First, a quick tip: See a bad review? Always look for a response or a reply from the company, or leasing company in this case. You'll find that will tell you SO MUCH about the company the bad review was left for. Spoiler Alert: Sunset + Vine and Windsor Communities get an A+ as a business for this.

If we've learned anything over the past few years during the pandemic it's this: #1 - everyone has an opinion and the louder and more #2 - Having friends/family/community close by and building and maintaining a strong support system for yourself is incredibly important, and #3 - at any given moment we can be told to go into our homes and not come out for months at a time. Lol Needless to say, as a whole we learned very deeply that the place we call home is much MUCH more than a place to sleep and shower (that goes especially for those of us who travel for work a lot). It gave me a lot of time to think about what I really wanted in/for my home, what I wanted to add/improve/remove on in my next home, and lastly a list of wants/dreams for my next place that I called my "Mega Bonus List." After searching for what felt like years (it was years lol) I found Sunset + Vine and added it to my super long bookmark list of complexes to look at, but before I closed the tab like on most of them, I was prompted to take a self-guided or guided tour and just pick and date/time right there. Boom. Done. Couldn't have been easier. S+V jumped to the top of my bookmarks immediately because even just that gave me a good impression.

We walked in to a GORGEOUS lobby that you wouldn't expect from the street because the exterior of the entrance is definitely lacking in "presence," but not something that was a deterrent whatsoever. There was construction EVERYWHERE and quite a bit of mess when we toured - but more on why that was a selling point later. Greeted by the 24/7 Concierge/Security people and front desk which I LOVED knowing that was a thing here. Were walked into the leasing office where we met Delanie, our leasing consultant. Spoiler Alert: I could write an entire review about this tour experience and Delanie but I'll wrap it with this - we hadn't left the lobby yet and we would have signed right there. Delanie was incredible. Period. She wasn't selling us anything, she was having a conversation with us and was being fully transparent and authentic and honest in her presentation and in how she answered our questions. While I am telling you to ask for Delanie because we love her, everyone in the office was fabulous. Which brings me to my next major point and topic...

When looking at reviews of an apartment complex, there are a few things that should be the most important things to look for. First and foremost, above all else, you want a management team that is ready, willing, and able to help and make sure you are taken care of from your first prospective visit and tour through your last day as a resident. Having a management team that realizes that the success of the company/complex depends on the happiness of the residents is paramount. Delanie?? She fully understood the assignment along with the entire management staff. (Writing this months after move-in and I can say that this has never changed like some places will after the signatures and move-in; They're still amazing. And that goes for the maintenance crew as well. Fast, effective and knowledgeable. Again, simple and correct. We love it.

Reviews are obviously inherently personal and based off someone's personal experience of a place/moment and reviews of apartment complexes are even more personal because it's either where you live/lived or where you thought you wanted to live. That being said, there are a lot of bad reviews for S+V that should be VERY highly disregarded.

There's so much I could write about for Sunset + Vine but I'm going to wrap it up with a quick list and then you need to come in and take a tour and experience it for yourself. It's fabulous, it's not faultless, but it's a place that I am VERY proud to call home and only get more excited as time goes on.

      Pro's:
      - The management team
      - The selection of amenities are fantastic (THAT GYM AND SAUNA?! *mic drop*) and the commitment to improving the space is fabulous. All the construction and mess I spoke about? The mess was gone the next day, but the construction persisted and then I saw what they were adding and it looks like a gorgeous boutique Hollywood hotel - go by and see it. STUNNING. S+V has even more drip now.
      - Apartment sizes, ceiling heights, and all the numerous shared spaces available outside of your apartment
      - BONUS: The location is EVERYTHING. I couldn't be more in love with where we're located.

      Con's:
      - No free guest parking - this is a HUGE con and something that I really hope they'll be at least looking into, but it was the only con, so it was obviously a successful tour, signing and move-in.

Horrible experiences with the leasing office especially Danae Johnson

I have been accepted at every complex applied to and this one accepted my application to then Danae mysteriously cancelled my application after it being approved with no explanation or follow up call. Been trying to get a response and a hold of her for days and a refund as well.

