UPDATE: I don't know if the staff made the shopping cart vendors stop, or they stopped coming on their own, but I am no longer being disturbed by solicitors cruising the property selling things, and that is MUCH APPRECIATED!

Also, new maintenance contact is an amazing, friendly, skilled worker who speaks English. Thank you, Oaks Staff!!!

Don't let the good ratings fool you ,look at all the bad reviews that tell the truth ...high rate of rent and a lot of hassles from an office who does nothing to resolve the most Important issues. The parking here is absolutely horrible.your only allowed 2 vehicles yet anyone from the street can park in the lot with no worries of towing... That LONG ON GOING ISSUE has most tenants angry...look elsewhere before settling on here ..

One of the managers is so rude never got her name. The maintenance play favoritism here do not trust them they lie. These apartments were the best until like a year with these new staff. If you have so many reviews about one of the managers being rude then u should believe the people who live here. They play favoritism I kid you not they do not resolve any issues with neighbors or the maintenance. We have proof of it all.

the management here is horrible. The one manager Amber, who seem to be doing a good job has left leaving the very bad staff to take charge again. just like all the other reviews say the parking here is horrible. The gates are constantly broken and left open... My neighbors car got broken into and the office did absolutely nothing about it, the cameras don't work the security guard doesn't do his job .they use old appliances to replace the breaking down appliances.the laundry room is a joke .homeless come n go as they please from this ( gated community) from the long time broken down gates .it's sad that the owner of this dump doesn't get on the management company to save the apartments or who knows he's probably just another slum lord . Either way the many tenants I have gotten to know to talk about the lazy security guard who does not make it safe to walk here at night from the homeless looking into cars to see what they can steal. . if you're here to look at an apartment, look and then move on, you'll be happy you did..

We moved in this year and we absolutely love it. The office and staff are very prompt, professional and friendly. We were looking for a peaceful place for our family and pets, so happy to have found this place. The amenities are up to date and clean.

This complex and Stratham Management is an absolute fraud! Four different letters to tow cars not authorized and not one tow! Still out of reg cars (employees who live onsite and are protected by manager) and several others. Wash room is a joke with a minimal amount of washers (if they work) for the amount of tenants on premise. Rules apparently dont apply to all but then the few they pick on make it nasty!!

Been here for 2 years and now with Amber and Delaney in the office I absolutely love this place. They are responsive and most importantly kind and helpful. The maintenance staff is excellent. Prior staff in the office lacked professionalism Amber and Delaney bring a higher standard of professionalism with a genuine sense of advocacy for there residents. They have completely turn the culture around making it a great place to live!!

if I can rate this a negative 5 star I would .I moved out cause I couldn't wait till my lease was up .the management lied when talking about how nice the property was.well it's the opposite.the new manager crystal is horrible ,she has a horrible attitude and I was happy when I left .don't be fooled there are much nicer apartments in the area .the parking is horrible the cops are always there,the gates falling apart,dog poop everywhere and the long list goes on .

I GIVE THIS PLACE ZERO STARS! Let me warn you on these scumlords that run this place and how they don't give 2 craps about YOU or YOU health so please remember that when making your decision to live in this roach, spider, rodent infested , run down, neglected place to live. My entire family including our family pet have all had major health problems since moving to this dive my husband and I saw with our own eyes the unit the old assistant manager lived in across from my unit have mold in several places and the smell that was so disgusting it immediately made us ill. Maintenance left the door unlocked so one evening we decided to go inside and boy were we taken back. THE ONLY PEOPLE WHO WORKED ON THAT UNIT BEFORE MOVINF NEW TENANTS IN WERE MAINTENANCE MEN!! What happened to remediation when you have a mold problem? Oh that's right, they will just paint over hair, dirt, mold and anything else to make it "look" as if it were habitable so they can hurry and take someone else's money while ruining their health. 8 units in one building, and WE ALL SHARE AIR DUCTS!! No wonder why black was coming out of all the air ducts in my place! If you complain they will evict you. They won't even do it the correct way. They are terrible people and cheat and lie their way through the court system. This is a low income place so they want to evict and replace asap instead of caring about their tenants health and fixing the problems. So now here I am, not backing down! These dirty people have it coming this time! Everyone that moves from there throws out their furniture and belongings. It's the strangest thing ever!! The plumbing is always Terrible and smells of sewage. The roaches are taking over. They will worry about towing your car over what should be taken care of! They are fined yearly for the chemicals being so high they have to closed the pool year after year! If they can't even get a pool the correct levels of chemicals what makes you think they will get rid of the mold and infestations! They won't! They will evict you! Cut corners and bend you over and screw you so bad! I am looking for an attorney to sue this place for all the negligence that caused my family health issues that are now permanent and for a wrongful eviction! I won't stop till this place is safe for everyone to live at. It's wrong what they have gotten away with. No more! STAY AWAY!!!!!!

