      I've lived at Vallejo MHC & RV Park for nearly 20 years. It was called Tall Trees MHP when I moved in. About two years ago, the park was sold to a corporation called Cascade Property Management.

      Since then, this low-cost, rundown park has gone downhill. They fired the entire staff twice - the first time was the beginning of 2015 when they fired the best managers/maintenance people they ever had, and replaced them with minimum wage, inexperienced workers who couldn't read electric meters, were often drunk, angry and abusive toward tenants and generally incompetent as on-site managers.

      The new managers are ok, but the place is still a dump ... trash, litter and dog-poop in common areas everywhere while they write up tenants for minor violations (e.g., trailers not washed, even though we're in CA drought conditions.). Other problems include broken fences, deteriorating roads, barking dogs, loud motorcycles, thefts, homeless people coming through at all hours ... The off-site manager (Richard T.) illegally wrote a 5-star review for YELP.

      This is typical corporate strategy - buy a cheap dump and let it deteriorate while skimming profits. They raised the late fee for rent payments from $30 to $60, while at the same time eliminating the automatic checking account bill pay because ,"Its not part of our corporate model." i.e., they can't collect late fees when bills are paid on time.

      I have lived in Vallejo mobile home and rv park for a long time never really had any problems until I got a cat and they trapped my cat and took him away and won't tell me where he is. If you live there and you have a cat you better be aware that they're Trapping cats and getting rid of them! Has anybody else had this problem?

      I came here and not gonna lie it was looking kind of sketch. Went on google and yelp reviews and was horrified at the comments. There was no way I was going to be staying here with everything that was going on. Right when I pulled out a lady walked out and greeted me from my car... I guess I looked lost... she had a smile asked me if I she could be of any help. Her name definitely started with an "R".
      I told her I was looking for 20ft space and some amenities etc you know the basic. She was so helpful I ended up in the office. I felt so welcomed and at ease. Perfect timing!!!

      The park is a very safe and trustworthy place, neighbors are always looking out for each other.

      My parents have lived here for a few years now and this place has definitely improved so I decided to give them a chance as well. I recently bought my mobile home within the park and I couldn't be happier. Michael, the regional manager (I believe) is great! He is always available to help and is actually working on making huge improvements. He is very pleasant to communicate with and is definitely the one to speak to for rapid results and solutions!
      There are so many good things about this place.

      My mother lives at the Vallejo home community. Today we stepped into the office and worked with the manager Luis P. He was the most amazing person to work with treated us like family and with respect compared to the old staff. He took his time and helped every step of the way. I can not explain or express how he made my mom feel and the care he took. Great job hiring him good step in the future of this community.

      First person I met was Chris, sales agent for the park. Terrible service, no return calls after the first call. I made 10 calls to this person and no call back. So if your in the market to purchase a mobile home, don't count on this guy to help you.
      Next person I met was Kimberly, she is the Park Manager. Kimberly don't return calls aswell. Her favorite saying is , do you have any Idea how many people I see or talk to to
      Everyday.
      In closing I give this place a big F for FAILURE. Failure to communicate to a potential customer.
      I would not and will not recommend this business to anyone.

      Don't give these people any money. They will rip you off. Made reservations to stay while my husband was working at the refinery there. His job was canceled and this company will not return any of the money they requested up front even though they said they would because they value boilermakers that stay with them for short term work. It's been over 30 days and all we get is a run around . Can't even get a call back from the cascade community manager that advertise fair dealings and integrity.

      Tall Trees was hands-down the most dangerous RV park we have ever stayed at. That it advertises itself in its promotional material as an "RV resort" is perhaps the grossest if not most illegal examples of false advertising and misrepresentation I have ever come across. What it is is a ugly, broken- down trailer park in one of the worst neighborhoods in Vallejo, California, which is, unfortunately, already, one of the most dangerous crime-ridden, and drug infested cities in the area. A simple Google search on Vallejo, California, or a Google search on 'Should I live or move to Vallejo, California?' Will provide scores or horror stories about living there. Unfortunately, we did not do that research, instead researched RV parks in the general area, and when we saw the words 'RV resort' and some pretty pictures that much have been taken decades ago, we unfortunately went there. Immediately upon arriving, we knew it was a down-and-out trailer park, and the locals certainly did not look friendly, or even particularly safe. But since we had been driving all day, were exhausted, had three good guard dogs in our RV, and that it was already getting dark, we decided to stay. After dark, this place became Drug Dealing Central. I work in the substance abuse treatment fiend so I know what I am talking about. But trust me, you could be someone who couldn't tell the the difference between Crustal Meth and Tide detergent and you would have come to the same conclusion. We got very little sleep because between 11pm and about 3am, I counted no less that 15 vehicles male in-and-out stops of less than five minutes each at the trailer directly next to us. And you know that trailer wasn't selling lemonade. I could see through the windows of our RV similar activity at a number of other trailers within sight.
      The next morning, I met and spoke to a pleasant elderly resident on social security who had been living there for years and confirmed what I had witnessed. She told me multiple reports and calls have been made to the Vallejo police department but to no effect. Again, I am sure the Vallejo police have a lot on their hands, and like most government agencies, are tremendously understaffed.
      We left grateful that no harm had come to us and of course won't be back. And nor should you, unless it's illegal street drugs you're after. But then again, you are, there's no need to stay there, a simple midnight drive-through will show you where the vendor's trailers are.

      Pros: Staff were helpful and neighbors pleasant. Security patrols at night.

      Cons: Not many trees to see as you might think by it's name. The park is located in an industrial area and by the looks of it probably not the best area in town. This is more like your average trailer park with long-term residents living in a mixture of mobile and modular homes.

      We've camped from Florida to California and this is the worst campground we've stayed in. We have a 35 ft 5th wheel. We barely got it parked in our assigned spot because of all the vehicles parked on the streets. Our awning is touching our neighbors slide out. There is a 1 ft strip of gravel between our trailers. The gravel has piles of dog poop everywhere. Our neighbors had a very loud fight our first night. We were disturbed every night by cars with loud booming radios speeding in between their speed bumps. Dogs left outside barking. We have two dogs and while I was walking the I witnessed a dog fight. The laundry room doors had to remain locked shut while I did laundry, I assume for my safety. We were only there three nights. 99% of the people live there. There was always homeless people in front of the park and the park does not have any gates. Our neighbor for only one night was a retired cop. He said it was even too much for him.
