Anyone who has looked for a place to live in LA the last year or so knows what a nightmare it can be. That why when I came by Waterstone, I was FLOORED by the team that was waiting for me.
As soon as you pass through the front gates and walk inside the very welcoming leasing office you are immediately greeted by a Nicole and her wonderfully genuine and kind smile. Then come the management team, Manager Ashley and Asst. Manager Shannon are HANDS DOWN the two best property managers I have EVER worked with, and I've been bouncing around apartments all over LA for 15yrs.
I was recently going through a rough spot in my life, and desperately needed somewhere to live. Ashley and Shannon treated me like family from the moment I arrived and made it there personal mission to make sure I had a place to call home, helping me every step of the way with empathy and love. Truly guardian angels watching over their tenants.
Now, as for the complex. It's gorgeous. Seriously.
I saw some less than stellar reviews, but those are clearly from before Ashley and her team took over earlier this year because this is one of the coolest apartments I've seen! From not one but TWO fitness centers (one indoor, one outdoor), a huge pool and hot tub with tons of outdoor seating AND EVEN an outdoor shower to rinse off. Then there's the exquisite community center for any type of party you could ever wanna host. There's even a DOGGIE PLAYGROUND ON THE PROPERTY!!
The apartment itself is spacious, with more storage than I've ever seen, and all the appliances you'd hope for. Multiple laundry facilities on site with sooooo many brand new machines. Amazon lockers for every building and parking included.
If it sounds like I'm singing praises for Waterstone it's because I am. I never thought I'd be so lucky to find a place like this that I could afford, but Ashley and her team made it possible.
And even more exciting is that they're revamping so many things around the property to make it EVEN better.
I'm so excited to call Waterstone my new home!

We had to move out because of personal issues. The positive topics of the place was the friends and neighbors we were fortunate enough to meet. That's really it. We never felt safe there and there is hidden fees and collections feom management that was never explained or mentioned to us. Only from a collections agency (if it's legit) and it dates back to September 2022???????? Sneaky , sneaky. We will get to the bottom of this. It is very hard to trust this place. We only gave it 2 stars because of the friends we made and because of the maintenance man.

My time there was okayish, but I definitely felt like constant construction during my years there was a major annoyance. Strange that the building complex design is in the shape of a Swastika. Just look at it from above using Google Maps

If i could leave 0 star review I would. I came to tour this complex well over a month ago and i was forced to immediately give a hold fee of $300+ for an apartment i was yet to be approved for. I was told if i wasn't approved i would get back within a few days. A week went by after receiving notice i am not approved and still nothing. I had to call 10 times to get someone to actually pick up the phone; they told me the refund was being processed and that i would receive it in a few days. Another week went by and still nothing. Had to call 5 more times for someone to pick up and then was informed it was now going to take 21 business days to receive it. Come to today and it has been 31 BUSINESS DAYS!!! I WANT MY MONEY BACK!

If they had an option for zero stars I'd give this place that! Unfortunately I live here and the car gate never fkn works, there's been many many times where there's a huge line of cars waiting to get in bc none of our clickers work and yet they don't fkn fix the problem, instead they give the security one so that he can open it but he's only here late at night, wtf. There has been MULTIPLE times the police has been here and they don't and have NEVER informed the residents abt anything. Even when there was an armed man who barricaded himself in one of the apartments here, they still didn't mention anything to anyone. This place is so unprofessional, there's dog shit everywhere, even though there's free poop bags throughout the complex. The "remodeling" is all Mickey Mouse....even one of the maintenance guys told me that. I can't believe how much rent is at a place like this, ridiculous. I would never recommend this place to anyone.

This complex has gone completely downhill. Previous staff and tenants are leaving the ship like mice.
They tear up the grounds constantly and change entrance codes with no warning. When asked, they say they didn't KNOW that the installations were even happening. How can a property have no idea who is on site and what work is being done?
Washers and Dryers are constantly broken.
The garbage areas are atrocious and it looks like a literal dump - most of the time. The excuses flow and the apologies and alerts don't.
The grounds are completely full of dog feces. Although the property participates in a program called "Poo Prints" and asked all tenants to participate by saliva swapping their pets, there is no evidence of effort to keep the dog park or surrounding courtyards clean.
A few weeks back the entire property had trenches dug into it and not one notice was given. It's still filthy and strewn with trash from both this "work" and from not picking up afterward.
We are moving out end of this month - as quickly as possible. We've lived here 3 years and pay premium prices for a dump. Michelle, Becky and maintenance staff have all left. We shall follow. When staff and tenants start fleeing en masse, it's time to pay attention.
Staff have made it abundantly clear that they don't care for the property or have any pride. Tenants cannot care more than the management.
I have read the other reviews and am ready for the shady dealings that are sure to come next upon moving out. However, I'm up to the task and they've met the wrong person if they think they're going to avoid responsibility.Helpful 6Thanks 0Love this 1Oh no 0Business owner information