DON'T MOVE TO SUNSET + VINE!!!

I am a former resident lived here for 15 months and it was horrible, elevators always broken, parking garage gates broken most of the time I was here, the entire apartment was falling apart, I would open a cabinet and the facade would just come off and when I asked the maintenance guy he just said it always happened. I do have to say the maintenance people are very helpful and would fix everything asap, on the other hand the leasing office ladies were the total opposite, when I came time for my 30 day notice they asked if I would like a final walkthrough and I checked yes on the paperwork and verbally told them yes, and when it came time for move out she said "sorry can't do a walkthrough today I was supposed to set up a time with you" and then a week later received a bill for over $1700 in so called damages I caused when I left the place cleaner than we got it. Good luck even getting a hold of them, I called over 15 times in a 3 day period and when I finally got a hold of them she proceeded to tell me they are super busy and they didn't have time to give me a call back, but when I went to the leasing office they were all just gossiping in the back, there's a reason they have so many empty units. They also sneak in random charges into your monthly bill, I was being charged for 2 parking spots for 4 months and when I caught it they just said of we thought you had 2 cars when I never called to add a second car. Don't get me started with this parking garage, we pay for assigned parking spots but countless times I would come home to someone parked on my spot including sometimes the building workers. I was t-boned in the parking lot by a resident on her phone, and so many other times very close to an accident the people in this building drive way too fast for the small parking garage. Countless times we would have the fire alarms go off at 2am because people were smoking in the hallways, just a truly terrible experience.

Don't lease here. Management is horrible. Don't lease apartment 345V it's above the gym which is open 24 hours a day & you can hear the weights drop constantly. The upstairs neighbor is inconsiderate and loud at all hours of the night. We had strangers bang on our door at midnight looking for their apartment. Management will blame the resident for everything & make sure upon move out they don't charge you for fees for services that were not completed. Security is friendly & Joel from maintenance is great but that's about it.

They have 24 vacancies in this building as of right now. Red flag. The elevators smell like urine (when they work). The halls smell like urine and smoke. The trash chutes are always full on the second floor. Only one garage exit works right now. I can't tell you how many times I have to back up down the street due to the gate not working. The water in the hot tub is disgusting. It's oily and smells. The sauna barely works. Packages are stolen all of the time. The walls are paper thin and it sounds like the ceiling is going to fall through when the person above you walks. I have lived here for 9 months and will not be renewing. The management office will tell you anything, they will lie to your face, to get you signed into a lease and then all you are is monthly payment. Do not move here. You will regret it. 24 vacancies says a lot.

I have been living at this building now for a little over four years. It used to be a wonderful place to call home, amazing amenities and the staff was always friendly and quick to fix any issues you had.
Unfortunately it's now under new management who's main goal seems to be getting rid of older tenants by any means necessary so they can get new ones in and raise the rent. On TWO separate occasions we received a CHEERFUL call saying we will be getting evicted Karen sounded so Excited and happy to call even though we PAID rent ON TIME. No humanity at ALL even when told she must be mistaken. Finally after sending every shred of proof we could including bank statements and emails. We then were met with half hearted apology and claims of a "system error"
Our issues were misunderstandings I couldn't imagine if somone ACTUALLY needed more time to pay their rent they would happily evict you in a blink of an eye. Rich in amenities but very poor in humanity and simple understanding.
Me and my husband have paid on time every month since living there for over FOUR YEARS. The lack of humanity in this new management is
      Disgusting.
They claim it's a "misunderstanding" and that the management company that handles the rent is separate from the people working in the leasing office. The lack of communication and organization under this new management is astonishing and disappointing. I'll be happily leaving this once great but now dangerous and gross location as it is no longer a pleasant experience between dealing with the unorganized rude, cold and uninformed leasing office and rent increase of 400 + dollars this year. We went from paying 2600 to over 2900 just this year for a 700 square foot one bedroom. There are better, bigger, more humane and less money hungry places to live in Hollywood.
This place went from feeling like a community of young professionals to a barley taken care of complex that smells of DOG PISS were you are looked at as a check and not a human.
P.S due to it being a block away from Hollywood Blvd you are bombarded by tourists as soon as you walk outside and it's extremely dangerous at night due to the homeless and drug problem in Hollywood. NOT SAFE ESPECIALLY IF YOUR A SINGLE WOMEN

