Horrible management unprofessional and money hungry. They bill you for unnecessary things and they will call you an idiot to your face. Antonio the office manager there is out to get your money do NOT LIVE HERE!!!

Please do not live here place is horrible to live in staff is rude and careless they do not care about your needs and to top it off homeless people all over the property and the apartment management does nothing about it if I can give zero stars I would. You were warned !!!
Jun 28, 2022Previous reviewI moved here from east coast thinking this spot was perfect with the location and price WRONG. THIS PLACE IS A SCAM. they over charge your rent and utilities they are not friendly they are unprofessional and I also lived here and they did not have running water. Run as fast as possible from this place and do not look back. The management customer services is next to nothing I don't even think they know what good customer services is. As someone in customer service for years the way they treat people is disgusting and they are just money hungry. Not to mention all my amenities were closed. My pool, movie threaten, hot tub all the things I would have loved to do with friends closed! And they still charged me for them lmao wish I can give them below a 1

My daughter has lived here almost a year.
Things have been great
Until the new management came in
Now it is not news that they plan on kicking all the students out, remodeling all the units and sell them to business professionals
Though could they let the kids still here for a few more weeks live a dignified life until their leases are up?
This trash has been building up for 4 days.
It smells horrible, there are bugs crawling in it

DO NOT PUT YOUR STUDENT IN THESE!
This place is managed like it is run by kids on work study. The hours of operation are dependent on whenever people want to show up. If you dont arrive exactly on time to get packages nobody is around regardless of the posted hours for availability. Sometimes the elevators work. Sometimes they don't (like today when some people were actually trying to move out).
However the latest issue was when they did something with everyones key cards where they all didnt work until you were able to call in and have them reset. They decided it was fine because they sent an email 1 day in advance and posted some signs. However when my son was locked out of his room with his medication and his puppy inside, and then had no emergency plan to support anyone that was locked out, IT IS UNACCEPTABLE!
They didnt stay open later to support anyone that didnt get their email or didnt see their signs which out of the 10 residents we asked, 9 out of 10 residents were locked out (1 had a real key instead of an electronic key). Only 1 resident out of the ones we asked received the email and none noticed the signs until after they were locked out.
In addition to this, the phone lines to the office were actually down during this time with a "This number has been temporarily disconnected." message and the emergency maintenance line was given strict direction that they were not allowed to help with any lock outs.
We found a work around for the medication but the puppy went over 24 hours without any people or food.
Afterwards when I asked the front desk to have a manager call me re: the situation, they proceeded to talk over me and tell me how it was my sons fault. Now 8 days later, no return call from management.

The area is ideal for night life and restaurants in the downtown area. Everything is walkable and the staff is very helpful!

The Cadence is awesome! I highly recommend renting here. Its amenities, affordable floor plans and staff are exceptional.

The Cadence or "Agave 350" is the worst possible housing option in Tucson:
#1 - Management is incredibly rude, condescending, and unwilling to help with any situation.
#2 - Random fee's popped up multiple times throughout the year like an extra $25 per person for trash valet service. Carpet cleaning fee at the end of the year. And more.
#3 - The hallways always smelled terrible because of the trash left outside everyones doors.
#4 - The wifi was constantly down without any notice or help from management. With no where to call or contact about the service being down after business hours.
#5 - When my bathroom was flooded from the ceiling above and being repaired for about a week, management was incredibly difficult and rude when offering me assistance (when I had to stay in a hotel). Workers equipment was all over my room.
#6 - At the end of the lease, after already paying $170 (two people total) for a "carpet cleaning fee", management issued an extra $45 (each roommate) cleaning fee because of a "dirty stove and sticky fridge". Which is far from the truth.
I would love to understand how $90 is necessary to clean a stove and fridge.
#7 - when we moved in our unit was missing a matress, refrigerator, and a working microwave. The floors were very dirty.
#8 - often times management would claim they were going to get back to us through email or phone on a situation. Almost every time they would not reach back out to us and we would need to constantly call to get the response needed.
#9 - the phone line was down a number of times after business hours, with no way to contact emergency maintenance.
#10 - trash and random washer/dryers all over the lobby floor.
+ many more reasons, but overall these people only care about your money. They have zero motivation to actually provide decent customer service.
They will most likely respond to this review with a "were so sorry please contact us to make this right...". This is simply to save reputation on google reviews/yelp. They have no desire to actually help.

My ceiling began to flood Sunday morning around 9:30am, it was leaking an aggressive stream of water. I began to call the cadence office, and attempt to make an emergency maintenance request, but the office line was disconnected and this is the only way to get through to emergency maintenance. Stuck without any way to contact, and no staff in the building, I had to message on email and all of their social media's to get into contact. Finally I received an answer on Instagram two hours later, whilst the ceiling was still leaking, and the manager sent over a maintenance worker. He was helpful and assisted in working on the leak. He promised $125 per night for a hotel, since the space was unlivable. More than 24 hours later the management claims the space is perfectly fine to live in, when there is missing dry wall, wet spots, and machinery all over. They refuse to offer any reimbursement at all. They claim everything is "patched up" and totally fine, when it is un-inhabitable. They also are reluctant to offer any contact information for regional managers, when we are just trying to resolve the situation. Not to mention random fees in the rent portal and a broken microwave that hasn't been fixed since august 21st, when we first mentioned it. I would not recommend anyone to live here if you want a good experience. Just like all of our other requests/issues this review will probably be ignored by staff.

If I could give 0 stars I would. The Cadence is a money suck where the staff does not care about you, the maintenance is slow, and the maintenance done is poor quality. There is no communication from staff, I was not even emailed move out procedures. When I moved out (DURING THE COVID PANDEMIC) they made no accommodations to safety for the tenants, but rather did construction work making hallways smaller, or closed. During moving out I asked for a moving bin as we had used during move-in, but I was told that they won't even do that because "We actually don't help with move-out" If you are considering living here, don't even bother checking it out. Completely NOT WORTH IT.

The Manager cannot assist with management functions because she is busy doing move-in inspections. If you'd like to speak with someone regarding a management issue, feel free to speak with a subordinate that does not have any information that can help you.

Good luck getting anyone to respond when there is a problem. The place is run by kids (literally) and any management is only there to get as much $$ from you as possible for bogus fees. Does it look nice? Yes. Will you be emailing and calling them for weeks on end trying to get a response about anything? Yes. And even if you hire cleaners to clean the unit when you move out they will hit you with all these extra cleaning and damage fees but with no actual proof of the space needing either. Make sure you take detailed photos when you move out otherwise you'll get a bill. Well, even if you DO clean and do have proof you will still get a bill from them, you will hopefully be able to fight them about it if you have proof. (Because they don't, they add these fees to EVERY unit automatically because they know most people will just pay them.) If it's not in the lease then I'm not paying extra fees, and I want my security deposit back.
