      Marcus-Boyd has been our agency of choice since 2008- both on the sales and rental side. We have purchased three homes with them as our agent (two in Baltimore and one in Delaware) and they managed a rental property for us for 5+ years. We have had very positive experiences in all these transactions.

      Marcus-Boyd professionally advocated for us as buyers and were communicative and accessible to us throughout the process.

      As property managers, we had confidence that our property was in good hands with vetted tenants. Naturally there were repair expenses while rented- we were always contacted and were offered options and right of approval, while ensuring the tenants had their needs met. While there was some turnover in tenants throughout the period, the property was returned in very solid condition given the elapsed time. The final lease terminated on a Saturday and M-B agents were there that day for repairs and cleaning and then again on Sunday to meet us for a walkthrough / handoff.

      We believe them to be a vested and highly capable agency and will continue to use them for our real estate needs.

      DO NOT USE THESE GUYS. THEY HAVE NO CONCERN FOR ANYONE BUT THEMSELVES. THEY FOOL PEOPLE & DO NOT HAVE YOUR BEST INTEREST AT HEART!

      We used with Marcus Boyd Realty to manage our property in Baltimore City. Unfortunately we had to sever all ties due to several non-compliance issues. They have failed to respond to our numerous attempts at a resolution and are refusing to take responsibility for their misconduct. Including being condescending and instead of offering a solution, Bill proceeded to send us another bill for a repair that was done in the least amount of effort possible (they didn't even paint over the water stains). They claim that the security deposit from the previous tenant were used for repairs, but they have not provided any receipts for proof when asked.
      Marcus Boyd increased our rent without our knowledge & they failed to return the complete set of keys when we severed ties forcing us to get all the locks changed.
      We specifically asked that there would be no smoking in our house, but it reeked of cigarettes when you walked in. Their reply was that they didn't know who goes in and out of there when other realtors are showing the house(isn't that their job though?). Our electric bill skyrocketed, despite it being an empty house, due to all the lights being left on in between showings. Had we not decided to check on the house ourselves, we would never have known about the state it was in. We arrived to find that the fans in every room were turned on full, possibly causing a light bulb to break, hence the glass on the floor. All of the light socket covers missing, dead flies everywhere, lazy patch jobs, some holes not even bothered to be patched, storm door screens ripped apart, alarm panel dismantled, and numerous other issues.
      No wonder we didn't get any new tenants, our house was a wreck. Our home has now been vacant for 3+ months and in need of major renovations, costing us thousands of dollars to just to get it back to where it was when we left it in their very neglectful hands.

      I'm giving one star because it won't let me give zero. When we first moved into the rental property, we were promised the overgrown tree hanging on the power lines would be taken care of, the place would be painted and thoroughly cleaned, and none of this was done. A few weeks after we moved in, the basement flooded and they told us it was our problem. They only came and fixed it after they got extremely rude with us on the phone, screaming at us. After we left the property a year later, we only received half of our security deposit back because they charged us for unnecessary items that weren't broken or damaged.

      They are some of the rudest people I've ever met. They are a scam. They make their money by ripping you off and being argumentative so that you stop fighting them because it isn't worth it. I've even heard of some of their previous tenants suing them. Just don't rent from them.

      ONLY RATING 1 STAR BC I HAVE TO. If you plan on renting a home in Fed Hill from this agency - PLEASE RUN. My husband and I knew this after very early communications, but decided to proceed with our rental because we loved the location and liked the home.

      1st problem: When moving into our home - all furniture had to moved with a pulling system. A pulley was provided, but no ropes, we were basically told to screw ourselves, they are not representing us, and are not responsible for any of our needs/issues with the house. Confuse me if i'm wrong, but they are property managers? So my husband and I were very concerned and confused with who would help us if something went wrong with house. However, to avoid any further confrontation, we laid low and did not contact them for any reasons unless completely unavoidable.

      2nd problem: they sent us a water bill that was not for a time period that we were living in the house telling us we were delinquent and needed to pay it now. Thank god I my research and looked up online that dates of that water bill to find out, but they were trying to get us to pay for something that we didn't owe and did not apologize or even address it when I confronted them.

