Terel came highly recommended from a friend and after the initial conversation he has since helped me with two projects (a purchase in Nov'16 and a sale in Sep'18) and I would not hesitate to call on him again for any future real estate needs.

I found Terel to be the consummate professional -- knowledgeable in his domain, attentive and responsive to my requests/questions, and his pleasant and caring manner made the whole process easy. I very much appreciated his easy going manner when my work and life got busy and he would work around that always.

Ive owned a few homes, but never was I prepared for what I just went through with the process of purchasing a home here in Silicon Valley in 2017. It's like feeding a bunch of sharks a few fish and then letting them battle it out, survival of the fitness at the core.

Terel was our realtor and without his help, I don't think my wife and I would be sitting in our home. I think any realtor can represent you, but only a few will understand your needs and work to get them fulfilled. If you're serious about wanting to buy a home, then Terel would be your best bet, he understands the market and what it takes to be the winning bid.

His sage advice along the way made it happen for us, yet at the same time, if I raised a concern, he would listen and if needed, work to get that issue resolved. I switched from a conventional loan to a VA loan once the contract was signed. I knew it would be a challenge to make it happen, but Terel listened, then took action and was able to work with the other realtor to allow us to change loan type. I mention this because a conventional loan is straightforward, a VA loan would now require some handholding.

When part of the property inspection didnt go as directed, he stepped in and made sure that the inspection was redone and with no further cost to me.

In short, Terel treated us as if we were family and provided us with honest recommendations, recommendations that allowed us to purchase a home. So in this current "Sellers market", you need Terel on your side helping you to be one of the fortunate ones to be a buyer.

Terel helped us to find our dream home in the summer of 2017.

We were first time buyers who have not been living in the US for long. At the start of the journey, Terel took us to see a couple examples from each property type (e.g. townhouse, SFH) that may fit our needs and guided us through basics of what to look for in each of those cases. In the following months, we would visit open houses over the weekends, choose the ones we liked, revisit them again with Terel the following day and decide on an offer.

Terel was very professional, reliable and quick to respond throughout the entire process. It was a very competitive market, so sometimes we decided to visit places even before the official open house. And Terel could arrange it with the listing agents even when the property was listed as "NOT SHOW". He was also always available on a short notice, and in the rare cases when he was out of town, his colleagues were there to take us to see those properties.

To those who are still shopping for an agent, you could read all other reviews and would only find 1 common conclusion - Terel is truly amazing! We would like to share with you some information and facts about our process, because we found examples by others the most helpful and easiest to relate to when we were doing our search.

- We did a pretty thorough online research to shortlist 7 real estate agents to interview. Having had a consultation with each of them and a couple of follow-up emails afterwards, we decided to work with Terel. To be very honest with you, there is no way to tell which one will be the best fit for you until you've met them. All of the agents we interviewed have remarkable reviews. So, make an appointment and find out yourself.

- Our home buying process spanned 8 months from the day we met Terel to the day we closed escrow. We spent the first 4 and half months prepping for loan applications as we were going through a lot of other activities in our lives including relocation, changing jobs and sorting out immigration status. We didn't waste this time on the home searching end but attended open houses almost every weekend, made notes and got clarity on what we really want, what our priorities are, and how to best use our budget. Terel guided us on every step of this, educated and helped us with his great knowledge, experience, but most importantly, with his incredible patience and courtesy.

- Once we were ready to make offers, we made on average 1 bid every month. This is not a rule set by ourselves but it just so happened that we found 1 house per month we really liked and wanted to give it a shot. We succeeded on our 3rd Bid! Terel is agile and thorough when it comes to writing offers. And because he has invested in building our knowledge about the process all this time, we were at full speed with the things we need to know to make a decision: what's the best strategy; how much should we bid; should we waive the contingencies; what are the questions to ask regarding this property before we make an offer; what to look for in the inspection reports and disclosures, etc. I think you would agree that getting accepted on 3rd bid is quite impressive, particularly in this market.

- We had difficulty with our lender 10 days before the deal is contracted to be closed. The lender was trying to raise the locked interest rate by 0.5% on us. The closing was delayed because of this by 5 days. The day when the loan fund was supposed to be wired, the lender wired it to the wrong Title Company by mistake! So the closing day had to be extended for another 1 business (over the weekend). Terel managed to extend it twice for us without penalty. Note this is probably not possible in every deal depending on the seller, but Terel's impeccable communication and interpersonal skills definitely saved us from an otherwise disastrous situation. Terel always has a way to resolve any issue that come up along the way, which is definitely not his fault or what he could have foreseen and prevented from happening.

If you are still reading now, we just want to add one more fact: we have put a date on the calendar to go out for a celebrating dinner with Terel, which we are really looking forward to! We are truly grateful that we found Terel, the Best Agent by the happiest client, and the kindest friend that one could wish for!

We just closed on our first home together and Terel was our real estate agent, friend, psychologist, financial advisor, and sounding board.

In all seriousness, Terel was amazing in the process for us. We had a difficult closing process due to a finicky bank, but Terel was able to manage the seller, bank, and title company so that we got through the process.

Terel was always there for us -- day or night. From 7am calls to a midnight negotiation on the offer -- he was available any time we needed to talk to him.

We can't thank him enough for making this process manageable -- and to be quite honest with you -- enjoyable. All the more impressive considering how crazy the Peninsula housing market is right now! :-)

With selling our home, Terel provided us with valuable information on the market trends in our area as well as things we needed to do to get our home "show" ready. We sold our home in 12 days! Terel guided us the entire way, explaining all the steps involved in the escrow process. The sale of our house went so smoothly because we had Terel Beppu representing us.

With the purchase of our new home, we knew that Terel would do an outstanding job on finding us our dream home, as we had of list of wants and needs for our future home. We were living in SoCal at the time and looking to buy in NorCal, but that didn't cause any issues in our search as Terel set us up on the Intero Search results website to send us email listings of potential homes. If there was a listing that caught our eye, we would just call Terel and he would go to the open house, record video footage of the home providing great commentary and then upload the video for us to watch. Once we found the house we wanted he was instrumental in working with the other agent (who could take a lesson in the Terel Beppu school of real estate) and other parties involved to get the paper work signed and get everything ready to close escrow.
