Just because you were unable to identify me as one of your previous clients, it does not imply that my feedback is fake. In fact, I am quite curious as to why anyone would go to such lengths to write such a detailed review if it were truly 'fake,' as you suggested. I believe it makes no sense whatsoever to investigate our identities, considering we are no longer in partnership. Nevertheless, we would like to leave a comment as a former client. Platinum Property Management had initially appeared as a promising choice for us, but our experience with them quickly turned into a nightmare. From exorbitant and unexplained fees to a lack of transparency, this company has left us feeling scammed and frustrated. Based on our unfortunate encounters, we strongly advise against using their services and urge you to explore other management companies available in the market.
1. Unjustified Charges and Lack of Communication
One of the most disheartening aspects of dealing with Platinum Property Management was their constant pursuit of finding ways to charge us more money. To make matters worse, they deducted these fees directly from our rent without even bothering to inform us through emails or provide legitimate reasons and evidence for the supposed maintenance and repairs. It felt like a clear case of dishonesty and exploitation.
2. Hidden Fees and Lack of Consent
In addition to their relentless pursuit of extracting more money, Platinum Property Management introduced numerous undisclosed fees without seeking our permission. It was evident that they were more interested in maximizing their profits than maintaining a fair and ethical business relationship with their clients. The lack of transparency and accountability is a clear indication of their unprofessionalism and disregard for their clients' financial well-being.
3. Profit-Driven Approach at the Expense of Clients
Engaging with Platinum Property Management inevitably resulted in financial loss for us. They were more focused on enriching themselves than helping their clients maximize their property earnings. By constantly inventing excuses related to maintenance, cleaning, and other ambiguous expenses, they demonstrated a complete lack of integrity and a desire to profit at our expense.
My Final Warning Against Choosing Platinum Property Management:
Our experience with this company has convinced us that they are nothing more than crooks seeking to exploit unsuspecting property owners. Their deceptive practices and insatiable appetite for money demonstrate their true intentions - to take advantage of clients and accumulate wealth at their expense. We strongly advise against choosing Platinum Property Management, as they have been blacklisted by countless victims before us. Let's not allow ourselves to become the next victims. Remember, karma has a way of catching up with such dishonest businesses.
In conclusion, Platinum Property Management has proven to be a fraudulent and unethical company, continuously looking for opportunities to take advantage of their clients. Their unjustified charges, hidden fees, lack of transparency, and profit-driven approach clearly indicate their lack of professionalism and integrity. Hello Todd, in response to your lies regarding our property you failed to mention that we found the tenants and was present during the move-in. A move-in inspection was never conducted because Jennifer didn't arrive in a timely manner. The tenants had already moved in. Your claim regarding the tenants filing a statement regarding the condition of the property is a flat out lie just as your claim that a "property representative" took the photos wherein the fake property inspection report states you physically examined the property. Phil never advised us to seek legal counsel, we threatened to sue because Platinum tried to keep the security deposit for themselves while pacifying the tenant in order to secure another rental. During the rental period, it was discovered that the tenant sublet rooms and had two other people living at the residence in addition to the 6 already there. Neighbor complaints revealed multiple vehicles, trash and loud music. With regards to a counter claim, please provide evidence of a counter so that it can be found as it's would be listed as public record. We filed a lawsuit and won because neither Platinum or the tenants contested or even could due to the numerous exhibits, documents, photos, receipts for erroneous repairs, and fake property visit evidence. In fact, Mr. Birhan had already agreed to the charges, but Platinum wanted to hold onto the funds. See the correspondence wherein "we" informed Phil we would seek legal counsel and to place the deposit into an Interpleader with the court. Your response shows why a homeowner should never do business with such an unprofessional company or Platinum representative. You weren't even there so what you say is third-party speculation. I wonder if such a person as Todd even exists. At the end of the day, we WON and we hope that potential customers read this and decide not to let Platinum to manage their property. For the record, the property and therefore all proceedings are in Forsyth county. We aren't trying to rip customers off, so Platinum needs the learning experience.