      3rd: the air conditioning broke in my 38th week of pregnancy end of May 2016. Bill surprisingly was wonderful and did rush immediately to get assistance; however, it was quickly determined that the lining needed to be replaced because rats (yes, rats) chewed through the lines and every time it rained the circuit would short and we would be out of air for days. He was apprised of this issue May 26th. I contacted him on a weekly basis trying to figure out when it would be actually fixed as this was a huge issue. I continually got the runaround and was always told someone was coming and the air would be fixed soon. The air conditioning was not actually fixed until end of AUGUST 2016 - gee thanks :) Such a great arrangement for a new mother and brand new baby in a stuffy row home that gets no air flow.

      4th: the house was put on the market by the homeowner towards the end of our lease. We were supposed to told of any appts 24 hours prior to a showing, inspection, etc. The amount of times this didn't happen cannot be counted on both hands. This is so extremely frustrating for a family with a young child. Her naps were interrupted, our workdays were interrupted, and we kept stressing we needed to be advised, but it just wasn't really a priority to them. Don't worry, they still got their rent.

      5th and finally: our lease ended June 30th, 2017; however, the home was successfully sold and Will (the most horrible person to work with in the world and will screw you over any chance you get) contacted my husband and asked if we would be willing to move out a week early. We agreed in doing so he stated that he would rebate us $300 for rent, but we told him we would have been using that time to clean. He said just leave the apartment as is, and don't worry about cleaning. Presumably, we took him up on this deal as it would benefit us. $300 is no big deal to us, but not having to worry about the extra hassle of cleaning the apartment was something we were happy to forego.

      Now today, July 24th - we received our deposit check back and we charged for everything. $250 for cost of cleaning the apartment (which we were advised they would take care of); $25 for light bulbs??? (i can't even tell you how many light bulbs were replaced in that house); $150 for carpet cleaning; $474.00 for painting (we did even paint the house - they repainted the house for a brand new homeowner on our expense - I'm mortified); finally $276.00 for wall repairs (things that we would have patched up had we been told otherwise, but were told just leave the house as is); and $40.00 yard maintenance for a yard that we didn't even use. This is abuse and disgusting.

      Upon conversation with Will, he conceded that he stated those things to my husband (to leave the house and they would clean it) but he doesn't believe there is such thing as a verbal agreement and because we do not have anything in writing we are screwed.

      These men are taking advantage and know what they are doing. I even tried speaking with Bill (the much nicer (what I thought of the 2) and he was extremely dismissive stating that they have bent over backwards for us. Please see above all the things that they have been over backwards for us for. They did nothing for us in the 18 months we lived there besides get my air conditioning fixed after 4 months.

      However, when they needed something from us (move out early, have ppl come in/out of place we are paying to rent to for listings/inspections/fixing things for new buyer) - we bent over backward for them.

      Please beware. So unprofessional and disgusting. Should have ran away at our first problem. They will be reported to the Better Business Bureau and legal actions will be taken.

      Zero stars, really. Not the folks you want to be dealing with.

      Hired them to represent our home for sale some time ago. They were all sweetness and light and "if you're ever unhappy just say so" and they'd release us from the contract, no questions asked.

      Despite accepting every suggestion they made about marketing the house and pricing it at the middle of their range, things went nowhere... We kept it pristine, let it be shown at any hour, and cleared out for any open house.

      When we decided to try another realtor we were threatened with lawsuits (they decided we owed them their fee whether they found a buyer or not!) and otherwise stormed at. I'm sure they would have made life horrible for us had their contract to represent our home not lapsed several months earlier, but the blustering emails about their lawyer calling our lawyer continued for some time.

      Once we were with another agency neighbors shared their own horror stories about this firm, very much in keeping with what you'll see among these reviews.

      Stay away.

      I cannot say enough good things about Marcus-Boyd Realty. Will and Bill helped us buy and sell a large property in Guilford, and have rented our house in Federal Hill for the past several years. While they are true professionals, they are even better people. There is no one else we would trust with our properties.

