Aug 15, 2022 - Units are not move in ready. No shower head. Broken tub faucet. Management says they have 30 days to repair per lease.

Upon move-in, I found my apartment with the door wide open, trash everywhere, and broken blinds on the ground. The air filter looked like it hadn't been changed in years, and the air conditioner barely worked due to the ill placed vents throughout the apartment. There is NO FAN IN THE LIVING ROOM like they promised. I had to live with standing water in my washing machine for two weeks when it broke because it was not considered an "emergency". I requested maintenance on this issue three times and called the leasing office twice before it was finally fixed. I had to turn my faucet off in the kitchen because it would not stop leaking and they took them two months to fix it. They also repainted literally every surface in the apartment, INCLUDING THE BATHTUB, which made it so sticky that it would pull apart rags if they were left out to dry. I cannot stand it here and i can't wait till move out day.

We're just college kids, so it makes sense that they'll try to f*** us. Just wish they'd be up front about it... Take a deposit and then keep it like every other slimy apartment, but nooo, they prefer to charge you random fees after you leave based on language buried so deep you'll never have seen it (not even in lease, another doc). If for some reason you decide to live here just take tons of pictures and have the maintenance people come for every tiny thing because they WILL charge you when you leave. So I'd keep looking.

Recommend living elsewhere. Cost is WAY more than rent and won't get fixed.
Resident going on 2nd year, and I recommend potential residents look elsewhere before signing a lease here.
Here's why, the apartment complex has been bought by a corporate entity (who will likely reply to this review and say something like they're sorry for their poor service and contact them. I probably won't be contacted.)
They nearly coerce you to renew a lease, threatening to raise your rent every few weeks until you renew. They raise your rent a few times before you even know it, or have time to look for new places. They do this before many rentals are available elsewhere (probably on purpose). Expect a much higher rent in the future.
They have antiquated AC units and they do nothing to maintain or improve them. Anticipate an electric bill of over $100 a month for the single units and over $200 for the summer. Add that to whatever they quote you, because they'll lie and say electric is much less. DON'T BELIEVE THEM. They will also refuse to fix your AC beyond adding more freon after every work order.
They do not respond to residents, and run the mantainence crew so thin that they end up not being able to respond to work orders, or don't know what the problem is so they aren't equipt to fix it. Managers are nowhere to be found at the complexes and workers can't do anything without a manager. If you have an issue, expect it to be ignored.
In summary, do not sign a lease here unless it is a last resort. The management is atrocious and the complex is outdated. Should I start out by mentioning how they withheld an absurd amount of money from my security deposit for damages which were either non-existent or existed before I moved in, or should I begin with the management illegally towing my trailer and breaking the jack in the process along with bending the trailer's axle despite the agreement from day 1 that it could be kept on premises as my second vehicle?
I would venture to guess that since the trailer is my problem, the reader of this review is most concerned with the security deposit. Let me start off by saying that I understand the buildings are 35+ years old (built in 1985), but the apartment was uninhabitable. I had to remove all of the mold that was growing everywhere, scrub all of the dirt and mildew out of the shower and kitchen, and eradicate all of the cockroaches and other insects that were crawling around my apartment using my own money. It was repulsive. Not to mention the air conditioning unit never once worked right despite my numerous maintenance requests that were never resolved. I would consistently receive electric bills ranging between $140 - $200, even when I turned it off in the winter months.
Despite all of these conditions, the management had the audacity to charge me for cleaning (which I had spotless the day I moved out), the broken kitchen drawer (which was broken from before I moved in), and repainting the walls (which pin holes used for picture frames is legally allowed under Texas law listed under "normal wear and tear" - see Tex. Prop. Code Ann. § 92.104. and § 92.001(4). for reference). I tried contacting them several times trying to dispute these charges and sent them time-stamped pictures from my first day as proof, but they conveniently "never received any of my emails" and would consistently dodge my phone calls. By the time they finally did decide to contact me back was "coincidently" when the apartment company had already sent the check to me with the charges deducted from it at which point there was nothing that could be done to correct the amount. If I didn't have to move halfway across the country, I would have 100% filed a lawsuit.

This is one of the worst apartments in College Station. Do not live here. They are building new apartments all over the area so go anywhere else. The main problem is the management. Management will lie straight to your face. If you do live here, get everything in writing and memorize the lease. Maintenance is not any better. The appliances are outdated. Management doesn't let maintenance fix anything, if they even communicate to them at all. If you think you have a good maintenance guy, they will probably fire him soon because he'll cost them to much to fix your broken appliances. If you like management for some insane reason, they will be replaced shortly too.
A few examples of this place:
The neighborhood is a little sketchy at times. A bike tire and 2 bike seats stolen so far.
When I moved in to my new unit, the apartment was filthy, cat vomit all over the carpets from the previous tenet and nail heads sticking out of the carpet. There was no ceiling fan. Other units, including the model have ceiling fans. So after a month of battling management, a fan was put in the common room and the electricity bill went down $100.
The dryer takes 4 or more loads to dry. This is for a small load. So if you need something washed quickly, maybe try washing and drying one article of clothing so you don't have to wait for hours.
The dishwasher broke after barely working to begin with. The maintenance man showed up Monday and agreed it needed to be replaced. He never came back, so Wednesday I called the office, they had no idea about anything - shocker. Later they told us we needed to come home to put the dog up so they could replace it. We did this, never showed up. Takes him two more days.
The air-conditioner breaks very often because they do not change the filters every month like they are supposed to - again shocker (they will tell you they will, check, because they don't. Also, they are so cheap, they use old filters they ordered that don't even fit in their AC units.They fold it in half and cram it in). I had a window unit in for this reason. A week after the dishwasher incident, we come home and our window unit is gone. The manager claims to have no idea why it's gone. She says that shouldn't have happened but does tell us that corporate has a new rule about no window units. That's ridiculous, but fine, it's the lease. A notice would have been nice (Oh but that's in the lease too, they don't have to tell you). The next day, we get the unit back and the manager, like the rest of them in the past, had lied. She knew exactly what had happened and was extremely rude about the whole situation. Also, they had no problem going in and holding down my dog to do this when they couldn't go near her for the dishwasher. She is extremely friendly by the way.
After this last case, we had enough and are moving out at the end of the lease.
Don't live here. You have more important things to do, like school and work, than to deal with rude, two-faced people at this complex. Not to mention, there are no upsides besides being somewhat close to campus.Helpful 0Thanks 0Love this 0Oh no 0 - Morgan B.Bryan, TX5347Aug 23, 2017
I honestly wish I could break my lease today. These apartments are a ripoff. I pay $200 over the current leasing price for a 1x1 apartment as well as a ridiculous $10 monthly pet charge for a place that has no pet amenities except for a rundown fenced area. Not to mention, I pay almost $200 a month for electricity overcharges that I have to constantly contact the front office about in order to get the overcharges credited back to my account. The weight room is the only decent amenity offered and the whole place is in need of desperate renovations. There are so many nicer places being built around college Station so definitely don't live here unless it's your very last resort.

This place is very convenient and decent for college living. There are space issues in the apartment for basic stuff, like silverware, but overall is the rooms and living area is good.

This place is great! :) I love that the bus stop is so close to my apartment since I like to take night classes I dont have to worry about walking alone in the dark to find a bus stop.
