      I moved into one of their properties the middle of November 2022, with them acknowledging there were things that still needed to be done. Well, 8 months later and nothing has been done. Now I get notice they are going to charge $4.00 a month to my card for me to pay my rent. I am 72 years old, in poor health, live alone, do not drive due to progessive blindness but yet they want me to go get a cashiers check and take it to their office on Blanding....BLANDING, the worst road to travel on any time of the day or night. I have sent two note to the office and no response from them. I guess they will have to come take me to the bank for me to get my rent money, then take me back home. Really River Oak Realty....be respectful to me your tenant that does't complain about things that you were to fix when I moved in.

      I really appreciate all the reviews posted. I'm moving to the Jacksonville area next month and contacted this company for a rental. After reading all the negative experiences, I've decided not to go with this company. Companies need to realize that good business practices matter and customers do have a voice. I just feel sorry for the owners who are losing money by not having their homes rented.

      This place is an absolute scam! We rented a home from them for almost 5 years and every single time we had a home inspection we were told the place looked great. However we reported that one of the doors wouldn't open and put a maintenance request in for it and never had anyone come out to fix it. We had BLACK MOLD growing throughout our roof and coming out of every air vent and we put in multiple maintenance requests about this and they send one guy out who shrugs his shoulders and tells us to paint over it. They send two idiots out to service the AC unit and they botched the job which caused the AC unit to leak and damage the hard wood flooring throughout much of the house. We reported this to them 8 times. Not one single maintenance worker came out to address this. The door to our garage was old and jammed and they send a guy out who pulls it off and puts another old door on and then throws the original door in our yard and leaves. Our property manager changed 3 times during our stay and we would have to chase them down and we would have to remind them that our lease was about to be up and we needed to renew. They jacked the rent up on us but never came out to do any repairs. Finally they tell us this year the owner wants to sell the house. They offer to sell it to us and I ask them how much. They text me the email of a lender they work with. I say no I want to know how much the owner wants for the property. A week passes and no response. I text again asking the same question. Days go by and finally I get a response of "oh I don't know let me ask her." Real professional. Oh I never got an answer to that one simple question either. So now my wife and I move out and we are closing on another house. We turn the keys in to River Oak after they never reached out to us and ask for them back. Once again we had to remind them to do their own jobs. Now today we get a nasty letter saying that not only are we not getting our security deposit back but they want an additional $400 for, guess what, damage to the floors!! They want to gouge us for $1200 for stuff we've been telling them for years was wrong with this house and they've done nothing to address! Do not do business with these incompetent and unprofessional scam artists. Save yourself the headache.

      River Oak Realty leased my property 3 times and not letting me know.
      I fired the company and did not gave my renters deposited.

      Do not waste your time with this company, Not a good company to manage your property.

      Horrible treatment - the only way to get the owed refund back to me was through multiple communications and stating I would get an attorney involved if they did not do the right thing. Have rented from many property management companies, and they are horrible. Especially avoid Charlotte - she tried to blame issues in the house construction on failure to put bleach down the AC drain pipe when the installers needed to put a riser on it so that it was not buried in the ground. Also was "scolded" for calling about an issue instead of placing a maintenance request in the portal, then reminded them that the last maintenance request I had placed was simply sitting there untouched for over 4 weeks. Also had to open 3 maintenance requests for a single issue before they dealt with it. While they should function as the liaison between the owner and the renter, they act like they only care about the owner and themselves and treat the renters as disposable. An electrician that came and did some work on a GFCI outlet that messed up stated to me he used to rent from them and had to do his own repairs because they took too long to respond to a potentially hazardous electrical issue. Avoid at all costs - River Oak Realty is NOT the place to rent from if you want a pleasant experience.

      P.S. With an infant (under 6 months) in the home when the AC compressor went out, they told me on a Friday that I would "have to make due with fans or something" until the next week because, even in the FL summer heat, they were not willing to pay for an after-hours repair visit. Like stated above, they do not care about you as a renter.

