I contacted this company to see if they could manage my Condo in downtown Walnut Creek and I must say, I am very impressed with their responsiveness and communication. Kirk was extremely responsive, timely, and courteous on the phone.

Unfortunately, they declined to manage my property because they are moving away from condos and taking on higher end homes. It seems they are a bit overwhelmed this time of year as well.

I am a bit bummed because this is the type of company I would like to do business with. I would recommend this company regardless.

We rented a home in Walnut Creek from Premium Properties for the past three years. It has been one of the best experiences I've ever had renting a property. Everything from the initial showing, to signing the lease, to correcting a few very minor maintenance issues, to moving out was a breeze. The property itself was beautiful and well maintained. The team is very friendly and responsive. Their web portal is incredibly easy to use for paying rent and submitting maintenance requests. The few issues we had were corrected within a couple days. Other things, like tree trimming and gutter cleaning, was arranged directly by Premium Properties and we were notified well in advance when those things would happen. If you plan to rent in Contra Costa County, this is the first, and only, place you should work with.

So far after living in one of their properties, I am very pleased with their response. Timely, professional and thorough...and with keeping their tenant in the loop! Communication is polite and respectful of time and the situation.

My wife and I were their tenants for the past two years. We decided to downsize and left the property we were renting from them.

During the two years being their tenents we noticed how efficient, accurate, and friendly their staff are. Also, same is true for their repair and maintenance team...they are knowledgeable and fast to respond.

All together...Premium Properties we dealt with in Walnut Creek are at the top of the line as far as our two years experience goes.

We worked with Premium Properties last year with Kirk, Lauren and Megan. Although we only were with them for a year while we rented the house, they have been very responsive and helpful when we needed any maintenance. Nothing but great things to say about them - would rent through them again.

This property management company is one of the best. Especially Chyanne who is amazing and is customer centric. She goes above and beyond to help the tenants out. She is timely and cares about resolving issues. Thank you to her and Lisa Gladman.

My husband and I had a really good experience with Premium Properties overall. There were a couple of issues that popped up around the house in the 3.5 years we were there and not once had a delay in response. It was honestly a good experience.

I think there were only two EXTREMELY MINOR things as the only reasons I am not giving a full 5 start. The first was that after we signed, any repair would call through my husband, but he is not a native English speaker and we would miss the calls, and they would just show up. I had asked to have the numbers changed, and they said the system does not allow to change the numbers, for some reason. They offered to put to call my number in the notes. Didn't always work...BUT we never not had someone come over and fix what needed fixing. The second one, I want to be clear...this does NOT, in any way, overshadow the service they provided during our stay. Now, I will be 100% up front in that my husband and I went to leave the renewal of a year about 6 months early as we were intending on taking some time to buy a house (it was getting more expensive to rent than to own, but this is NOT Premium Properties fault at all). It turned out, we found an amazing house that was too good to pass up and made the decision to leave early. They worked with us on dates and such so then they could go in and do whatever they needed to see about getting new tenants before our original contract was up. All that was smooth. The part that I was not the happiest with was, instead of being proactive to tell us that a new tenant had signed and we would no longer need to make payments, I had to find out by going on Zillow.com and their site to see that they had removed the ad. I reached out and asked. I was a little saddened that they did not reach out. Not the end of the world at all. I also want to note that before this, according to our earlier correspondence via email on timing and us moving out, we agreed to pay PG&E and water to keep the lawn maintained until a new tenant was found. While tying up the loose ends and figuring when I should stop the PG&E and water, I was then told that they had already handled all of that when we moved out. So, that's great that we didn't have to pay it, but when we had the email exchange, I wish that they would have just said that they would have taken care of it. Once again, not the end of the world. Just know that you can definitely count on them to address the issues on the property they manage, but during the exiting period, you may just need to be a little proactive, that's all. :)

I'd like to reiterate, outside of the ending communication, they have been EXTREMELY attentive during our time, and I do appreciate them.

As a condominium owner in Walnut Creek, CA, Premium Properties was my only property manager since 2001. I appreciated the regular maintenance surveys they performed on the property and their recommendations on what should be fixed. Additionally they did their due diligence finding very good vendors in the best price range; I didn't have to worry about being an out of state owner - they always had the renters' and home's best interest. Moreover, when I refurbished the condo, they found a solid contractor... and did much of the communication with the company. And their customer service is top notch. I just sold my condo (April 2022) & among the hardest parts of letting go of the place is knowing I won't be working with Kirk and his fabulous Premium Properties staff any longer.

Premium Properties is an absolute pleasure to do business with. They managed our family home up until the recent sale. They are professional and proactive. They are prepared to handle any circumstances seamlessly.
It was so effortless to work with them that we are literally contemplating buying another property just so they can manage it for us. No lie, they're that good.

We were tenants of Premium Properties for 2.5yrs. We found Kirk and his team to be professional, responsive, flexible and very reasonable in all our dealings with them. I would have no hesitation leasing through them again in the future.
