Caution: Hazardous, Severe Toxic Damage and Poor Service by Royal Roofing.
Two years ago Royal Roofing was hired to work on our apartment complex's roof. Unfortunately, the outcome was disastrous. Not only was the roofing job below par, I left a horrific mess, including our entire family, and Pets and children have been sick often on ever since. This resulted in extensive damage to the interiors of our apartments, affecting personal belongings, furniture, electronics, paint, and floors.
Despite numerous attempts to resolve this amicably, the response from Royal Roofing has been awful. They have had to come back at least eight times to assess the problem. Believe it or not the roof is still leaking now. There way of fixing. The problem is to put plastic on the roof we are absolutely disgusted with the service, and the way I was treated by the owner was not only condescending, but very misogynistic.
We are tired of Royal Roofing ruining our home, as well as the home of two other tenants This experience has not only been financially draining but emotionally taxing as well.
Attached/Included are photos evidencing the extent of the damages. This situation could have been avoided with professional care and attention to detail, which was starkly absent in their service.
I write this review to warn others to reconsider before engaging Royal Roofingfor any service. It's crucial to protect your property and peace of mind by choosing a company with a proven track record of quality service and customer satisfaction.

Repeated instances of dissatisfaction, disappointment and frustrating experiences with their senior management during the course of our multi-unit townhome complex's ten year roofing agreement with Royal.
Strongly recommend checking the fine print in Royal's so called Warranty, particularly with respect to imposition of additional charges for service call inspections and repairs when in THEIR OPINION leaks cannot be PROVEN by a property owner or HOA, to be caused directly and exclusively by the faulty workmanship of Royal's work crew during the course of new roof installation.
A homeowner and HOA should be able to rely on a roofing contractor's long term warranty to cover the cost of roof leak service calls and repairs throughout the term of the warranty period, as opposed to being confronted with delays, denials, arguments and confrontations when requested to perform warranty service including investigation and repair of significant ongoing water leaks.
Some of the leaks continued for years during the course of the warranty period and remain unresolved to this time.

We have standards of excellence that we absolutely do not compromise on regardless of any potential client or client that we’ve done work for
This is a three-story building with a very difficult sidemounted, three-story ladder show any contractor involved with abs. We charge an arm and a leg because he access it so difficult.
Royal, Roofing, Room, Roof, this building 2018ish and from day one the H away was advised to get their air conditioning, ducting resealed I am an HVAC Professional as there were several different Handyman, at best sealant attempts with the standard black Mastic each, without scraping off the old sealant down to the ducting connection metal then wire, brushing, clean, then applying not just one layer of mastic, but “mastic….webbing…..
and a 2nd mastic layer then, because black attracts heat and this job was in Glendale so rooftop temps can exceed 150 degrees, spray paint the mastic w/a chrome or
bright silver reflective
paint.
The only leaks inside were coming in and around the inside units A/C register (in a hallway) and we repeatedly spent time in money to feel these calls for the exact same cause, an even water, tested the roof with myself personally, there to prove the leaks were coming from the Ducting.
After being screamed at like an irate Karen, but this time it was “the Ken” version in front of a three man crew plus my Service Mgr that if we don’t bleep bleep fix this for free, he would help us hence this 1-Star Review.
There are some clients out there that need to be 1-Star Yelped themselves and folks, this “BOB” is one of them.
I spoke to the residence that had to Leaks;, and they say they just hate him as he badgers and offends every vendor that comes to them so they have no continuity and vendors and they get sky high pricing yet once that vendor is yelled at by Bob, then a war is created.
Knowing that good quality reviews are so important, especially with Royal Roofing being a 40 year Reputation Company, our last service called out there my service manager and crew resealed the ducting, which would’ve been a ballpark 45 to 5K job knowing we would never collect on that and the Hué hasn’t experienced any leaks through 25 inches of rain this last December through March with the biggest rains since then 1999 El Nino so that retail loss w/a raw cost of about $1500 labor and materials + my executive time was given to make it less costly for Royal trying to avoid a negative review and this is the thanks we get is this from this spiteful man.
My wife Stephanie & I as hands on & PROUD owners and hands on employing 60+ Full Time Pro-Certified Roofers (70% over 25yrs at Royal Roofing)
Always insist on excellence as our minimum standard whether it be a tear off crewmember a hot mop 2nd man, foreman service tech sales rep and front line office staff, we allll know we are only as good as our last job
“to make tomorrow’s Referral”.
We have 10,000 roofs under warranty and this so-called mob ranks in the top five of
Worst treatment to Royal and threatening us with negative reviews frankly is blackmail in my opinion.