I lived here for 3 years and a half, and ever since the management changed, I could not get them to email me back or even pick up phone calls when I need to reach them. After I moved out, it has been more than a month, still no deposit, emailed twice, no response, called around five times, no one answered, and I got a hold of them ONCE and someone said they will be in touch but of course they weren't. I don't understand why they even have an email address when they are not going to respond. Whenever I call asking if they received my email, they ask me when I sent it, and when I tell them the date, it seems like they scroll through a bunch of emails and finally find mine which they never read. Don't live here unless you don't want your deposit back, and when I was there, they never got around to fixing the additional charges on the tenant website. Whenever I would call, they would tell me oh "IT needs some time to fix it we will soon" and after months, they never fixed it and I just had to bring it to the office in person every. single.month. I was promised an email of invoice from moving out and my security deposit, which they told me I would get after 2-3 weeks of moving out, and yet I am still waiting for my deposit, trying to reach them but they never pick up the phone.

I've been living at Waterstone for over a year. The apartment and amenities are nice, well maintained but the front office is horrible. They are so unorganized!! We requested a second parking spot as soon as we moved in, since street parking is non existent. We were supposedly on a list. My wife and I have been calling every month for the last year to get an update on where we were on the list. We were supposedly moving down on the list according to the front office, but now we were told that we were never on a list. Cmon, get it together! Asides the front office, the maintenance team I s amazing! Those guys are the back bone of Waterstone.

Another issue with this place that I have heard from past tenant experience is the lack of transparency in receiving your deposit. Sure enough, I now understand what those previous tenants went through. Anthony is one of the rudest, most unprofessional people you will come across here, it's surprising that someone like that is working in a leasing office with potential new tenants and in Customer Service. I called the office yesterday to get an update, per their reply to my first review, and upon asking to speak to Michelle, he didn't put me on hold (intentionally or purposely, who knows) and I heard everything he said to their manager, Michelle. Added bonus for transparency I guess! The unprofessionalism is just flat out sad. Michelle was sweet and apologetic -- hopefully she will be able to help turn this place around and shape up her assistant's attitudes. So sad for a place that was once beautiful and could have so much potential with the right people running it.

Secondly, a year and a half later, we are so happy to have left. I am going to be 100% honest here as I would want to see a review like this prior to making my decision on signing a lease here. On paper, this place sounds great - gym, pool, dog park. In person, it's nothing that you sign up for. The gym is not maintained and the equipment is constantly broken, and during the summer months, the AC suddenly stops working. Since we moved in during the summer of 2020, the pool lounge chair cushions have been non existent, and more than half of the chairs are broken. The dog park and overall complex grounds are infested with dog feces, which is surprising considering there are pet friendly stations throughout the complex for tenant use. The complex uses a "poo print" technique to supposedly fine tenants for not picking up their dog poop, but I believe this may just be a scare tactic, or perhaps more than half the tenants here are getting fined. On the bright side, you can always rely on the maintenance guys, as they always pull through. Also, there are some tenants who live here who genuinely put a strong effort in taking care & maintaining this complex, in comparison to the leasing office. I was so grateful to have met those tenants and been neighbors with them, but unfortunately it takes a village.
Overall, one of our main reasons for leaving is that the community here doesn't care to keep their grounds clean, and neither does management. For example, children urinating on one of the waterstones in the courtyard. Additionally, garbage and large pieces of furniture are constantly piling up outside of the dumpster. Trespassers make their way into the complex very frequently, and security seems to not exist, although the complex will continue to share their phone number, which doesn't seem to work. At this point, anyone can live here now, which is a bit frightening.
Oh and watch out on exterior views as you might have to deal with tenants that will scream and fight all through late hours of the night and play loud music in their cars. I had higher hopes for the Waterstone, the place has a lot of potential but due to poor management and the lack of tenant accountability, this place is a trash shoot. I would give this place 0 stars if it were possible. Management has no idea what they are doing, apartments look nice from outside but needs renovating on the inside. I lived here for 2 years and the management team has changed twice since. Michelle and Becky are racist and it's unfortunate. Chatsworth is beautiful so get an apartment anywhere else!!! My deposit was never given back to me and I was charged with things that made absolutely no sense. I was mailed a PACKET OF BLACK AND WHITE PICTURES of "damages" that were there the entirety of the time. Beware.
I contacted them many times before writing this review but they ignored me completely. There were instances where I used a different number to get through and was able too. Just a heads up, keep EVERYTHING documented and if they say something regarding charges make sure you write it down on paper because they will say that there is no proof of it.Helpful 3Thanks 0Love this 1Oh no 0Business owner information
