I rented from April 2019 until August 12 when I was evicted he came with the locksmith and the constable lied on a court document that I had to be out by 9am August 12 which is illegal to alter a court document he spoke with my HR manager she was helping me out he told her I was a sick pet but didn't know I was listening in on the call he disrespectful and has no regards for anyone going through financial hardships I had an car accident list my job but by the time my eviction went through I had landed a new job he wouldn't work with he then throws out my stuff when I had 30 days to get my things so I lost stuff sentimental and priceless from fam that had passed he's a drunk stunk up the hallway with sweat and beer smelling vomit breath it was hoTrimble and so is he DO NOT RENT FROM KOLATIS ENTERPRISE!!!!

Not surprised by the other ratings here. I live next to a property owned by Phillip Kolatis, same story as above, at first he was pleasant said "let him know if there are any issues". When we did have to reach out and advise him of illegal activity on his property he said he'd take care of it. Of course he didn't. Then he stopped taking or returning our calls.
He has an out of sight, out of mind mentality. He lives in Old Forge and just does not care about his Scranton properties. Just the rental income.

My elderly parents are renting a home that Mr. Kolatis manages. At first impression he seemed to be a respectable business man. I wish we would have researched him more before renting from one of the places he manages. He has been rude and disrespectful to my elderly parents. He refused to fix anything that he promised he would fix. He has caused my mother emotional distress. Anyone who allows him to manage their properties is running the risk of possible legal action. As a property manager your basic function is to manage your property. He does not do what he is hired to do. And unless you are an owner who does not care about your investments I would think twice about using him or retaining his services. I urge anyone who rents from him or uses him to manage their property to review his profiles. BE CAUTIOUS!!!!!