Royal Roofing recently replaced a roughly 4,000 SF commercial roof for us and they did a very thorough job. They worked in a heat wave day in and day out, and the job took longer than they expected, but they stuck with it and did a great job. The salespeople, foreman and workers were friendly and helpful. They cleaned our skylights thoroughly, they addressed any issues or questions along the way immediately. After completion, when there was a minor issue with some of the HVAC units, they came back right away without question to remedy the minor issue. The new roof got a major test with tropical storm Hilary, which occurred abut one week after the roof was complete. No leaks!

I live in an Old Towne community and have a Spanish style home over 80 years old. I wanted to keep it's integrity. So Royal Roofing lifted the tile, cleaned and replaced it back, only having to replace a few broken ones with new ones. They did a fabulous job on the porch which had wood rot. They replaced what was bad and stained it. Looks like the original. I was kept informed all the way through the process with photos until completion. They are an All-Star company.

Royal Roofing Company did a full roof maintenance and had to repair a area of rotted wood under a gutter and as usual Francisco and his crew did a fantastic job. Steve,the owner, and office staff are always easy and great to work with. That is why I have been with them for over 30 years. He even FaceTimed me to show me what was going on on the roofs. His communication is fantastic and he is so great to deal with.

Francisco is fantastic. He let me know what needed to be done, sent me a couple of pictures, and communicated with me when everything was done.
Steve and his staff are a pleasure to work with.
My tenants were not affected by this work.
As always I highly recommend Royal Roof they are the best.Nov 7, 2019Previous reviewRoyal Roof just did maintenance work on two commercial buildings that I own. I have been using this company for 30 years. They are professional and do excellent job with my roofs.
When I had the roof done on my home approximately 10 years ago we found seven roofs were on the house when they did the job each day I was able to park in my driveway no nails, no debris ,no anything they are very clean when they do their work on a daily basis.
They have a wonderful staff working for them.
Reg and Steve are wonderful to work with.

and have always taken care of my roofing needs. I always refer them to people when they are looking for a roofer as I am in the Property Management business.
They honor their warranties and always come out very quickly whenever I may have a problem.
The employees that work for them are knowledgeable, clean and on time. One example, I had seven roofs unknowingly on my house when they came out to re-roof it the first time and with all the nails and all those roofs all I found was one in my garden. Again very clean and attentive to their work.

This year, we’ve reached another Milestone as our C-39 Roofing Specialty Contractor’s License is now 40yrs. old!! There’s only a handful of any type of contractor that has a licensed 10 year of that kind of age… On average the average Licensee is 1 to 3 years you’re facing 25 years experience in the license is only years or a year old and it’s very misleading to customers if they don’t do their homework so we should be proud of our success even with an occasional hiccup ask Construction it’s not perfect it’s how you solve a problem that defines your credibility and we’ve proven for decades of consistency.

