We are really satisfied Because we called them during the rain season and they were able to make plans and give us a timeframe as of when the roof will be ready even though he was in between rains

Our roof of 25 years had run out its course so we contacted a few roofing companies for quotes.
Modern Roofing was one of the vendors that offered financing which is what we wanted if the rates were acceptable. We looked over all the estimates and decided to go with Modern Roofing who also included new gutters which we also needed.
The new roof has 50 year asphalt shingles with guarantee for same. We get high winds and lots of ocean fog in our neighborhood so it was important for us that the new roof be strong and durable. They even added some ventilation for our garage which we had very little airflow prior so this was an added bonus.
They have just completed our project and everything looks great. Thanks Sam!
Our Project Manager, Sam was professional and courteous from the moment we engaged his company for an estimate. Once we agreed to the terms he promptly sent his team to our house to cover the roof where the wind had blown off a section of shingles right before a storm hit. Then the roof was completed before the next rains and finally the gutter were custom manufactured on site to complete the work.

They do great work. Sam was our project manager. He's great and I felt like he was fair with pricing (about middle of the pack from multiple quotes I received), and very communicative. The job was done in just a few days and we love the new roof! The guys who did the installation were very friendly. I got them a case of beer toward the end of the job. They work very hard.
Just be prepared to negotiate the price of extra work rather than accepting the quote without any negotiation. After they removed the old roofing and underlayment, someone named Leo arrived to inspect the plywood decking and told us we needed to replace all of it. I was sort of expecting this. Leo suggested covering the existing plywood with OSB rather than removing it. I agreed to that. The price he gave me just to install the OSB was over $23,000 for 33 squares of roof. It didn't seem right at the time, but we had to get our roof finished before the rain started up again, so I asked if there was any room on the price and he said he could get it to $22,000 and that was the lowest he could go. I agreed so they could start the work the next day.
Overnight, I started to think more about it and did some research on the cost of OSB, collated nails, wages for roofers, and standard markups for materials/labor. It turned out that our OSB installation should never have cost $22,000. It should have been $8000-9000 at the maximum. It was clear to me that Leo was taking advantage of the fact that our roof was now wide open, that I needed the roof to get finished, and that he thought I was none the wiser about material and labor costs. I made a spreadsheet and calculated things out. I contacted Leo and said that I would invoke the 3 day right to cancel if we didn't fix the price. It took several calls and he tried to get us to agree to $19,000, but by relying on my spreadsheet, I got him to agree to $9,200 for the OSB installation saving us almost $13,000. His original quote was more than $700 per square of OSB. A realistic price would be no more than $250 per square.

Ultimately, our roof looks amazing and Sam was fantastic throughout. There were little things that came up along the way and Sam was always quick to take care of them.

My roof was long overdue for a replacement, so I got quotes from three different folks. Modern Roofing came in lower than others and the sales process was detailed and they had good reviews! So I chose them. But it was a pretty horrible experience having them replace the roof.
Communication issues started pretty much immediately - I had to initiate all conversation to figure out what was happening, when folks were showing up, and where in the project we were. Andrew S never once proactively communicated, and I had to let him know about the problems, instead of the other way around.
I'd spent awhile picking a shingle color I liked, only to be told a week later it wasn't even available in California. A good example of how disorganized and uncommunicative the entire company was.
Day 1 of work - they broke the neighbor's window from a leaf blower sliding off the roof. Debris from my old shingles were absolutely everywhere, including on top of three neighbors' roofs up and down the street. Multiple asks to clean it up went unanswered (though they did clean a little bit eventually). There's still debris there today.
Price ended up being 150% of the original quote... making them the most expensive of the companies I researched because apparently 1400 sqft of OSB + install costs ~12k. That's with a 15% "discount" because that much wood was covered in the original contract. Of course they couldn't tell that it was going to be necessary up front... They took advantage of the project being partway done, shingles missing, roof exposed to the elements, and pressured us to move it forward. It's an exorbitant upcharge but I had no real choice but to pay it and move forward. Completely scummy.
Gutters took an extra week... and of course were the wrong color. Took another week to get them to reinstall the right color, and creepily, I just noticed them a different color one day. No communication whatsoever about when they were swapping them or that someone was going to be in my backyard doing work. This was the norm for the whole project.
The vents that they installed? Wrong side of the house from what we discussed upfront. When we build out the attic, we'll now need to move them to the other side.
Payment schedule? Naw, just a huge lump sum at the end.
I have no faith in the quality of the work given the horrible experience and rushed, cut-all-the-corners feel throughout. Almost nothing went right. Stay away from this company, and especially Andrew S as a project manager.Helpful 0Thanks 0Love this 0Oh no 0 - May 4, 2023
As an owner of a busy mechanic shop, I noticed there were leaks in the waiting room and so I went on Yelp to find a roofing company. I found this company and spoke with Alex I. He was receptive to my issues and came by asap.
Within a couple of days the repair was done! Although not a huge job, I appreciated the fact that he was sympathetic to my issue and got it done for a good price!

