      First to Review

      After attempting to use Redfin agents to buy a house and getting scooped on offers several times, Jasmine W. and I decided to use the services of a local agent instead. We decided that while Redfin was great for checking out houses that have been on the market a few weeks or longer, for those hot 0-day releases we would need someone who was actively looking for new listings for us. We used Redfin to search for open houses in Glendora one Sunday to try finding a good agent -- what a disaster! Of the five open houses we wanted to visit, two weren't even open, one agent totally ignored us (probably because we look young), another got up for about a minute then went back to playing on his phone, and one couldn't advertise his open house if his life depended on it. We decided to keep driving around for more open houses and we randomly chanced upon signs leading us to James Baiseri's open house. He easily had the best sign placement of any of the agents we had attempted to see that day, and we figured that if an agent understands where to put signs to get the most traffic, he must not be a totally newbie at the RE game.

      When we met James, he gave us his full attention, made adept small talk, yet still gave us time to pretend to walk around the house on our own -- in short, the perfect open house agent. When we asked whether he represented buyers as well, he arranged for us to have a meeting with him later that week for what we thought would be just a meetup to decide what kind of house we were looking for, then he'd email us listings he thought we would be interested in. Wrong. He sat down with Jasmine W. for two hours and they combed through the MLS; he was able to restrict his search down the best areas of Glendora since he actually lives there, his kids go to school in the district, etc. He got us into one of the two top picks that day (both of which we hadn't seen on Redfin), but couldn't get us into the second because of the seller's agent being flaky and not answering repeated phone calls, texts and emails. We decided to just cruise by the second house to look at it and surprisingly, the owners came home about two minutes later. They let us look around and things just clicked and we submitted an offer the following day (2/24). We closed escrow on the house on 3/31, just 6 weeks after we had first met James! Through the process, he let us know exactly where things stood, what was going on, and what he thought would be smart negotiation after the inspection and what would probably get shot down (but he didn't mind when we tried anyway). He and his assistant, Erin, kept in great contact with us and the multiple moving parts it takes to close an escrow -- feeling in the loop is really important with a big decision like buying a house and it would have been pretty intimidating if we weren't, especially since we were moving so fast. After the close of escrow when we got the keys, James kept in close contact with us to make sure things were going smoothly with the transition in ownership and even dealt with a safety hazard the previous owners had left and also with a giant pile of the previous owner's junk in the garage that was left there after they moved out.

      While Redfin is really cool for doing research on your own, if you want a really good deal with a lot of personal attention you still need to go to a LOCAL real estate agent who is still HUNGRY. An agent from Torrance isn't going to help as much in your house hunt if you're looking in West LA, and if your agent is sitting fat on his/her laurels and doesn't really care about your goals and situation, what good is that? We were super lucky that we semi-randomly met a good guy who is both of those things and who genuinely cares about his clients over his bottom line -- he pointed out several times that if we felt something was jacked up with the house and we couldn't negotiate it that we should walk away. He also never talked bad about other people, even when I know I would have (and did). One more thing: his office has this thing where you never have to go in to sign documents, he has this neat website where you can sign stuff online at 2am if you want.

      My wife and I purchased our home in October 2012. James was very knowledgeable in all different types of real estate. We decided to by a short sale even after his warnings about them because we found the house of our dreams. Even though the short sale process took about 120 days from when we made our offer, James was quick to answer any questions and reassure us that it all would be worth it in tge end. It was! James made the time go by faster, and is an awesome realtor. I would recommend him to my family and friends without thinking twice! Thanks James.

      Fist of I'd like to apologize to James, James: Sorry man for taking so long to get this done and many thanks for helping us into our first home. You should stop by some time to see what we've done to the place.

      Ok, now that I got that out of the way. We bought our very first place around Oct/Nov of last year (2012). I had done about as much research as you can do on the entire home buying process and one of the things I got out of it was that who you have on your side will dictate the type of experience and deal you have/get. We "shopped" around everywhere for an agent/realtor that would fight for us and not just try to sell us a house, any house. After all, we're the ones that will be making all future payments on it, so I really wanted someone that could honestly be there for us. My wife and I read review upon review of many many agents/realtors. Some had dozens and dozens of fair to good reviews but they seemed too business like and not enough personal touch, some I just plain and simple judged by their picture (Sorry guys), they looked like crooks or cocky little punks, the kind that just care about the "deal" and money that's due them. I could've been wrong but I didn't want to take any changes. I wanted some that we could connect with, we even paid for Angie's list but didn't really feel comfortable with anyone there. Enter Yelp, there was James reviews, we read them we looked at his pics and we got a good vibe.