Whatever you do, DONT MOVE INTO THIS DUMP!!!
To start off, when I initially saw this place no one had informed me that someone had died in the unit I was moving Into until I had already started the lease process. But I decided to still move in as I was on a tight schedule and couldn't continue to keep looking at places. I wasn't able to see the unit in person until I had already signed the lease which should have been my second red flag. But I continued to give them a chance. I didn't move into the unit until a week or 2 after my move in date and did the walk through move in sheet by the 3rd day cut off. That's when I noticed how horrendous condition the unit was in... dirty, cabinets not cleaned nor handles attached properly. There was also a roach and spider infestation!!!!!! Thankfully I wasn't due to move in just yet so they had time to fix it. The quarts in the bathroom and huge yellow/orange stains that they refused to change out because they tried to be cheap. There's roaches all over the complex and they are huge!!! The garage gate was broken every week, pet urine and feces all over the place. Bums and crackheads constantly broke inside. Plus there was a psycho yelling neighbor on the first floor that would yell at the top of her lungs every day and night!!! I constantly complained and management did nothing about it. I had to call the cops on 2 occasions to come because of the lack of response from management. The jacuzzi was constantly broken and not filled correctly... it reeked of cannabis.

Finally move out only to discover they robbed the fuck out of me. Took my entire deposit and then charged an extra 800 something for ridiculous fees.. painting, carpet, cleaning, and THEY CHARGED ME FOR THE STAINED QUARTS!!!! That I had reported in my move in sheet! Threatened to send me to collections if I didn't pay! Also " supposedly " they didn't have record of my move in checklist!!! They conveniently lost it and charged me for the quarts! I also asked for a in person move out appt which they never did and didn't give me a move out checklist which I specifically asked for... these people are shady and extremely unprofessional. DO YOURSELF A FAVOR AND DONT MOVE INTO THEYRE OVERPRICED COMMUNITY! if you do decide to move In make sure you document everything and take pictures otherwise they will rape you in charges at the end.

‼This was THE WORST living experience of my life‼
And trust me - I don't usually complain.
But I think it's important for people to KNOW what they're getting themselves into!!!

When I moved in - NO ONE warned me that my neighbor is a drummer that constantly plays (including in the middle of the night)!
I complained about it regularly, yet no one took any necessary actions!!!
I had to call the security almost every night - yet the guy kept playing.

When I moved in - I saw the amenities and though that would be great to use them - that's why I was ok with paying what seemed like ridiculously expansive price!

Again - NO ONE mentioned it to me that they're about to start a reconstruction!

But after one month living there - they decided to start a reconstructions of the amenities - and so what originally was supposed to take a few weeks - took almost 6 months!!!!!! And of course no one will think to refund you money or lower the rent price while they are doing a reconstruction! I'm not gonna even mention the noise it caused! As I was living on the same floor (2nd) and could hear every bit of the reconstruction!

And after all - they overcharged me when I moved out and took almost all my deposit money for cleaning and painting!
And let me tell you - I left my apartment super clean!
If I only knew that they'll charge me this much - I wouldn't bother clean it myself!!!

They are showing such a beautiful pictures on the website, yet when it comes to living - you're providing a horrible overcharged service!!!

The building is CONSTANTLY smells like weed and dog urine!

And no one will tell you about all those overdosed deaths that they had in the building!!!

      Living there was scary!
If you're a single woman - DO NOT live in this building.

Security is extremely nice and sweet people, but absolutely pointless, as they let everybody into the building.

If I only knew all this - I WOULD NEVER move in!

I hope someone reading this will make a better choice than me - and not gonna get themselves into this!!!
      Cause it's HELL.

Pool area is constantly full of drunk people who smoke weed, so forget about reading by the pool.‍

I felt that they took advantage of me!
And I can't tell you how happy I feel that I moved out!