I did not get my moneys worth
The intermediate inspection was passed suspiciously without a visual or physical inspection.

2) Installation of the aluminum chimney chase has not yet been scheduled. Modern installed a wood shingle replacement to the chimney chase.
3) Nails not picked up. Work area was left every day without cleaning up.
4) Demo had left old shattered Spanish tile on driveway. The wood and nails from the demo of the old roof was left on the front yard, driveway, back balcony, and patio area.
5) Neighbor got upset when tiles were thrown off the roof which potentially was hitting his cars.
6) Broken tiles left on driveway - requested removal several times.
7) The contract did not have the Modern Home Improvement (license # 944950) name and we had checks written out to Modern Roofing - license #807881. We had to re-issue checks. Modern Roofing did not have DBA as Modern Home Improvement.
8) Old gutters not removed from balcony - requested removal several times.
9) Food containers/ water bottles left scattered about in the front and back of the house. This continues even after Rome talked with the workers.
10) Nails, garbage, and other things from the demo were not picked up.
11) After demo and removal of shingles and tile, I was informed that I had to lay down and overlay. An additional cost of $19,941. Workers (6) had no issues walking on the original sheeting.
12) The first delivery of shingles was wrong color (No one from modern was available to receive) -Wednesday. 6:30AM the delivery guys showed up. Received delivery of "starter shingles" - No one from Modern Roofing present.
13) No delivery Thursday/ no work - No heads up from PM.
14) Friday 6:30 Delivery (correct color) Modern roofing did not show up until 8AM.
15) The initial invoice had the incorrect numbers ~$2,000 more than stated in the contract. I found the error and requested a revision. The revised document was sent in a format which was not readable.
16) Sent several emails with no response.
17) Damage my external electrical outlet (cover broken)
18) Quality a. Facia board not attached to rafter(s) properly. b. large gap between drip edge a facia board.
19) The chimney cap was requested to be metal - installed shingle on top of wood. Unable to deliver because Modern stated that installing a metal chimney has been not in their set of competencies.
20) I requested a detailed breakdown of the materials and costs and I have not had a response.
21) On Thursday 01/18/2023, I waited for the Glendale inspector to arrive, but the inspector did not arrive until past 10AM. Modern Roofing's foreman had arrived around 7AM and left roughly 10:30AM. Roof Inspection was passed without a visual/physical validation - Called Glendale permitting to verify if this was standard procedure.
22) Rome arrives at the house uninvited Saturday afternoon (~2PM) - I told him I don't do business on the weekend. Arranged for an 8AM meeting on Monday 1/21/2023.

24) Saturday Rome 01-20-2023 made an 8AM 01-22-2023 appointment with Rome but he called to cancel at 8:50AM 1-22.2023.
25) Notified final inspection the day of the inspection 01-22-2023. No planning. Gutters have not been installed . The metal chimney cap was also not installed.
26) Workers come unscheduled and do not wear safety harnesses while working on the roof.
27) The gutter in the back of house was supposed to be routed outside the wall.
28) Leaf guard does not filter smaller particles - I will have to replace them with LEAF filer in a year or two. My concern is that mosquitos can get through the mess and lay eggs .
29) I had requested a payment schedule as what I need to pay at each successful milestone - new received one. Instead, we were given very little notice requesting large amounts of money even though the milestones were not completely accomplished. The comment from the PM was that he needed to pay his workers and suppliers. Whereas other contractors it was a 1 lump sum payment.
30) Facia boards were minimally primed.
31) I spent a lot of money and did not get my money's worth. need to pay at each successful milestone - newly received one. The comment from the PM was that he needed to pay his workers and suppliers. Whereas other contractors it was a 1 lump sum payment.
32 I have requested but not received a readable copy of the contract.
I have not received the labor warranty that Modern had promised after the completion of the installation. I had to go to the Owens Corning site to get a materials warranty.
Rob Yegiazaryan -Project manager for this roofing project tried his best to address all the issues that I had from cleaning/picking up food containers, water bottles, broken roofing tile which on my driveway to fixing an outside outlet cover damaged by the workers.

Had our roof recently done by this company and they're just awful. Hired through Lowe's and I can't even begin to describe how terrible the communication was and all the dirty work etiquette witnessed. Took a little over a month to complete my roof. Here is a picture I took that shows one of the workers peed on my back garage wall, I got home right as they left. I should've done the same to their truck.

Back in 2017 I had my flat roof replaced by Modern roofing with a 5 year workmanship warranty and 10 years for the product. The following year it leaked. They came back and did a repair (I never saw them do the repair- they said they did it when I wasn't home) and it still leaked. I called back the following year and they never returned my calls. Then Covid happened, etc. Last year I called again and they never returned my calls.
Why you ask am I leaving a review now? When I went up to sweep it off and possibly tarp it before the "hurriquake" I found that it peeling and lifting and I'm basically going to have to start from scratch because clearly their warranty means nothing.
So all in all after the job it's never not leaked and their materials and/ or workmanship is garbage and their customer service is lousy.Helpful 8Thanks 1Love this 0Oh no 0
