      It is always worrisome when any business changes hands. Not to worry here, the new owners have continued to provide an excellent experience. The rooms are interesting and warm. The location is tremendous, do walk to get dinner, the few minutes in the cold helps settle to much dinner. A wonderful place to take your wife for an anniversary.

      My husband and I had a lovely weekend getaway to KPT and thoroughly enjoyed our time at the 1802 House! The inn was cozy and charming, and Eileen and Carl were gracious hosts. They really take pride in their B&B, and it shows.

      The property itself is well-maintained and beautiful, the rooms are cozy have everything you could need (and a fireplace which was lovely!), and the amenities throughout were ample. There is coffee and tea in the main dining room for any time you might need it in addition to water and a few snacks they had as well. There is an outdoor seating area with a fire pit to relax at and some nice common seating areas as well indoors.

      The breakfast is really the shining star of this B&B, bravo Carl! Each morning we were treated to a three course breakfast in the dining room served by Eileen with fresh juices and coffee/tea. First a pastry, followed by fruit, followed by a main dish - each morning was truly spectacular! They also have a small outdoor dining area with heaters during the nicer months.

      Last but not least, the location of the inn was perfect! It was a quick walk into town, and only a stones throw away from the free public parking lot.

      Overall, 1802 House is your place to stay when in KPT! Beautiful inn, wonderful hosts, delicious breakfast, and a perfect location! Truly a gem!

      We stayed in Kennebunkport after visiting Acadia and Bar Harbor and chose a bed and breakfast to relax for a few days. It was PERFECT. We were able to walk into town, Eileen and Carl were wonderful hosts and their restaurant recommendations were delicious (Earth at Hidden Pond and Hurricanes) I can't wait to go back. Thanks for having us!

      A B&B at its Best

      My husband and I stayed at 1802 House Bed and Breakfast, in Kennebunk, Maine. The owners, Eileen and Carl, are a couple who are from England. (I loved their accents, which I imagine to them, it was actually me with the accent). They were extremely attentive hosts who always found the time to chat. This amazed me since they are very busy throughout the day. Still, I never felt as if they were doing their job. It felt more as if they were new friends. As a matter of fact, when Eileen noticed that my husband and I both use canes she changed our room from the 2nd floor to the 1st floor.

      The house itself is lovely, luxurious but also pleasantly quaint. All the rooms, (I admit I peeked), were beautifully decorated in an elegant early American look. It sits right next to a golf course with an amazing view. While there, you could usually find me relaxing in their private garden while reading a book. Talk about a peaceful experience. And, last but not least, the homemade breakfast is amazing, something special and different every day. I promise you that this is a five-star Bed and Breakfast at its best. I hope you will get to visit. If you do, please give Eileen and Carl, my regards.

      This B&B is beautiful, warm and delightful. The location is perfect, just outside the busy center of Dock Square and close enough to walk to restaurants and shops. The proprietor's are very welcoming, friendly and lovely hosts. The food was fantastic as well. I will definately return for another stay and recommend the 1802 House to everyone!

      We only got to stay at this lovely Inn for one night as it was the last night of our vacation to Maine. It took us an afternoon to get ourselves oriented in Kennebunkport, after which we realized how close this B&B was to town, a less than 10 minute walk.

      We had wonderful service when we needed it including a restaurant recommendation, checking us in for or flight, and a great 3-course breakfast. I was still so full from dinner the night before and couldn't eat it all.

      Our room was small but comfortable with a recently renovated bathroom which was very nice. The whole Inn was quiet for the entire evening. Next time we're in town we will definitely stay here again.

      If I had never stayed at another B & B anywhere else, I think I would have thought that this one was aces. And make no mistake, this one is lovely. There's enough cute and kitschy decor to satisfy any and all foggy Maine weekend gettaway desires in George and Barbara Bush-land, and the guest house is actually from 1802, which can make you feel like a little patriot. You half expect to see bonneted chamber marms swishing about with warm bed stones. The innkeepers are warm and well-versed in the area, there's a nice variety of boardgames, and the house is exceptionally located and easy to find.

      That said, I have a short laundry list of suggested improvements:

      1) The guest book in the bedrooms is a little weird. We all know why we come to a B & B and we all know what we do there. To flip through the thick, embroidered pages and read all the happy notes from Terry and Bruce, Jessica and Chris, Betty and Biff, what have you, and then glance at the bed--at once so innocent in its Chantilly lace, yet so deeply defiled--is a dose of reality that is not entirely necessary for a weekend away.

      2) A mini fridge in the bedroom would be most appreciated for water, strawberries, leftover dinner, and our brought bottle of wine. We appreciated the corkscrew, though.

      3) The jacuzzis are essentially two-person tubs--no complaints here--and are delightfully complemented by warm tiles, but we had some slight drainage issues. Again, an unwelcome reminder of those who came before us.

      4) Please don't make us all sit together during breakfast. Which, I should add, was totally delicious. Jay whipped up some delightful breads and omelets, which were served timely and with great care. The thing is, though, breakfast starts at 9am sharp, and you're all served together, so you have two opportunities to feel like a bit of a tool: first is if you're late and holding everyone up; second is if you're too tired, blissed out, or grumpy to make conversation with the folks sitting around the table with you. This is not to say we didn't have some delightful conversation with other couples, but in our ruder-leaning moments, it would have been nice to have a choice.

      As with Kennebunk in its entirety, this place is completely worth your time and consideration...just not too much of either.

      This is an excellent inn! Terri the inn keeper is lovely and has done a wonderful job renovating the inn. We stayed in the Sabago suite, which is well appointed, spotless, and extremely comfortable. Breakfast each morning was a delicious three-course meal with plenty of fresh coffee, orange juice, and tea imported directly from London.

      With a lovely, secluded spot, it was nice to have a short, easy walk into town. Terri's recommendations and directions to various beaches and other amenities were great. We couldn't have asked for a better experience.

      What a great weekend! Teri, one of the owners, makes you feel welcome and truly wants you to have a great time in Kennebunkport. The breakfast was phenomenal. The inn is just a short drive to any of the local beaches and is about 1/2 mile walk to the local shops/restaurants. It's close enough to walk to the restaurants/shops, but still feels secluded and peaceful. Teri's recommendations are spot on! The size of the room was sufficient, but we did love the bed and the heated tiles in the bathroom. We'll definitely be back!
