Very professional & efficient process to engage their services, conduct the inspection, and provide the inspection results. Very thorough inspection & well organized report. We've had several home inspections done in the past & this by far has been the best experience. Definitely recommend Chattanooga Home Inspector if you need a home inspection done!

Look no further than Chattanooga Home Inspector! This was our second time using CHI. We had such a good experience with them the first time, it was a no brained to call them this time. We were able to attend most of the inspection. The inspector went out of his way to point out the pluses and minuses of the home and answer our questions. Buying a home, especially a 100+ year old one, is a huge decision. Using CHI is a great partner in helping you feel confident about your decision.

WOW! What great service!!! Super friendly, knowledgeable and efficient! Kylee at the office was very helpful and responsive. Scott was very thorough and knowledgeable. He took the time to listen to our concerns and answer our questions. He also took the time to call and explain reports we had ordered and ask if we had any questions.

I am currently in escrow selling my home in Chattanooga. I am on my second escrow as the first sale fell thru due to financing. I want to tell you guys reading this to STAY FAR AWAY from this company.
Because this is the second escrow process, this company has come out twice to do a "home inspection". The first inspection was just over a few weeks ago.
The first inspector (A male, not sure his name) did an ok job. He claimed some things on there I would disagree with but overall, no big deal. The problem arose with this company when they sent out another inspector for the next deal (A female, not sure her name). She came to the house and claimed we had MAJOR foundation issues. Now, if you have ever sold a house, when the inspector tells the buyers that there is major foundation issues the first thing they do is walk away from the deal. Saying major foundation issues is an INSTANT DEAL KILLER. Now, I knew she was full of baloney and had no idea what she was talking about as we have had no foundation issues while living there. The buyer was going to walk from the deal costing me money, making the house unsellable as I would have to disclose this to the next potential buyer. I was forced to hire a structural engineer out of my pocket to inspect the foundation. He FOUND NO ISSUES with the foundation and sent us a clean report. The sale is now processing thru.
I am writing this because of the complete lack of knowledge of this inspector who nearly cost me my sale and did cost me 350.00$ for the structural engineer to come out. It is not uncommon for inspectors to be clueless on certain aspects and if you claim certain items are bad in the house with no evidence you are fraudulently lying. Inspectors regularly get sued in civil court because of the drastic effects the inspector has when they claim false things. Either this company needs to be sued or this inspector needs retraining. I have spread the word to my agent who will also be advising against using this company. STAY AWAY if you want your house sold, with an HONEST inspection. Great experience. Our inspector took the time to explain everything to us and made sure we understood how the process works. Extremely detailed report helped us negotiate with the seller. Very satisfied with the service. Totally worth it.

Joey was great, however some minor things that he didn't check costed us after we moved in. The fire chimney was not tall enough. The expansion tank on our water heater and the water pressure reducing valve were both busted (causing a leak in our kitchen causing us to rip up our flooring and replace it). Thank goodness for our home insurance. Very disappointing.

I am so sorry to hear you've had some issues in your home since our inspection in 2016. Unfortunately, things can happen over time that we aren't able to predict as a home inspection is a snapshot in time. We always include up close pictures and details in our reports to show the items you're describing were in proper operating condition at the time of the inspection. As a first time homeowner, Joey made fiancé and I went through everything with us and made us feel at ease. He answered all of our questions an even explained how to fix some items in the house. Will definitely be going back to them again!

CAUTION: Don't buy a used home (even 2 years) if you can't attend the inspection personally and the final walkthrough. I didn't because I'm 74, handicapped, lived across country and didn't have a covid vaccine. Our realtor attended and gave the ok at walkthrough, but builder and inspector were not responsive to our written complaint that a licensed contractor had agreed our windows had inadequate flashing and interior home window damage visible in Jan. when daughter arrived. Damage in the thousands $$$ Builder was Will Morrison Construction and TN liability is only 1 year! We paid full asking price and they know we can't make them do what they should, so they wouldn't even come to look or answer the letter. Inspection didn't address condition of windows inside or outside. They claimed difficult to see due to personal affects in the way, but that wasn't true of the kitchen and back door windows or the flashing on the outside of the home. It appears they don't want to offend the builder, whom we were told by next door neighbors had the same issue with windows from Will Morrison Construction. Yet he has the nerve to have our home on his ads! Cahoots? Lack of ethical or moral consideration for new residents? My only legal recourse is for items in the contract, which if I do enforce, my new neighbors may be unhappy because they were friends with the previous owner who wouldn't admit there was an issue.. So, BEWARE! See sentence 1 above. And don't expect your realtor to identify issues at an inspection or walk-thru, as they can't be held liable; go yourself or put off the purchase until you can attend yourself. Use a different Home Inspector and don't buy a home with windows by Will Morrison Construction. Sandy Bayles
