      The worst property management company ever! Lauren is very sweet, but Tim Thornton has systematically been responsible for many people leaving (at least 7 long term residents that I know personally) the Clipper Mill community. He is RUDE, DISRESPECTFUL, and way over his head incompetent.
      Community is currently in an uproar over WPM scamming residents from street parking. You should see how they maintain the property. Buyer BEWARE. And when we complained about bird shit EVERYWHERE we were told "we'll, that's your opinion." Can you imagine? The pigeon crap alone is a health and safety hazard for humans and pets.
      RUN! As lovely as the apartments are - it's not worth it.

      Trash, trash and more trash. Ever since WPM Real Estate Management took over managing the Fitz, it has been one headache after another. The biggest issue is the trash-- for some reason WPM Real Estate cannot keep the building clean. The pictures speak for themselves. I have brought this issue to WPM's attention several times and the trash situation has gotten worse. They actually asked me for suggestions on how to address their lack of sanitary conditions. Save yourself the aggravation and find another managment company to rent from.

      I have been a resident a resident of a condo managed by WPM for many years. Recently I was sent a violation notice that my packages were delivered incorrectly and causing a common element hazard. The packages pictured was from July 4th when I was out of town and the notice was dated september 25th. The packages were less than 10 inches from the door. A person would have to deliberately walk directly beside the wall for it to be The management company does not respond, sends out the notice, and doesn't respond with phone calls. It feels like harassment and non-community. Since when does WPM or the condo board have the right to tell delivery services that they can't deliver to our door when a handicapped senior has medical papers?

      This company runs our homeowners association: Crofton Mews.

      All they manage to do is contract with incompetent contractors, raise HOA fees, & extort more money from the HOA.

      The staff seems green & like they are part of a revolving door.

      They don't respond to emails, or rarely do, & they never respond to calls.

      They don't take time to read the bylaws or understand the HOA.

      while I lived there for 20 years (2000-jan2020) and really like property managers at my former condo at 3a; I do have to say that over the years the HOA quality went down with new person in charge, while fees were raised, they charged for snow (when there was no snow)...they have not many playgrounds or space for pets, trees were badly treated. most of my neighbors were moved out in tears, as they broken into apartments, broken appliances, refused to fix roof or check grounds. (happens to 4 of my neighbours)

      At best, they are lazy and incompetent. At worst, they are a front for a criminal organization specializing in extortion. They employ bullying tactics to force residents to pay for infractions they did not commit, and when you call them out on it, they ignore both phone calls and emails.

      EXAMPLE:
      Last year, we received notice that they were enacting a new policy of fines for neighborhood infractions. Okay, that's not too bad; most communities have policies like this in place. We didn't expect how they were going to be enforced, however.

      We received notice less than a month later that we were being fined for leaving our unmarked bin out in the common area for more than 24 hours. Wow, that escalated quickly. Here are the problems with this claim:

      1. We don't own an unmarked bin.
      2. We never leave our bins out more than a day.
      3. We hadn't left either bin out that week.

      When we brought this to their attention, they told us to inform on the actual bin owners. I'm not sure how we were expected to do that, since the bins were UNMARKED. Were we expected to keep watch until someone came by to collect their bin?

      SECOND EXAMPLE:
      We received a SECOND notice last month that our gutter needed cleaning. They claimed to have sent the first notice in February, but no such notice was ever received at our residence. Upon inspection, the notice showed our neighbor's property, not ours.

      Repeated attempts to reach our contact were ignored, and once a reply was sent, it was one sentence in reference to the a separate issue. I fully expect them to use this red tape to levy additional fines. Again, another example of bullying and extortion exercised by this group.

      THIRD EXAMPLE:
      We took the opportunity with the errant SECOND NOTICE to inform them that there has been gathering trash piling up in the common area in front of several houses. The trash blows into our yards, and it presents a very immediate health and safety hazard to the numerous children in the community.

      The response from WPM was that they were looking into a company to clean up the trash. This was weeks ago, and they have done nothing in the interim to hold up their end of the contract and keep the common areas clean. The garbage has attracted rodents and vultures to the area, which further adds to the cycle of health/safety lapses.

      If you are a property manager and you have the power of decision in contracting with an HOA, you would be wise to avoid this group at all costs. Their resident service is non-existent, and their tactics are aptly described as negligent at best, criminal at worst.

      I have absolutely loved living at the Severn so far! The move-in process was a breeze; Brittany was so helpful and communicative with us. The location is amazing; as students, we are just around the block from our school! The maintenance team has been fantastic and friendly, and we are so thrilled to have found this gem of a home. Thank you WPM!

      My experience with this community is very easy to rate. These people are spectacular inside and outside of the community. Their communication is impeccable, their attention to detail is top-notch and the staff is extremely friendly and helpful. The cleanliness, service and atmosphere is unmatched. I can't say a single negative thing about being where I am.

      Working in property management makes me a stickler for things that the average eye cannot pick
      up on. Jessica has been nothing short of amazing. Whenever I have an issue, which is seldom... she
      gets back to me as soon as possible with a concrete answer. She wastes no time with ensuring my
      home is in tip top shape and treats it like her own. I know I may drive her crazy, but she never
      gives off an attitude or frustration with all she has going on. The maintenance team is GREAT also
      They are clean, concise and get it done. I did have a slight issue with a critter once and pest control
      was in my home the same day. I could go on and on and rave about Jessica and her wonderful
      maintenance team. I enjoy my stay here and my home is so pretty and comfortable.