I lived at The Oaks for over a year. At just around the one-year mark, students from UTI began to infest the apartments in bunches. There are about 5-6 students per apartment. I had numerous rude encounters with them. They would park in my reserved parking spot/dent my car when getting out of theirs.

When confronting one of the students, he made verbal threats when I asked him to move his car. When I wanted to get his information to file a police report, the office had assured us they had spoken to the "Supervisor" of the school. It seems really weird and inappropriate that they want to give these students warnings and are in close contact with school staff. It sounds like they have some kind of marketing agreement with the school and students. I was able to file a report, which no one from Management was present during the process as they tried stating in my previous review.

Anytime I would go in to the office requesting to have a student's vehicle towed, they would insist that they contact them directly and wanted to let school staff handle it. I called the tow company directly, but Ingrid called the student to advise him that I was having his car towed instead of having him face the consequences like the adult he is. Do not believe that your parking spot is reserved; people here have no respect.

Turns out this is being utilized as a student housing complex. Each student is being charged $800 to live here. This explains why management is so set on catering to them; it's because they are profiting double of what each unit is actually worth. 5 students in one apartment is bringing in close to $4,000.

Ingrid has the worst people skills and is beyond rude. Many of these Yelp reviews have complaints about her. You would think that she would be the most invested in making this community a great one since she's the Assistant Manager. Do not live here!! Until they switch management and fire Ingrid, issues will not be resolved. Ingrid is rude and disrespectful. When you ask her a question or submit a work order, she sighs and rolls her eyes and responds to a question with a question.

Patty, the manager, is unprofessional and does not care about her tenants. She lied to my sister and I when we asked if this was student housing. She told us that there is no way this complex is student housing, and the students pay rent just like us. All the information is on a UTI website stating they're using this complex as part of their housing program and it lists how much each student pays to live here. And the "supervisor" Patty and Ingrid keep referencing is actually the UTI Housing Director. So no, they don't pay rent "just like us." They aren't even held to the same standards since Patty and Ingrid run to school staff for everything.

The only good thing about this complex is the maintenance guys, they are great and very attentive.

For the expensive rates, I suggest taking your money elsewhere. Half the laundry machines are always broken, residents litter constantly, and the gate is always broken, allowing homeless and sketchy people to walk in. Beer cans are dumped in the parking lot constantly and it smells like weed around the complex. Cars have also been broken in to. There was also a murder in the parking lot that occurred in 2015.

For one week straight, cars were being hit with paintball guns and management was in no hurry to fix the gate that was broken for close to two weeks. People blast their music as they drive in at all hours of the day. People rev their engines and have their modified vehicles making so much noise at 2 or 3 in the morning on weeknights. The UTI students are always fixing their vehicles in the parking lot, taking up spaces with their broken down cars. Security leaves at 2:00 am, which is when all the noise and parking issues begin. Since these apartments are adjacent to a halfway house, you'd think they would invest in overnight security.

I would see security try to enforce policies such as getting rid if cars parked in the same spot for days and limit noise levels, but security would just get blown off. Residents do no have respect for security and care less about the reserved spots. Students in particular were rude to security and according to Management, they are not taking responsibility for these students and UTI needs to get involved. At this rate, issues do not get resolved. I feel like I'm back on campus housing.

Classless residents, rude staff, and an unsafe neighborhood. I am so glad to no longer be living in these apartments!! They will not be missed.
