If they say they don't have mice or bed bugs. They are lying. This is NOT the place to go. Underneath my sink they had patched up a hole near the pipe with duct tape!

First of all, don't live here. I lived at U Heights for 5 years during my time in graduate school from 2006-2011. I will say living at U Heights started out good, but went downhill VERY quickly. The apartment's management use to be much better than it is now. Trust me, it's not worth living here anymore.
I would say the ONLY good things about U Heights apartments is that they are pet friendly and kind of close to grounds. The apartments are very old and not well maintained. The carpet was in bad condition when I moved in. Parking is annoying since there's no assigned spaces or limits on vehicles...some of my neighbors would have broken down cars or vehicles they never drove parked in the front spaces for MONTHS at a time! The laundry facilitates were "updated" but I'm so glad I don't have to use them anymore...the washers typically smelled moldy because ignorant people continued to close the doors instead of letting them air out to dry! I never felt my clothes were getting completely clean and sometimes had to run them for two cycles. The bus is unreliable because it doesn't run during summers, winter breaks, or any holidays. It also has very limited weekend hours.
The office staff is NOT helpful and you will talk to a different person each time you call or go in. Anytime I had an issue, I'd have to explain the situation over and over again to a new person - so frustrating! Additionally, they tried to charge me pet rent for a couple months after I gave them a written statement (upon their own request) expressing that I no longer had a pet because my subleasee did not have a pet.
When I didn't received my deposit back after the 45 day wait and multiple phone calls to the office, the manager was defensive in response to my dissatisfaction with the organization of the office and managerial staff. She refused to give me the name of her supervisor.
I would say there are MUCH better places to spend your money. If you have to spend a little more to live somewhere else it WILL be worth it. U-Heights is a ghetto run by crooks. I rented an apartment in 2011. I felt unsafe the entire time. Their business is a racket. Don't be fooled by their supposed convenient location. There is a lot of accommodation around UVA that is within walking distance and cheaper, safer and more comfortable to rent. And you won't have to deal with the anarchy that is U-Heights.

Don't live here! We rented a place for a year, it was convenient because of the location but the management is terrible. The pool was closed for "maintenance" for the entire first summer we were there (even though no maintenance took place until well into the fall) any maintenance request took at least 2 phone calls to complete, the apartment was old and falling apart.. The list goes on.
To top it off, we just received our final statement in which they are charging tons of money for cleaning the apartment for things that clearly we did not cause such as discoloration on the tub and a rusty drain cover as well as excessive amounts of money for a small piece of plastic being left on the sink. Additionally, when discussing the move out I made it clear that we were moving out on a Saturday, the staff never told us anything about move out procedures or where to leave the keys so I went back on Monday to turn the key in and they charged us for the extra days even though we had moved out. I have been a guest several times at this complex and I find that management is ineffective and has absolutely zero regard for the residents. Several young men (acting like boys) can be continuously found playing soccer at the end of the street, hitting cars with their soccer balls, and threatening residents who dare to ask them to move their game to the more appropriate field that was set up for them several months ago. I know for a fact that several residents have contacted management regarding this issue and they do nothing to remedy the situation other than sending out a notice. The apartment itself isn't all that great but the fact that management has zero interest in protecting tenants speaks volumes about how this place is run.
I nearly rented an apartment in this complex when I first moved to Charlottesville but after the things I've witnessed, you can bet I am beyond thankful I didn't get stuck in this place. Shame on the staff and management at U-Heights for their complete lack of respect for other tenants.

This complex was dirty and poorly managed. The rules in the property handbook were never enforced, so there was always trash outside of apartments and in stairwells. The pool was usually crowded with people smoking, drinking, and blasting terrible music. I moved out two months ago and despite getting a letter stating that I would get my deposit back, I am still fighting with the complex to actually give it to me.

One of the women in the leasing office is very rude and lazy.... The others like Jean and Brenda are fine....

This place is disgusting. It's a great location if you are a student but seriously don't waste your time or your money. It is not well-maintained and it's just dirty. Your neighbors will either be students or you will feel like you live in a project. We rented an apartment here for a short term lease when we first moved to Charlottesville. The morons in the from office put us in a completely filthy apartment. Then they moved us to a "clean" one. This means the bathroom light fixture was rusting, the stove was dirty and the carpet was stained. To begin with. Just look for a different place to live. Oh, and The Villas at Southern Ridge is managed by the same people in case you're tempted to live there. Gross.

I lived in U-Heights for two years as an undergraduate in 2007-2008 and 2008-2009.
The first year I lived in the Rugby Deluxe unit with three roommates, and the second year I lived in the Rugby Johnson with the same three.
The Rugby Deluxe unit was relatively clean, not updated -- but livable. The major drawback was that there were no windows in the kitchen/living area or in the den, so the person who is in that room is definitely at a disadvantage because of the darkness and lack of closet. There are quite a few closets in the common areas, though. There was some mold in the bathrooms when we moved in, but they fixed that problem relatively quickly. At the end of our lease, we did have a problem with a horrible smell near one corner of our living room... which smelled like cat urine. Completely horrible. Apparently it was coming from some kind of utility area adjacent to our apartment -- and as I recall we did end up having to pay a bit extra from our deposit even though it was not our fault at all. Also be aware that there will be a carpet cleaning/replacement fee at the end of your lease, no matter how well you care for it -- apparently normal wear and tear are not considerations here.
The Rugby Johnson was a bit larger and had much better light in the bedrooms and living room, though the kitchen was a bit dark because of the layout. The washer and dryer and 2nd refrigerator were the biggest advantages to this unit, though it was a bit more expensive than the Rugby Deluxe. Because it is basically two units that are combined into one, it has a few awkward things: one of the bedrooms has a random door to the outside, so it can have issues with bugs getting in through the cracks and can be cold during the winter due to lack of insulation around the door. That bedroom also has two separate closets because of this. The den in this unit was incredibly small and no closet-- although it does have a window. The roommate in the den ended up paying less per month because it was so small, and she had a portable closet along with the common closet outside of her room -- not exactly convenient. The patio right off of the living room was definitely a nice aspect. The major issue I had during that year's lease also occurred towards the end of the year... the management at U-Heights claimed that since they had forgotten to tell us that we were supposed to be paying two electricity bills, they wanted all this back pay from us in electricity. Obviously this was an issue as we were broke college students, so we had to have many confrontations with very unprofessional people in the management office to resolve the issue. We ended up having to get advice from the legal service offered through UVA in order to get things straightened out.
Having a dishwasher both years was also a nice plus.... along with the fact that U-Heights is one of the cheaper options in C-ville for apartment living. The bus to UVA was an issue a few times with unreliability, but generally it was fine. As long as you don't have to deal with the management office, it's not a bad option.Helpful 1Thanks 0Love this 1Oh no 0