      I met with Bill a few times here and there over the last couple of months as my family and I are looking to relocate from Illinois and I have had a good experience with him this far. He seemed very knowledgable about the properties that he has shown me and overall has just been a big help with the big decision we have to make now. Thanks for your help Bill.

      Awful experience renting through them. When we moved in there were a bunch of things wrong with the house - paint on the floors, light bulbs out, broken closet doors, air filter hadn't been changed, vent on the roof was broken, air vents hadn't been cleaned. We asked them to fix all of these issues and it took them months to fix the issues that they did fix. Most, they didn't bother with.

      Within a few months of moving in, our garbage disposal wasn't working. A repairman came in and used an Allen Wrench on the bottom of the disposal to fix it. He told me that the disposal was old and could break down if not used often. Marcus Boyd came back to us and told us we owed for the garbage disposal repair because it was an issue caused by us and said the repairman had found a piece of plastic in the disposal. I brought up to them that I had been there to witness the repair of the disposal and the repairman claimed the garbage disposal was not working because it was old. Nevertheless, we paid them to avoid further issues.

      Halfway through our lease, we realized that our water bills were significantly high and informed Marcus Boyd. It took them weeks-months to respond to anything. After a while, we noticed a water leak in our house. They came in and repaired, we brought up that our water bills had been significantly high because of the leak and could we be reimbursed. No response.

      Once they started showing our house to find the next set of tenants, they would show up to the house without notice and on dates when we had specifically told them would not work for us. After one such un-announced arrival, an employee of theirs sent us a nasty email calling our house a pigsty (this was the first email we had received from them after numerous complaints from us of things that had not been addressed, and asking for status on repayment for the high water bills due to the leak).

      After moving out, we received our full security deposit back, minus a $250 cleaning fee. They stated this cleaning fee is standard for all of their properties. There is no mention of this cleaning fee in the lease or anywhere else. Marcus Boyd markets themselves as being upfront and honest, but most of our experiences with them were contrary to this. They would avoid issues when they could, collect money from us when they could, shadily ignore terms of the lease when they could, and their employees treated us rudely throughout our entire rental experience.

      The cherry on the pie; a few months after moving out, I went into the parking authority to get a parking pass for my current house. I was asked if I wanted a guest pass as well so I said yes thinking my roommate had not yet gotten a guest pass. It turned out she had, but I didn't think much of it and thought our new house allowed us 2 guest passes or the parking authority had messed up and not entered that she had already gotten one into the system by the time I went in. About a week later, I get a nasty email from the owner accusing me of purposefully stealing the old house's parking pass and telling me that any car that used the pass would be towed. No asking whether a mistake had been made or nicely asking me to cancel the pass; an immediate accusation of something I had not even realized had happened.

      I will never again rent through them.

      I wish I could give zero stars. This is a very underhanded company - I submitted an offer on a property that these people were the listing agents for and they used every tactic in the book ( asking for irrelevant paperwork, not returning calls, refusing to answer emails in less than 4 or 5 days) to delay my offer. I even had my lender - who was bewildered by their lack of response to a qualified offer - speak to them. All to no avail. I can only guess that they had a friend they were trying to get the property to, and so they sat on my offer. I am reporting them to the Maryland real estate commission.

      Terrible experience renting from them. When it came time to buy our new home in fed hill, we specifically avoided any homes listed by MB so we would not have to deal with the flippant attitude from the two owners or the incompetence of their subordinents.

      During our year long rental period, questions and service requests went unanswered after numerous calls and emails until showing up in person at the store front demanding a response. Service requests were than handled with attitude (one younger gentleman that used to work there sneered at me and said he handled so many properties that we couldn't possibly expect a response within a two week period... OUR ROOF WAS LEAKING ON OUR BED!!!) A separate vital repair took 5 months before it was repaired completely and some service requests were not addressed the entirety of our year long rental contract. We were not sent back the entirety of our security deposit and they won't even answer our emailed and phoned inquires to explain these fees nor refund our money.

      We ended up buying a house from MK Building Character and were so impressed by their people and product. I would highly recommend you do what we did when buying our new home, and avoid Marcus Boyd at all costs
