Great, responsive and thorough service. I liked the follow up report we received at the end which included photos and other helpful information. We were able to uncover a significant issue with the house we were about to buy, so that we could get ahead of it and negotiate with the sellers. Would definitely recommend.

Ryan did my home inspection yesterday, for an old ABC home built in 1948. He was very thorough, professional and friendly He uncovered dozens of things I never even would have thought to check for, and took the time to explain why it was a problem, how to fix it, etc. He had a fancy heat imager, tools to check for Carbon Monoxide, ran my furnace, AC/ found faulty GFI plus, found missing insulation, etc. etc. I am very pleased, and highly recommend him.

Had an inspection with Ryan for a house we were buying in Kennewick. Setting up the appointment was a breeze, and he promptly called confirming our inspection. When he did our inspection, he showed up early, and promptly started the inspection. He was very thorough, and also took the time to explain small and large details of his inspection. When the inspection was complete, he guided us through his findings and recommendations. The final report was very detailed, and will keep it when we go to sell our home to show how we have made improvements since purchasing our home. Definitely will be reaching out to him in the future on our next home purchase.

Ryan Brightman inspected a house that is being sold. Some of his required fixes are taking things that are up to code and fixing them to be out of code.

This guy missed a terrible mold and leak issue on my insureds "new" house. The inspection was done in the end of November and his report says that there was no moisture present in the attic. Had he gone in the attic as his report says he did, there is NO way he would've missed the abundance of mold and dry rot. The fact that he decided to skip the attic check is going to cost my insured a lot more than the $500 Proper Homes charged for the inspection.

The attic inspection was not skipped, unfortunately as a licensed home inspector I am not allowed to traverse the attic when there is a potential to damage insulation or put my self at risk. I advise all of my clients to read their report thoroughly as it is noted on the summary page that the roof is a major concern and should be evaluated by a licensed expert. To all future clients, my fee is $400.
