Still no showers available in the Gyms after 3 years!! Just needs to be tiled but some people can't figure that out. Such a simple thing that Katina Croghan can't get done.

Tried to stop by after multiple failed attempts at trying to set an appointment online and by phone. Obviously they must be full or not excepting any more applications. When I came by the lady at the gate was very rude. Needless to say I will not be leasing here.

The entire Palomino Resort has had a management change although I'm not quite sure how that has affected Red Canyon. Every individual community has their own Management office. Although the women in the Red office appear to be trying their best the loss of amenities just keeps getting worse. First all of the flower pots were removed and so now unless you have a green thumb you are SOL if you want your unit to look nice outside. Then the 'invisible trash' went away and was replaced with a trash bin that is quite small with a plethora of 'rules' which no one seems to follow about where to place it and when to bring it in. Lots and lots of trash overflow in the dumpsters. The back gate is currently broken and so you are not permitted to enter from there. The 'Business Center' has SO many rules only a tech person could understand NOT how how to download (and delete what you've downloaded). Who can benefit from 4 (four) pages of printing? And even if you bring your own paper, they have been out of toner for months...which is basically unheard of when I can buy just about anything online and have it delivered within days if not hours. The restaurant closed almost a year ago. The thing that keeps earning stars is the landscaping is extraordinary in the public areas...at the entrances to the Park as well as to each community. The dog park fiasco is finally over, thank goodness. I did see where there is new pool furniture, which is lovely, but really doesn't make up for the other lost amenities. The Amazon Hub is fantastic...when it works. It's been down now for over a month and the poor staff has to come out and physically retrieve your package(s) for you essentially negating the need for the unit other than a handy place to store packages outside of the shelves in their office. Our beloved Maintenance Coordinator CC passed away recently and all of the staff that was there when he was have also moved on. It's sad to see. Palomino is really pretty and the units (at least ours) are in good shape. We've found most maintenance issues are resolved promptly, but again the lack of urgency in fixing what needs to be fixed (things that affect every tenant) seems to be lacking. I will say it is every person for themself here; each community does what it does for their own tenants and Pinnacle appears to do...I'm not sure what. They did add a putting green and a gazebo...so it's a bit of a one step forward two steps back kind of thing. Once everything is back working I'm sure the stars on Yelp will increase...Sep 7, 2017Previous reviewI am a bit perplexed by the polar reviews for Red Canyon. We've been here for just over a year and other than a delay in a roof repair, we've experienced nothing but stellar customer service. When small issues pop up, the maintenance crew is on top of it. You can call, submit your request online or walk over to the office to request service. Very responsive. Our unit is beautiful and has an incredible view. When you are sitting out on the balcony you are not even aware of other units. The grounds are very well kept, particularly at the gates and at the entrance to each living area. The amenities are beyond anything we could have expected; large and almost always empty gym, main pool and pools at most living areas. HUGE ball field and green space. Tennis and pickleball and The Links golf course is adjacent to the property. This summer they had a barbecue for the residents and later had a hot air balloon ride. They have movies in the park and there is a dog park onsite. We are working to get a trash receptacle down closer to the dog park so we do not have to walk onto the 'no dog' area to throw away our trash. Water would be helpful there as well.
We've found the staff at Red Canyon very accommodating. They did just lose an excellent member of their team however both Kristin & Amanda are trying hard to keep everyone happy, and that is simply not an easy job to do in a community where a lot of folks want things taken care of yesterday.
All of the payments are done through an online portal; just set it up once and that's it. Super simple.
They have an 'invisible' trash service which simply means the trash is kept in a covered container outside your unit. There are SUPER nice & friendly folks who come by and pick it up twice a week. It would be awesome to get some kind of sticker or sign to let them know when it's empty to save them a trip. There are also dumpsters for trash and recycle onsite. Several other reviews complain about management's response to mice when they should be more focused on residents' inability to actually throw trash INTO the dumpsters instead of just leaving it on the ground as they drive by and miss their target.
Overall, we are really happy here. The Park is super centrally located and almost any kind of shop or restaurant can be found within 10 - 20 min. There is a King Soopers within walking distance. Library and Post Office very nearby. Close to Denver and all that it has to offer.
Yes, there are a lot of rules; there are both rental units and homeowers in Palomino Park. The Lease document is long...but you need to read it completely to know what the expectation is on your part. Just because you are paying rent somewhere doesn't exclude you from taking some responsibility for your own situation.