Phil is actually friendly most of the time, even when we get reviews like this. There’s no reason not to be friendly. If you called us today, we would still be friendly!
On the property visits, yes, our policies have changed since COVID. If a tenant allows us access, business is as usual. We have communicated this to both owners and tenants on a continuous basis as updates are necessary. If a tenant is sick, we have allowed them a grace to provide pictures at our direction. As I’m sure you can appreciate, COVID has dictated changes in policies that protect the safety of your tenant and our property visitors. Most of our property visits have now resumed as normal, but we are still respectful of our tenants concerns where we can be. The response from tenants has been overwhelmingly positive during these tough times and the requirements for tenants to maintain properties according to the lease has not changed.
On the move out, the tenant disputed your move-out charges. Per the tenant:
“When we moved into the Property, it was not in the best condition: the Landlord’s items and trash were still on the premises, which we had to clean and dispose of; the walls/ceiling had several heavy scuffs marks, water stains and nail damages, peeling wall papers were also evident; and the carpet, including the floors, had heavy wear and/or scratches to mention few. This is all reflected in the move-in statement signed by the tenants and the Property manager and the move-in pictures. Demanding we deliver the Property in a better condition than it was received is not only grossly unfair, but unethical taking into consideration that we are being asked to pay for the work that had to be done on the Property to put it on the market.”
They went on to provide additional information and said, “We are hopeful that we will be able to resolve this in an amicable manner and a spirit of cooperation. However, if this is not resolved and our security deposit is not returned to us within 30 days of our move-out as required under GA law, we will have no choice but to pursue further actions.”
The idea that things could be handled “in an amicable manner and a spirit of cooperation” is 100% within the spirit of Platinum’s policies.
At that point, any time there is a dispute between the owner and tenant Platinum must manage both sides per the contracts. We don’t take sides. We manage the process as directed by the decisions and reactions of the owners and tenants.
That said, you chose to file a lawsuit against the tenant. However, you failed to mention in your review that Platinum advised you to seek legal counsel as we felt you had possibly violated the tenant’s rights and could be subject to a lawsuit from the tenant. Unfortunately, when the tenant answered your claim, that’s exactly what happened. The tenant filed a counterclaim to defend themselves and recover damages, including their security deposit.
Nonetheless, based on the counterclaim filed by the tenant and the belief that you had potentially violated landlord/tenant law, I imagine this may be why the suit was dismissed by you. As you are a real estate agent, the tenant could have also filed a complaint with the real estate commission which I don’t believe they chose to do, thankfully.
I do believe had you allowed us to manage this process, all of this could have been avoided.
The other disappointing part of this, is this is one of the last pieces of correspondence we had from you -
“Hello Phil and Amy,
Attached is our notice of non-renewal for the property located at 325 Laurel Oak Drive, Suwanee, GA 30024 in the subdivision of Laurel Springs that expires on May 31, 2021. We appreciate the service Platinum Property Management has provided for our rental.
Since we acquired the tenant and was present during the walk-through inspection, we request to be present during the exit walk-through.”
This reaffirms our service was appreciated, these tenants were acquired/known by you, and you were present at the move-in. It’s disappointing that it had to end this way. Your tenants did end up finding another property with Platinum, so we were glad they were able to move on from this as well. I think it’s important to note that they stayed with us because of our service and fairness, not because we took “their side”.
With property management, most owners and tenants have a mutually beneficial relationship but when they don’t it’s almost always the property manager that takes the blame. We try not to be discouraged by this but instead continue to believe in kindness and our belief that people are good.
Even today, we hold no ill will towards you. We can only hope as time passes you can reflect on this as a learning experience as will we and move on in a positive way. We will continue to wish you our best and you are always welcome in our office.

