      Despite the poor reviews we figured we'd give it a shot.

      Bartender down stairs checked us in, she was very nice.

      Pro-Tip: Bring your own cover for the bed, blankets and pillows. Bed is old, dips in the center, old springs. Could definitely upgrade the beds.

      Room is pretty tight but fine for one night.

      Bathroom was decent but don't drink the faucet water ;)

      I would only stay here again because it's the only place downtown to stay. With better ownership, this place could be awesome.

      Christina the front desk clerk was very RUDE. I booked through Booking.com. I showed her my reservation on my phone. She said too bad. we do not have any rooms. She also said that you shouldn't have booked through Booking.com because they suck. I called back two weeks later to get my credit card credited because they charged my card without me staying and with Christina saying that she did not have my reservation. She said to take it up with the owner and hung up on me. Christina should not be in customer service because she sucks.

      Old Charm was a nice change from a regular hotel. The Grill & Bar downstairs was a nice place to sit outside and have a bite of food and some drinks, watching the world pass by.
      The room was nice, but the faucets in Room 5 needed some repair.
      The worst was that the room 5 window is directly above the bars' outdoor seating. Between midnight and 2:30 a.m., there was little chance of sleeping. Also, the mattress had a big dip, and we kept trying to stay on our side.
      If you depart before 6AM, no coffee.
      Overall the staff was wonderful!!

      Our experience at this hotel was Horrible! I thought it would be quaint & charming, to show my grandson, who lives in Germany, a slice of colonial VA. It is a worn out, poorly maintained relic on a Main Street. Parking was confusing and we had to walk thru a bar to find check-in at the cafe. The Wi-Fi was week and we were unable to use our devices without camping in the hallway. We were evacuated at midnight due to a gas leak. We went to a nearby relative's house to sleep on the couch. They never even called us when the emergency ended! I was livid. The service was mediocre with only one notable positive experience. Marshall was kind and accommodating. The owner appears to be cheap and unwilling to invest in the property and has no customer service skills. We were there only 6 hours. I called the manager who didn't bother to respond. They don't honor AAA or AARP.
      STAY AWAY!!!!!!

      This Inn has so much potential and it's sad that the rooms are in such disrepair. If the owner took down the wallpaper, painted and bought new beds he could charge $300-400 a night. My husband and I flew across the country for a company Christmas party that was just a few doors down. We chose the Colonial Inn because it was so close and we wanted to get a good full nights sleep before the party so we'd be well rested. We looked past the shabby decor when we arrived because we were exhausted from traveling. The bed was sagging so bad in the middle that it was absolutely impossible to get comfortable. We woke up the next morning tired, cranky and sore backs. My husband went down in the morning for the complementary breakfast and the attendant asked how we slept. When my husband explained that the bed was horrible the attendant apologized but that was it. We still had another night to stay in this horrid bed and breakfast. I decided to look up past reviews and found that guests have been complaining about that bed for 8 years! Shame on the owner for not taking care of that. I'm sure he sleeps in a comfortable bed every night. Do not stay here!

      Tried to book an extra night. Booking.com let us. When we tried to confirm the booking they said they were booked up? They said they couldn't "block the bookings" maybe not a good website to use then?

      We had a very bad experience at this hotel. Aside from the cramped room, the finicky plumbing and the sagging bed, the tavern downstairs had live music playing until 2am. The walls were like cardboard so and it was as if the band was in the room with us. It was a nightmare. It struck me as just plain unethical to rent out a room under such circumstances. There was a significant amount of street noise even without the band, so if you like peace and quiet, you might not want to choose to stay here. Also, just something to consider, this hotel has no parking. They recommended we park in the garage behind the hotel, but it was completely full. We ended up parking in a lot about five or six blocks away. Also, this wasn't an issue for us, but this hotel does not have an elevator. After this experience I have very fond feelings for chain hotels with a more predictable levels of comfort and service.

      What a perfect place to enjoy in Leesburg VA The location is right where you want to be. Great breakfast. Relaxing cocktails. But the best part is always the people you meet in your travels. Christina is the person you would like to see every day as a neighbor or friend. She made the stay easy and so very nice. Thank you.

      I booked a room for a Tuesday night as I had a flight leaving from Dulles the next day. Never been to Leesburg and thought I would stay downtown and take in the history instead of staying at a chain hotel on Leesburg's outer loop.
      The rooms were clean, comfortable, AC worked fine. The staff was nice and easy, and I think I met the owner Fabian, a TX aggie. I booked the James Madison, Room #2 which is above the bar side of the Inn; on a weekend you may want to book a room on the other side above their restaurant, maybe 6,7 or 8. The breakfast and coffee was good and included in their price.

      The Inn and King's Tavern have a back entrance at their outdoor patio from the parking garage; parking was free to come and go on Tuesday and Wednesday morning.
      Traffic could be heavy on narrow King Street btw 4-5 with the county courthouse and other government offices located downtown. I think the speed limit must be 25mph for all of downtown and surrounding area.

      I may stay again at the Inn, the downtown area has a lot to offer with small restaurants, coffee places, outdoor eating areas and shops. Leesburg is definitely worth a visit again.

      Wonderful Inn in beautiful,historic Leesburg,VA.Stayed in Dolly Madison room #9 second floor.Nice large room,queen bed, color cable TV with remote. All needs were met. I wish a small refrigerator was in the room but had downstairs Georgetown cafe & bar open late & food is available if hungry.Breakfast included in rate.We picked items from menu & very good food.Staff incredibly great. My husband & I will come back again to visit Leesburg.