      River Oak Realty attempted to manage a property I own in Jacksonville for the past few years. I did not pick this company as my property managers, but ended up with them when my previous property manager fell ill and sold her company (and all her rental management contracts) to River Oak. That being the case they have never been very good at placing quality tenants, taking care of the tenants, or taking care of the property itself. Having two other rental properties in other states that have property management companies taking very good care of them for me, I feel I have a good idea of what to expect and River Oak fell well short. I've since hired another management company to take care of my house in Jacksonville. Some specific problems are below:
      - After having a quality tenant in the house for four years, the tenant had to contact me directly to let me know he was moving out as he could not get a reply from River Oak after attempting to contact them numerous times. I then in turn could not contact the manager assigned to the property either, but eventually was able to get Tiffany to respond and she took over the property.
      - Over course of having them manage the property, I've had no less than four different people managing the property. They have told me that they are a team and that they all help, but my experience was that my tenant's concerns and mine fell through the cracks and unless I actively kept on River Oak that things would not get taken care of. I utilize property managers so I do not have to do just this.
      - After putting in a brand new refrigerator, the ice maker stopped working within a couple of months. The tenant put in a trouble call to River Oak, and didn't hear anything for months. This should have been an easy fix as the refrigerator was still under warrantee. Only after the tenant contacted me directly and I contacted River Oak was the issue eventually resolved.
      - After having to have a tenant evicted, the manager that was assigned to my house Jennifer was doing a fine job getting the house back in shape to be rented back out. She sent an email stating that the house was ready to be rented and it just needed a little more work on the outside. We replied and stated that her plan sounded good and to go ahead an list the property. Then we didn't hear anything for two weeks. When I called to see what was going on it turned out that Jennifer had resigned. River Oak said they were listing the property the next day, which they did, but I do not believe they would have if I had not called.
      These are just some examples of where I do not feel that River Oak provided the service that I was paying them for leaving me with the feeling that they were just collecting their percentage of the rent and not providing good service in return. There were some times where they did do well such as dealing with the neighborhood's HOA when I had a tenant that was not getting on well with the HOA. In the end though, I can not recommend River Oak Realty and I believe there are better companies in Jacksonville that provide a better service for owners and tenants.

      Reached out to this company to inquire about a possible lease and after several days of trying, finally got a return call from the proper staffer.
      After first being told that my purebred, well-trained/mannered German Shepherd was not an issue, I was later told that because of the weight of the dog, that there was an issue... which I suppose is their right to do... until the agent then started trying to talk me into giving away my dog!
      This is an amazing, much-loved and well-mannered canine... that's been a part of my family for a decade... so this needless mercenary attempt to get me to give up my GSD so that they could rent that house was out of the question... and when I explained that carefully, I was treated rudely and dismissively.
      A totally bizarre turn of events... and while I get that some renters are paranoid about dogs due to lack of knowledge and ignorance, trying to better themselves by such tactics is beyond foolish. I want nothing to do with a company that attempts to better their lot in such ways and urge extreme caution in dealing with this company.

      My family and I rented a property through River Oak Realty for several years. Denise Greenwood was our property manager and a pleasure to deal with. I would highly recommend renting, buying or selling through River Oak. Everyone that I dealt with at the office was courteous and extremely professional.

      My first yelp review because this just had to be voiced. They were soooo rude its astonishing. Surprised they are still in business . So i called today 12/22 because i was apartment hunting yesterday and found the one i wanted. It came time for her to run my credit check and it showed i was evicted from a house they rented out to my mother in middleburg. I waited until today to call and ask for verification if they have a copy of my ID or anything to prove i didn't sign it. I was beyond polite and kindly asked if she can verify my name is on the lease and the manager Jennifer was so rude to me i was taken back, she even went as far as hanging up on my face. Terra is also rude. I feel sorry for anyone who choose to work with these disrespectful intolerable people. So upset because this is fraud and its complicated to get removed when im all the way in california.

      I absolutely do not recommend this company for rentals. I do not have the time to write the novel that my complaints would be. We went through four property mangers in one year due to us complaining about the poor customer service. They fired the one person that attempted to help us. The current manager Eddie is an ass for lack of better words. Jennifer Hallet was mentioned in an earlier review as a property manager. I literally had to chase her car down the driveway when we moved in to show her how filthy the home was upon moving in. Our definition of clean was very different. We are relieved to be out from under them. Please do yourself a favor and choose another company
