never experienced so many entitled jerks in one apartment building as I have in this one. I live across from the garbage room and the door to the garbage shoot is broken and will not stay closed. Neighbors leave this garbage shoot open, then when I open my apartment door, I get the lovely smell of garbage right into my apartment. I find food and garbage outside my apartment at least once a week. Berries, lemon peels, paper, and one-time glass all over the floor in front of my apartment. I have a dog and I always have to worry when coming home or leaving with the dog. Neighbors leave garbage in the hallways and in the garage. Neighbors rarely say hello or even acknowledge each other and will act as if no one else lives there. They block elevators and doors like they are the only people who live in the building. Neighbors also let random people into the building and expect to be let in which is why homeless people are sleeping in the hallways and stairwells. In the garage, neighbors will also take their time getting into their cars and checking their phones while you wait to get your car below theirs. When I confronted one neighbor who was sitting in her car pretty much hanging out, she said, "well, I'm running late too." I don't know about you, but when I'm running late, I don't hang out on my phone in my car still in its parking spot. And don't get me started on those who use the on-site gym as
      a kids' playground.

No air conditioning-The heaters are meh at best, but there is no air conditioning in the apartments. The lobby and Business Centers (when they are open) have air conditioning, but not the apartments. My apartment got to nearly 100 degrees last Labor Day weekend.

Mice in the storage room-This were most likely due to the construction across the street, but the storage room became infested with mice. When traveling for work, I discovered one of my pieces of luggage had become a mouse hotel, where they were eating pistachios and using my luggage as a bathroom. There were mouse droppings all over my stuff. My dead cat's blanket was also peed and pooped on by mice. I'm dreading going through the storage locker now because I don't want to find dead mice or something worse. I'm still waiting on Management's response.

Reductions in amenities-Right now, there is a lot of "improvement" work going on for the public spaces. I heavily rely on the business centers to work out of because there are some days I can't be in my apartment and work. They have been inaccessible for the last six months while this construction goes on. Again, no rent reductions or any compensation is given.

Security is a joke-They hang out in the leasing office on their phones all night.

I really wanted a dog, but my busy schedule didn't really allow for a dog. Then Covid-19 happened and I'd be home more and I saw a dog that I fell in love with. I call him Mr. Bruno.

As the pandemic raged on, I found that days I had to be in the office, Mr. Bruno wasn't happy being at home alone for 11-12 hours a day, even with a walker coming in. I wanted to find something that would help him socialize and get to spend all of his energy.

Tyson's reopened for day care a few months later and after vetting them thoroughly, I decided to try them out. I had called and was greeted by Mona who offered a tour of the facility. I walked over and saw the play areas and the holding areas. She also explained that Tyson doesn't offer the usual day care: where dogs are all thrown into one or two rooms together. That, in fact, Tyson groups dogs based on size and temperament and usually a group is 2-5 dogs. Given Mr. Bruno's unknown past, I figured this was a great way to acclimate him.

The first day, I was told, Mr. Bruno would not be with any dogs. The staff would get to know him and see if he is a good fit and with whom he should play with. Mr. Bruno is also very fearful of new environments and on his first day, I had to walk him into the back. The staff was very gentle with him, giving him his space to feel comfortable. He wouldn't let the staff remove his harness until the afternoon. When I picked Mr. Bruno up that evening, he was happy to see me, but also really tired. I was happy.

From visit number 2 until today, Mr. Bruno runs into Tyson's every morning. He loves day care. As we drive down the long driveway, he cries in excitement to get there and see his friends. On his activity tracker, he clocks anywhere from 40,000-55,000 steps and always sleeps on the ride home. Tyson's also posts to their Facebook page every day and I love seeing pictures of Mr. Bruno with his friends.

If it weren't for Tyson's, I wouldn't be able to have Mr. Bruno and keep him sane while I am working long days. I believe they legitimately care about the dogs and make sure they are well cared for. I feel like the staff knows my Mr. Bruno and his idiosyncrasies. Thank you Tyson's for helping me care for my little guy and making my life a little bit easier and less stressful.

Nancy is an artist and incredible at her craft. I walked in with hair that hadn't ben cut in a year and wanted a drastic change. I showed Nancy some pictures and explained the look I was going for, and she nailed it.

Nancy does book up about two months in advance and there is a reason why. She is amazing. She listens, checks in, and is just fun to spend an hour and a half with. Nancy is a true artist in every sense of the word.

I highly recommend Nancy and Sugar Plum Artistry.

WOW! I frequent a nearby business and was curious about the Greedy Ant Gourmet. Today, I was hungry and decided to grab some lunch before heading back to the office.

I was greeted when I entered the shop and my sandwich order was promptly taken. I went with the Naught Italian with chickpea side. As my sandwich was being made I took a look around the store. So many products from Italy and I was very tempted to do some shopping, but alas, I was heading back to the office and couldn't purchase the tasty looking stuffed gnocci or variety of cheeses.

While I was checking out, the gentleman that helped me mentioned they can also pair a cheese with whatever wine you are going to serve. I'm definitely coming back for some cheese recommendations. They also let you taste cheeses as well. I didn't partake in this, but will in the future.

When I got back to work, I dived into the chickpeas first. Very tasty and delicious; I would have never thought of the chickpea-dill combination. The sandwich was enormous and delicious. I got through half of the sandwich and will be saving the second half for dinner.

So gourmet? YES! As a former New Yorker, I'm so picky about my sandwich and I have to say, this is one of the best in the Bay Area. I will definitely be making the Greedy Ant a regular lunch time destination.

    • Nail Salons, Massage, Day Spas

I had a crazy week at work and didn't get in to get a manicure and pedicure before leaving for a work trip. I discovered the Xpress Spa across from my gate 53B. When I arrived, Diane, the nail technician had taken my phone number and would call me when she was available. When I was called and finally settled in, it was close to my flight departure, but Diane made sure I got on my flight, and even sent someone over to my gate to let them know I was coming, just running late. I don't know how she managed, but Diane gave me an excellent mani/pedi in 35 minutes!! Cuticles cut and all. It takes me nearly 35 minutes just for me to get a base coat on my finger nails.

If you are a busy person like me and you have a layover in LAX, go see Diane at Terminal 5. She is sweet, funny and excellent at what she does.