The salesperson, Phil, is friendly until you sign the contract, and then the attitudes change. I was charged for home inspections wherein they had the tenants take photos of whatever rooms they wanted to send. After viewing the tenant in one of the photos standing in front of the bathroom mirror, I asked Jennifer who took the photos, and she responded that it was a property representative. When I asked why the tenant was in the picture taking the photos, there was silence while she backtracked and said due to COVID, tenants take the photos. So why give me a signed property report if the home wasn't physically inspected, and why charge me for a fake inspection? Lisa Ragsdale told us to conduct our own move-out inspection after the tenants left. The home was left in horrible condition. There was evidence of water leaks, holes punched in walls, and the exterior banister was so loose you could see the nails hanging out. The trash in the backyard was evidence of a party. Platinum did nothing to help us get the security deposit to pay for repairs because they were assisting the tenant in finding another rental. Needless to say, we had to file a lawsuit to recover the funds. That's when Phil's attitude changed as if he was on our side. I would never recommend this shack show of a property management company to anyone. They had the gall to ask us if we wanted to let their agent sell our house for us. If you read Todd's responses Platinum never takes responsibility for anything. If he'd spend more time managing properties than providing frivolous comments there wouldn't be so many one star reviews.

We had Platinum Property manager our SFH rental in Woodstock from Nov 2011 until the end of 2022.
They were okay and never above average up to 2019. It was downhill from that point forward.
Sadly, I missed my window to drop them without penalty at the end of 2021. I figured that I'd give them another year and then leave when the tenants lease expired and I could do so without paying a termination penalty. In hindsight it would have been cheaper to pay the penalty.
The tenant they put in our property in Dec 2021 was the worst tenant we've ever had in any of our rental properties. The tenant was late 10 of 12 months and they were very destructive to the property. It usually took an eviction notice to get them to pay their rent. To add insult to injury Platinum would not pay me in a timely manner. According to Lisa Ragsdale they only do disbursements at the beginning and end of the month. I would usually get the rent due me between the 23rd and 29th of the month.
At one point I asked if they were reporting these late payments to the credit reporting agencies. They told me that they do not report late payments to the credit bureaus. What a shame the tenant gets off free for being late.
We dropped both the tenant and Platinum Property at the end of 2022.
Today is Jan 26, 2023 and I'm still waiting for my security deposit and an accounting from Platinum on how they determined the amount of money owed to me by the tenant for their excessive damage.

Dont go with this company they literally allow many applications for the same house with admin fees 75$ per each applicant and will reject your application by showing some rules which are really a non sense.

This makes sure we are providing our owners the lowest vacancy times and ensures our applicants are diligent in providing us the required application documents. The Atlanta market is very competitive so we encourage all applicants to present a complete application as quickly as possible. For you, we unfortunately didn't receive a response for an updated ID on your co-applicant in time. Your application was NOT rejected, it was simply put on hold. That said, we are happy to move your application to another property in our inventory at no additional cost to you. I used this company for about a year in 2021. I want to start off by saying that my relator was amazing, however, this company is probably the worst company I've ever rented from in my life; They made me feel incompetent, as if I was a liar and a stealer, and they came into my home without my consent. First of all, there were no detailed instructions on exactly how the yard was to be maintained...and while I spent many hours out there pulling weeds, lawn-mowing and gardening, I received 2 separate notices that the yard was not in good enough shape. It would say ridiculous things like "There are branches coming out of the hedges" and when I would check there would be 2 branches hanging out that obviously had just fallen or easily could be cut down.
When they came to do a home inspection, they came when I was not at home and I did NOT give them permission to do so...but my favorite is when I moved out. I told them I would be out by the end of the month and that the cleaning people were coming on the first to clean - but I was out and finished and they could come in whenever. I got a notice stating that because I didn't turn in my keys at the end of the day on the 31st, they were charging me for the entire next day because they couldn't enter the premises.
They did a home inspection without me there. They have keys to the house. What a bunch of BS, then they told me I stole a few things to get more money out of me. Ridiculous, don't ever rent from these people. We don't issue violations (HOA), our property visits are not unannounced (GAR lease), and we don't own these properties so any theft, damage, or holdover fees would go straight the homeowner. Worst property management company ever. The customer service is horrible. Over the years of me dealing with them my point of contact Lisa Ragsdale has not ever been pleasant to deal with. She has the worst attitude and is just flat out rude. It's bad when someone's tone though an e-mail can be felt as rude. Maybe they treat their owners with respect because that's their cash cow, but tenants are treated poorly. More than happy to not have to deal with them anymore.