1) Here is how you know the roofer is wrong.. 30 tons of roofing materials removed - 60,000 lb. yes Steve your roofers hauled off 60,000 lbs of materials on a commercial strip comprised of 3 small offices totaling less than 4,000 sf. You mentioned it was 20 tons NOW 30 tons? See attach Email. Why keep changing your numbers? Fact #1
2) You said over the phone the drains were covered instead of in the email why? Cause it becomes a he said she said conversation to cover yourself. Didn't i also attach the proof that your worker was working next to the drain with it uncapped. Fact #2
Lastly your claim that we try to save money using a handyman after spending $33,000? That is 0.009%.. Steve we got tired of paying you money that didn't fix anything. I mean who wants to keep paying when the same company can't fix it?
You were the one that said "we are a for profit company, it cost my employees every trip they come out and we don't do anything free". Steve your employee upcharged every chance he could get. He pointed at the paraphet covering saying that was the leak and a $3,000 silicone glue will solve it. We paid, and guess what, it STILL LEAKED!
Your roofers came out for free checks.. yes Steve your roofers Pointed at a neighbor property roof that has nothing to do with this! We even had 2 other licensed plumbers say the exact same thing.And every free check claim nothing was fixed and "these claims kept pointing to wrong items". Why would we pay for a company to come back and fix nothing?
You do remember that when you don't do the job properly you waste the time of not just your company but mine. I have to be there inspecting and wasting my day. Steve your first chat before anything was resolved was that you pointed I was wrong before you even stepped on our site to look.
Lastly, for all the readers out there. During rainy season, Steve gets a lot of calls, on his phone call with me he mentioned he had at least 50+ calls from existing clients. Now Steve, this leads me to believe there are a lot of people who probably have similar issues... Now furthermore, on one of your emails after the roof completion it stated please give a 5 star review we are offering $25 dollar gift cards. How many of your reviews are paid for through gifts?

Absolutely a Falsehood here Public as two sides to every “Claim”...
This is a 1940s building with the barrel roof that we stripped and reroofed and after the roof they were a couple of leaks that mimicked a roof leak but they were actually Structural leak issues that we informed the landlord that several areas on the stucco wall above the roofline had raw chicken wire where you could actually see down to the Rawood in those areas sucked up water and were verified through our water test.
They were leaks from the neighbors building that had a fake façade tied into this commercial roof and that blood water into the unit again through a water test this was verified + when we tarp this structure like a jumbo chimney maybe three times the width and length, the leak stopped so it was double verified.
There is a front lower ledge that was 3 foot wide we call an eyebrow and that was found to leak profusely and we reroofed that and the leak stopped.
We had a total of five no cost leak inspection service calls that each were determined not related to the roof job and we normally charge per contract 350 per a non-related false roof leak issue but because the owner Gary was a real estate broker we gave him a couple of courtesy calls but once we said we charge him he said he just have his handyman do it to save money and that was the end of it and now here we have this complaint.
Client also failed to have his roof drains cleaned after the roof job with her old and/or new or combination of both debris‘s in the drains even though we do plug them to be extra protective but we removed approximately 30 tons of old roofing from this roof and the client claims his drains were plugged and he had to spend money for a plumber to unclog them that we said look at your contract this was all explain to you as I did personally so there is no surprise there yet we are blamed for a plumber bill and a leak below the drain when the water backed up apprx 1-2 feet deep for 20+ feet. If you or Gary would’ve followed our instruction and got a plumber out before the next rain there would not have been the back up overflow and leak that he had but he neglected to do the required drain maintenance basic to any property and one of our contract requirements.
At No time did Royal Roofing ever ever fail to properly service this client and we continue to be available to stop time if ever needed to honor our 15 year warranty commitment.

We have a 20000 SF commercial building in Huntington Beach. We needed to install new AC units on our roof. I reached out to Steve for an estimate to "roof in" the units. Royal Roofing coordinated the project extremely well with our AC provider!

Royal roofing did an excellent hot mop job on my mid century modern flat roof. The crew worked hard everyday and were all very friendly. Job was done Jan 2021 and it's rained a few times since- no leaks! And it looks great- good clean job, glad I tried them!

Excellent job. Pleasant hard working crew. They kept my driveway clean with covers during the messy part of working with tar. Johnny was knowledgeable and responsive to all my questions. Highly recommend these guys! Only bummer was waiting 2 months to get the job done but it was worth the wait. But it was winter and I think a sign of their high quality work and fair pricing.