We moved out. Thank God because we were miserable. We were so bummed that the last half of our year lease -- the entire Recreation center was closed because of failed pipes. It's so sad because we have met some of the most lovely people here, but we HAD to go. The management office knows the facilities are trash. Our ceiling started to get yellow leak stains after a large rain storm and the maintenance solution was "paint over it". Then, we had inquired about getting vent covers (on the roof to protect our vents from critters) and I was told, "this will be fixed soon" for a YEAR. Some nights we couldn't sleep because of the scratching and critter noises in the vents... we felt like one of those seven dwarfs living in that place with all the animals... I kid you not-- this place might look dope with the gate and the promising view when you take a nice stroll with the pup upon your visit. However, don't be fooled... it's all smoke, honey but after a while you'll realize it's a true dumpster fire.

Don't bother trying to rent an apartment here, the leasing staff is MIA. I've left numerous messages on voicemail, to no avail. I even physically showed up at the property trying to see a leasing agent. Guy at the security gate said that I couldn't do that, as COVID-19 policy prevented it. When I said that it is impossible to get a return call from a leasing agent, the security gate guy laughed knowingly and said "Yeah, I hear that a lot every day."
If management runs the property like the leasing department runs their business, I'll bet the place is a train wreck.

I've been here for 1.5 years now. I am not necessarily unhappy. The Blue Ridge maintenance are really good and very kind. Marcia in the leasing office is wonderful. But I worry about the turn over with management.
When I first signed my lease, they showed me a unit that had a washer and dryer. When I moved in, there wasn't one and I was super shocked. They should have verbally communicated that one wouldn't be in here. They then wanted me to rent with a company that would be an addition $30 month or something. They knew they made a mistake and weren't willing to correct it.
I think that Pinnacle worked pretty hard to keep us happy and in a nice living community. I enjoyed the food trucks (I hope those come back) and they did cute little contests.
The security weren't very helpful, they'd always just say "call non-emergency police" for things like noise complaints.
I am writing this because I genuinely hope that the new ownership reads the reviews and creates a plan of action in the areas of growth. I've been living here for a little less than a year. We should've walked away from this place as soon as they didn't respond to future residents unless you (quite literally) chased after them.
What really makes this place stand out from all the other apartment complexes is the lack of project management (and management in general). We came to live here at the most convenient time - when every single pool/clubhouse (besides the big one) is closed & being renovated simultaneously. It doesn't take a genius to think that's not the best idea.
Also, can we just talk about how exuberant the prices are here? You're not getting a premium experience because you're paying $2,500/mo. You're getting a subpar experience while they run your pockets dry with undisclosed fees. The amount of problems I've had with our apartment is just beyond belief. Toilets do not flush properly, outlets do not work, appliances are older than my great-grandma, and our kitchen flooded this morning, so that was nice.
All for the lovely price of $2,500/mo!
This is for anyone out there that might be experiencing the same setbacks I am with Palomino Park or looking to get an apartment here. I've heard nothing less than awful responses about what it's been like living here. So if that helps steer you into a better direction, I have done my job. We tried to book unit from Virginia, first off the application went thru and paid application and deposit as well. At the end of application now it's saying unit not available. The application shouldn't have processed if unit not available. Now similar another unti available but as thr application in process can't apply or change for another unit. And when trying to reach them while day no one responding. :(

I like Palamino Park but, they haven't put a new bar and cafe in the main building. They've had 2 years to do this. I have met lots of people at the old Parkside. I think it's time to put a new cafe and bar. I know they're under new management. Also I was treated rather rudely when I called by a woman who said "She doesn't know anything about it " and hung up on me. Very classy!!!

Even before Covid we were told that certain items in our home would not be fixed because they are going to renovate our apartment after we leave (and this is also a year ago so when deciding to resign our lease). We didn't find a good alternate place to live at the time so stayed even with the flaking counter top and very old (and dirty when we arrived) carpeting. Regarding the carpeting, it wasn't even vacuumed properly when we arrived--there were ponytail holders and puzzle pieces on the floor of the office (not hidden under things--in plain view) as well as crayon drawing on the window of the office. I steam cleaned the carpet with our steam cleaner and got up a TON of dirt. Every apartment complex I've lived in has had a 3 to 5 year carpet replacement policy but ours was definitely older than 5 when we arrived, and like I said, dirty, matted down, and with pretty painful floor transitions anytime you walk from the linoleum to the carpeting--don't step there or you will hurt your foot, not good for a diabetic as one house member is. One very disappointing end to our stay is that they are requiring us to pay to have the carpets shampooed before we leave even though they have already confirmed they will be ripping it all up and putting in hardwood floors. Not sure why they are forcing us to waste hundreds of dollars for literally no purpose on the way out. We have appreciated maintenance response to things quickly like the time we had problems with our smoke detectors going off in the middle of the night for no reason (and could not get them to stop) or when we had a leaking water heater with a rusted out hole in it. Every maintenance person is very nice. Overall like I said not bad, but disappointing end to our stay. I should qualify that we've stayed MANY places including section 8 apartments so I don't think my standards are ridiculous. Happy house hunting.