If I could give this company negative 5 stars I WOULD! They make money on stealing your money for applications. This company is terrible, especially their manager Tiffany Mowbray. They wanted $60 per application (which is normal, but also completely unreasonable for property companies to steal our money like that) and I was told I would have an answer in 4 days. No one communicates with me for 5 days, no one answer calls or texts. When I finally got ahold of the manager, she continued to tell me that it would take 4 days (when we were well passed that) and that other applications took priority over mine. When I asked for a refund since they obviously did not provide a service that was paid for, I was denied and told that I was being unreasonable for wanting my money back for a service that was NEVER provided for me. This company should not only be ashamed, but none of you should give them you're money! My sister is a realtor in South Carolina and realtor companies EVERYWHERE are stealing application money and not approving anyone. THIS PLACE IS A SCAM AND THEY ARE THIEVES. I'd recommend Facebook marketplace for any renting needs, these companies are preying on the working class.

Update - "Rachel S", I never heard from you directly but I do want to address your review. I can't help if you don't reach out. I will say we don't "steal" and we don't "scam". These are unfortunate allegations and are simply not true. In fact the other companies don't either. We all have costs associated with screening applicants but unfortunately not all of the applications can be approved. Between the actual credit reports, the third party operating software, and the actual employee costs, most applications are close to a break even proposition. I do hope that at least helps to clarify but I would have much rather talked to you directly to get your feedback. I hope you were able to find a great place and I wish you well moving foward. As a former renter... I wish I could give them 0 stars.
- Quarterly inspections with you present or not (invasion of privacy in most instances).
- When you need a repairman they will send you over the company to call and a phone number and you have to schedule it yourself.
- Major lack of communication and answers when you need something but if they need something, you don't have a choice it needs to be done now/will get done now.
- If their auto pay system for rent fails, the error message email looks identical to your payment confirmation email. If you don't catch that, they will do everything they can to make you pay a late fee of $200.
As a homeowner, I'm sure Platinum is just fine to work with. But as a renter, I urge anyone to stay very far away.

So we had lived in our townhome for 6 years . Upon move out we were told we did not report a water leak on my daughters bedroom ceiling . We were told they had to fix it or repair it and sent us a bill for $1500! When we refused to pay it they sent us to a collection agency . The funny thing is that same spot was there upon move in 6 years prior and the water leak they claimed they repaired to fix was not fixed and when we asked for a copy of a estimate or a receipt they did not provide any . Now they have turned us over to a collection agency for something that was not even caused by us and they never even paid to have it fixed themselves! How is that even legal!?? I have never been so happy to get rid of this rental agency !!

Sep 12, 2016Previous reviewWell let's see we have now had no ac for over a month and remind you it's been in the high 90s for the whole time . It's been a whole game of the wrong parts being ordered and then having to wait another 10 plus days to schedule an appointment over and over 4 different times , on top of this this is the 5th time we have had to have our ac/heat serviced since we have moved in Jan 2016 on top of many other maintence issues . Kitchen , bathroom repairs . We now have mold in our Bathroom downstairs to what I'm guessing was previous water damage done by former tenets ! All they have to say is "I'm sorry" . Absolutely disgusted ! No one from the office follows up to see what progress has been made , we are always having to call or text to keep things moving in the right direction ! Our townhouse was Definatly not given a inspection prior to us moving in !
