We used EPM to rent out our house for a couple years before being able to move into it ourselves. Tiffany and her team helped us feel like our future home was in the best of hands. They were very communicative and helped to ensure that the tenants we had were a great fit for us, and that the tenants felt comfortable in the space as well. If we ever have property management needs in the area, we won't hesitate to use EPM again.

Every time I take a shower I'm reminded of how inept this company is. We used them to rent our place out for two years. It should have been a red flag when Brian forgot the key half the time he went to show it. They called and asked if they could get quote on rodent control since there might be mice. I said yes let's get a quote. I forget all about it then notice 6 months later a charge for almost $700 for hiring a guy to put a bunch of the cheap wooden traps around. Told them I never agreed to any service and they fought me on this
We gave them several months notice on coming back and were delayed because all the cleaners were weeks booked out. Terrible planning
Back to the shower. There was a leak in the handheld attachment to the shower. When we returned we saw a plumber came and replaced it with one attachment so now that handheld won't work. When we asked they said "because the renters never used that". So they didnt return it in same condition we got it but we were so over it by then it wasn't worth it. I could also go into how long it took them to do anything involving home warranty repairs when we had to do one immediately upon return and had it done in days. As a renter, we have almost exclusively been with private landlords. Moving back home to Bend Oregon we went with a property managed by Elevation Property Management (EVP), and the entire experience has been stellar and beyond compare. From the initial contact with leasing agent, Braun. She is fabulous. The ease of application process, the communication from the team, the portal process, the follow-up, the maintenance support (Brad is great), move-in processes, and so much more... I could not recommend EVP more!! Solid 5-stars!!

place was run down and we had do repairs ourself.
I had to fix toilets and doors locks and all sorts of stuff never got paid back
and they kept alot of out money /deposit
for cleaning fees !?!?
The place was filthy when we moved in and clean when we moved out .

Hi Travis,
I have also emailed you directly to see if we can discuss these items together privately. We are disappointed to hear of your frustrations. To be honest, we were a little confused where some of the feedback came from. I wonder if perhaps you were mistaking us for the landlord who first managed your property before we took over management last spring? You mention having to do repairs yourself such as fixing toilets and door locks. On our end, I see no maintenance requests or communications with you to indicate these were matters that needed fixing. I see various other maintenance requests involving repairs around the home that were promptly addressed when we sent out a plumber, handyperson or HVAC technician. We are aware the dishwasher was rendered unusable in late November and we had to have a part ordered for the repair, which took longer than anyone wanted and we are very sorry for that. I hope you can understand this process is out of our control, and appliance repairs are taking longer than usual across the board right due to severe manufacturing shortages. I do see notes that indicate the part arrived in January and the vendor attempted to schedule the repair with you, which was declined as you requested to wait until you moved out.
You also mentioned the home was not cleaned when you moved in. Again, we were not the property managers at the time you moved in, however we were provided with copies of your original lease which included a unit condition report. In this report, nearly all items listed are either specified to be in "Good" or "Excellent" condition. This report was signed by both you and Christina on 2/23/22. In the inspection we did after you moved out, the home needed cleaning in the following areas: stove / oven and drip pans were caked in grease, as was the microwave vent; inside the dishwasher and the dishwasher door / racks were covered in food spills and stains; all window tracks were filled with dust and debris, all floor surfaces needed sweeping and mopping; stains on tile floor of laundry room, and cabinet drawers needed wiping. A copy of that inspection report with photos included is in your online portal. I apologize if you feel the cost for cleaning is too high, but please know we do not make any profit off of cleaning bills, they are straight pass-through charges for what the cleaners charge. We've worked with the vendors we hire for years and feel their pricing is always fair and competitive.
Finally, you made a comment about us being a "Cali business" trying to take advantage of the rental crisis in Oregon. I'm really unsure where this comment came from so again I'm wondering if you are confusing us with the previous landlord. Our business is based in Bend, we all live with our families and only manage rentals here. I personally have lived in Central Oregon most of my life and so I truly don't understand where this accusation came from.
Given all this, I would respectfully ask that you reconsider your review. We started this business because we wanted to be different from other management companies and show tenants they are valued and heard. We take pride in trying to be caring, considerate landlords who take care of tenants and homes. If there was anything you felt was not cared for while you were in the home, I wish you would have expressed that to us during your tenancy so we could try and resolve the issue and make you feel more comfortable.

Nice folks, but really didn't care about doing a good job - focused on what was easy for them, and not best for me as the property owner. Needed constant direction and placed a really bad tenant in the property - not sure how much was their miscommunication with the tenant vs just placing someone who complained about everything. I own $10M+ of residential real estate across the country and was really let down by the lack of partnership or thoughtfulness from EPM.

We're disappointed to hear this feedback from our time working with you. We have a slightly different point of view. The rental we managed on your behalf was located directly above a short term rental that you own and manage with another company, and that created a lot of challenges. From our perspective many of the tenants' complaints were justified: the parking situation was a continued challenge despite attempts we made to communicate with the vacation rental manager that the garage parking was strictly for our tenant. Multiple times our tenant was completely blocked in and unable to leave the home by vehicle because the downstairs renters were illegally parked there. This caused severe inconveniences that we felt helpless in our ability to solve. Additionally, there was a continued pattern of the nightly renters bringing dogs who were left unattended for hours and therefore barking nonstop. We witnessed this ourselves on multiple occasions when we were onsite and informed you that it was presenting an issue with trying to rent the unit. Many prospective renters toured the home with us, heard the dogs barking downstairs and decided to pass because of their concern of noise. Since the tenant we managed worked from home, this was especially a disturbance to him. We realize this was the first time you'd had both units under different management and likely that was the partial cause for some of the issues that could have been easily solved had there been a single manager for both units / tenants. That said, we did the best we could by updating you and the other property managers of these concerns before they escalated to the point they did. Ultimately we chose to terminate our contract with you because we did not feel this type of housing situation was appropriate to host both a nightly rental and long term rental under one roof. We are disappointed the situation didn't work out differently, but we do hope your future plans with the units work out and wish you the best of luck. - Steve M.Ocean City, NJ1561Nov 2, 2021
We had worked with Tiffany and Brian for 3 years as they helped us rent out and manage an investment property here in Bend. We've now moved into that property, so we are no longer clients. We cannot speak more highly of EPM. They are extremely responsive, professional and communicative. We can't tell you how many firms we called for quotes that simply didn't respond. Period. If you're a busy, professional person and you are looking for a peer on the other end for your property management needs, EPM is your one and only choice in Bend. From day one (when our tenant had a sewer backup, yes ... you read that right) through to the very end when they secured a much higher rental rate than we expected, we've had nothing but 5 star service

We rented from Elevation Property Management for about 3 years and can honestly say after being renters for over 13 years together, we have never worked with a better property management team!
We moved from out of state, never before even visiting Bend (which was a little nerve-racking) but Tiffany & Brian made the process SO easy for us. Within hours of completing their online application, Tiffany contacted us and did a video walk through to show us the house so we felt confident knowing we weren't moving into a random shack.
Over the years, they always responded to our questions and any service requests promptly. I'm a tech nerd so I greatly appreciated the time EPM took to build a clear, easy to use website complete with a tenant portal that made paying rent and submitting service requests a breeze. They were always transparent with us about mid-lease inspections and took care of all the communication with the owners.
If we ever find ourselves needing another rental in Bend, we will be going back to Elevation Property Management!