      Well, after we met at his office in Glendora, my wife and I felt really really good about working with James. He was real with us, he set our expectations and kept us grounded. It was important to us that he really drilled us on not just what we wanted but what we needed, knowing that in the end we would be much happier satisfying our needs than our wants, and we too felt that way. We have three kids, and meeting all of our needs first and foremost was keystone.

      I'd have to say that once we got started he showed us exactly what we had agreed on. In some place walking in and out of them since they looked good on paper but in real life they were, how should I put it, well horrible...

      His experience in the industry was apparent from day one as soon as he started suggesting points that we hadn't even thought of, long term considerations and things that would make us love our first place rather than just come to terms with it. In the end, we came across what we considered the ideal house in many ways (not ALL, but more than we hoped for). It was a bit outdated but in excellent shape and all my wife and I could see was the potential it had. We must be one of the luckiest buyers 'cause after two weeks we felt we found the place for us, we made an offer and it was accepted. On top of that, James negotiated a credit back to us from the seller and when negotiations started to get a little hairy, he took a cut out of his share as a token for negotiation. Well, everything worked out thanks in large part to James's ability to properly represent us and our interests.

      All in all, I actually had a pleasant buying experience in the end, compared to my buddy who was buying a house at the same time with a different agent that hardly ever gave them an update and left to vacation in the middle of their purchase. Insane. In contrast, James was quick (within a day, sometimes within the hr) to get back to us with any questions we had and gave us regular updates in properties and our negotiations for our home. We felt like he really did kept our best interests in mind and represented us as such. He was there every step of the way with suggestions, updates, explanations etc...All the way to the day he gave us our keys. Believe me when I say that you want someone like James in your team. You'll be in good hands.

      I am ex member of the US. Army and a college student with not the greatest credit history. I decided that I wanted to purchase a house, and had no idea how to start. I contacted James Baiseri and told him about my situation and asked if he could help me in any way. It seems so very far away at the time, I thought I would never get my own house. James showed me every step and took care of everything along the way, I could not believe how smooth everything has gone I have now lived in my beautiful home for six months and I love it. James did an excellent job and I would recommend him to anyone I have heard so many horror stories from people trying to find their house and I had none of those experiences. James is extremely knowledgeable very professional very friendly and eager to help and most of all very honest with a character that I strive to be more like. James helped me with my VA loan, getting into my dream house and doing it all quickly and smooth.       Most of the reviews here are from James' clients who purchased a home through him. I'm probably the only seller review here so take note! We first met James back in May 2013 when we stopped by to see one of his open houses. We ended up not buying that house but he left such a good impression on us we decided to ask him about selling our house. This is our 2nd house, and our previous agent had left a lot ot be desired. So, we had a lot of questions, doubts, what if's, and I'm sure my ramblings gave him a headache. We put the house on the market in mid-August. Now I'm a very anxious person who made an even more anxious client, but he was always very quick to respond and always answered thoughtfully and respectfully. One thing we liked about him too was that he was very straightforward with us. He also has a pleasant and outgoing personality...we never felt we were discussing business, but more like asking advice from a friend. We had a few hiccups along the way, we had to adjust the price due to time sensitivity (we had already bought another house!) but he remained calm throughout. We finally accepted an offer on 11/19 and although we had some issues with the buyer, he made sure we steered through that path smoothly and closed on 12/31! Can't ask for a better agent. Proud to have been the first sale under Kaleo!

      James helped us in the selling of our first house and the purchase of our 2nd house. It was a stressful time in terms of selling our house. Short sales seemed to be popping up everywhere in our neighborhood, which was driving the prices down. James was vigilant in having Open Houses and following up with anyone who came to look at our house. He ended up selling our house AND helped us find a house in the area we wanted. We LOVE our house and have been here for three years. James was so patient, professional and easy to work with. We have and will continue to recommend him to anyone who is looking for a realtor.
