We submitted an apartment in the winter/Spring of 2021 (the last 5 months of an existing lease). Management said they hired cleaning crew to clean before we moved in, but the crew did not touch the ceiling fan blades which were thick with dust. After we moved out they charged us $800 to put in new carpeting... any dirt we may have added was minor compared to accumulated dirt of at least 2 previous tenants, but we were the ones billed. Very unfair.
Also, Entering from and Exiting onto Fruitville Rd (heavy traffic) can be dangerous.

Any issues, they respond immediately and they work with you on any issues, also very quiet neighborhood and renters are very nice and polite.

Overpriced for what it is. Outdated and old. Black gunk is coming out through pipes and they won't do anything about it. They just blame the city saying they can't do anything about the city water! Very disappointed as I pay way too much for this place.

Do not rent here. These people are shady untrustworthy and dishonest. We got tricked into signing a 13 month Lease when we thought we were signing a 12 month lease. Maintenance request never ever get responded to. Spent three months in the middle of summer without AC. Still to this day it is not fixed. Upon trying to move out we were hit with unlawful violation fees and lawyer will have to be called in at this point. Take my advice and the many other reviews advice do not rent here save yourself the trouble.

I was at Heron's run three years. Paid rent on time. Left it in good repair. Office and maintenance staff are great. Bainbridge owner suck. The price got really skewed over time for the value given the black "stuff" that accumulated in stools - had to clean them every 2 days or so - shower heads, etc., the fact I would indefinitely pay the $55/mo upgrade charge for the contact-paper-like floor in lieu of carpet, the plastic sinks in bathrooms that had cracks, etc.
When I was 4DAYS late one time I got an eviction notice!
I left with more than the required 60 days notice and they are billing me for $450 for the additional NINE days that were "technically" on my lease. They did not tell me that would be the case when I gave notice, nor did I get an invoice before the end of the month for a balance like I did every other month. It's not as though I left short of the first year or without ample notice. I'm standing my ground and they are sending it to collections. We loved it when we first moved in but things changed after 6 months. Loved Diana in the office but she left and the new staff are nice as long as you don't walk in with an issue. The dog park is not kept up at all. They never clean it. I was always calling for them to refill poop bags or to empty poop containers. The maintenance guys are nice but it seems to take them a few visit to fix issues in the apartments. The trash compactor was always full by Friday and not empty until Monday. Not a pretty site. We couldn't open our windows because we were afraid they would break. So glad to be out of there.

The apartments started off fine, 2 years ago, but as time went on there has been more and more issues. The price has gone up and the quality down. The maintenance team is HORRIBLE, my main concern really. They easily take over a week to complete anything and often mark requests as completed without even coming to look at what it is. They've done that several times. The wasps are so bad during the summer and countless maintenance requests did nothing. I finally emailed the company because I'm allergic and there were probably at least 20 near the front stairs near the parking lot. My AC went out and it took 5 days in the middle of August to get it replaced. Even with the window unit it was still 83 inside right next to the unit. Also, I've had a termite concern (I've seen solid signs of them) for several weeks and it's been impossible to get an answer on what is going to be done. I've asked the office several times for an update and been told they would get back to me, with no follow through. It's beyond frustrating to have to keep asking for the same things over and over again. Major things too, not just simple stuff.

I lived at Heron's Run for 3 months and wouldn't wish it on my worst enemy.
When we moved in, we were told that the dog park would be ready within 2 weeks or 3 at the most. 3 months later they finally got around to it but frankly, I would never let my dog play there because it was totally flea infested- just like the rest of the grounds. They don't rake the dead leaves, and the 6 inches of leaves along with thousands of resident squirrels makes for an unmanageable problem. They sprayed the grounds once in the 3 months that I was there, and that kept the problem at bay for about 5 minutes.
Apparently, I was the only person to ever complain about the disgusting flea infestation on the grounds here (according to the manager) but when I spoke with neighbors, every single person with dogs had the same problem. The only ones who didn't have issues were using toxic chemicals to keep them at bay. The carpets in each apartment are loaded with flea eggs, and I've actually heard from 2 other people that the fleas were the reason they ultimately moved out.
The apartments are cute, but don't let that fool you.
My advice to you, live ANYWHERE else.

IF YOU HAVE PETS, LOOKS ELSEWHERE!! Their property is flea infested, and they refuse to admit it. All of my neighbors agree! No matter how many flea baths you give your pet, no matter how many times you flea-bomb your apartment, the fleas WILL be back, because they are EVERYWHERE outside! It's nice that they are very pet friendly (because that's rare) but they need to remember what being pet-friendly entails. The staff just brushes these issues off and act like you are the very first one to complain about it, even though every pet owner I meet in Heron's Run says the same thing.
The apartments are set up nice, the grounds are pretty and usually quiet, and the pool is nice. Other than that, I can't say too many other nice things about the place.
If you do decide to rent here, get a top floor unit!! The floors are very thin. I wrote several complaints to the office about the people above me and all they did was recommend that I move to a different unit...even though it was not ME who was making all the noise!!! There are no consequences for noisy neighbors, so you better hope you get put in the perfect unit with perfect neighbors. We've lived here almost a year now and cannot wait to move. When we came things didn't look too bad. The staff are friendly and helpful, I have no complaints there, as a matter of fact their saving grace for the stars, they are on top of things. However we have 2 Chihuahuas and the flea problem is bad, not sure they even spray and if they do it doesn't help much. We already had the apartment sprayed for a flea problem. I am a clean freak so that was hard to take. There are constant back ups in the toilets, the buildings are old. Kitchen and bathrooms are dated, the grounds the past 6 months have been awful, they take great care of the front of the entrance area but once you go past the office the grass is dead, high and unattractive, dirty. The stairways are dirty, had to ask them if they even clean them, they sent someone once to power wash since last year November, still dirty. A bit embarrassing when company comes, for paying $1420 for a two bedroom every month you would think they would keep it up better. The pool isn't heated and because of the trees it doesn't heat up much. The company's saving grace at this point is their great maintenance and office staff and the pretty lake. They should invest more in their grounds and apartments as a company. Living here??? unless they improve the apartments and invest in better upgraded appliances... Clean the grounds, maintain an upscale look, it's not worth the money, they charge enough to be able to re-invest. Sorry. Again, their saving grace? Their wonderful staff.