The best bar by far great music , tasty drinks, and good vibes.
The bar man , Justin is amazing he knows his stuff making fancy drinks .
I have tried the espresso martini , was out of this world. Also their 1942 Don Julio is good. They have Suntory whiskey Toki . Tequila Clase Azule is amongst other alcoholic drinks they offer.

They are open every night from 7pm.-2am.
They also have a DJ . That makes the ambiance a perfect bar to go to.

I lived here for exactly one year (2021-2022). I didn't want to leave a review but the longer I live in my new place, the more I realize that I was overpaying for low quality living.

Apartment- Our apartment was in a standard condition upon move in. Slightly dirty, water damage under kitchen sink (did not report as it was old), dirty carpets, and smelled slightly like cigarette smoke. Over time I started to notice how low quality the flooring was. The bathtub started peeling apart on our last month of living there as well! I'm not sure what was going on with the air vents, but we ended up getting so sick overtime while living there. All our symptoms went away after we moved. Our balcony wasn't sealed very well so we'd always find bugs coming in. We had to submit multiple noise complaints and never felt like anything was done about it.

Amenities- The lobby is gorgeous, but don't stop inspecting at that!! The gym bathroom and sauna were always in bad condition. The gym equipment is pretty well maintained. The pool was always so dirty. People never followed the pool rules and made it so uncomfortable for anyone else to be around. The co-working space got finished right before we moved out and that area is super nice! The dog area always smelled HORRIBLE!!! We couldn't hang out on the roof because of the breeze blew it your way, you'd gag. They have a package locker and that's great, but for some reason packages always got left out in the mailroom. I had sooo many things stolen. My mailbox was NEVER full but I once received a card in the mail yet it was sitting open on the counter with the money that was in it gone.

Community/Management - The elevators were ALWAYS down, it was insane. We constantly had "false alarms" with the alarms through the entire building. We once had to evacuate for nothing. That made the alarms super unreliable in our eyes and we started not trusting them (stupid, I know, but the alarms in this building were notoriously going off for nothing. Our friend lived there for 3 years and she's the one that told us about it!). There was pet urine and feces everywhere. The carpet in the hallways was soooooo disgusting, you'd have smells coming in through the door. Parking was fine, except our fobs wouldn't work half the time and was super inconvenient. Management was constantly sending out emails about how things were down/broken. Walls were thin so we could always hear neighbors, and as I mentioned before, it seemed like noise complaints were for nothing. Maintenance requests were always handled properly and effectively, which we really appreciated. We were paying so much on top of our rent for things like trash and pest control, and I truly feel like we were drastically overpaying for utilities. I'm not sure if it was our meters or what but we pay a THIRD now of what we paid before with the exact same providers. We HAD to use AT&T according to the building (if my memory serves me well) and the wifi was so bad. We were paying for the highest quality we could and the connectivity was still horrible. $75 for internet we couldn't hardly use. One of the absolute worst things though - they were charging us every single month for renters insurance even though we had insurance that fit all of their requirements and proved multiple times that we had it. Right before we moved out, I decided to call the company they used and got it straightened out. The lady on the phone told me to to make sure they get my refund over before we moved out because something felt "off" about the situation. Bonus - The insurance they use had worse coverage for double the price of what we were paying for the one I purchased for us.

Move out - This sucked. We rented out the loading dock and when the time came, they said they had accidentally booked something else at the time so we had to start late even though we hired movers for our designated time. THEN OUR STUFF WAS STOLEN!! Things were *apparently* left in the truck and our person who was monitoring the truck somehow didn't notice that someone walked away with some of our things. I AM NOT BLAMING THE BUILDING FOR THIS, but it does give you a good idea of the area. They didn't mention anything about move-out cleaners so we did it ourselves but were then told at the walk-thru that if we did it ourselves, we'll be charged for a cleaning regardless of how well we did. The maintenance employee informed us that if we would have hired someone and given the receipt for proof, we could have avoided for paying. I would ask about this if you're living here! I don't know the exact amount we were charged but of course, it was much higher than what you could have gotten elsewhere.

I love Hollywood, and I wanted to love it here, but it really wasn't great. I not move back and would never consider it to be a luxury building. If you can get a good deal and love the spot, then go for it. You'll have a roof over your head, but do NOT pay the luxury price for this place.
