Five Star Property Management was a pleasure to rent from. They were always easy to get ahold of and extremely polite. They worked with me so much and I appreciate the company and how they operate. Def take advantage of using the Carpet cleaner, it's usually always available. Keep your place nice and clean and be a good tenant. I treated the place as if it were my own because I was thankful to the owner for renting to me. I left it ready to rent when I left. It should look how it did when you moved in aside from wear and tear obviously, which I still fixed myself because I respect five star, the owner and myself. Anyone who is upset for not getting their security deposit back in these reviews probably left it a mess which is impossible bc you have to hire a cleaning company when you move out which of course you get reimbursed for.

Also posted on Google, but since Yelp seems to be taken seriously, I figured I'd post here as well.
My property manager retired after 10 years, so I went on the search for another management company. I hired these guys based partly on the Google reviews. Boy was that an eye opening experience.
Not only were things that were initially discussed by phone incorrect, forgotten about, or just plain wrong, but also it seemed like they wanted to spend my money on repairs, estimates and the like, as if it grew on trees.
Specific examples: prior to renting out my vacant condo, repairs to bring it up to standards were necessary. These repairs were originally estimated at over $3000, which was ridiculous, given what was actually needed. A supplementary estimate from another company came in just over $1100, for exactly the same items. Quite the difference, but their initial reaction to the first estimate was just to ask for my authorization to complete the repairs as estimated, not obtain a second estimate to confirm the repair amounts.
There was also a plumbing issue, that necessitated a trip out to the same condo for a repair estimate. The estimate was provided, but at a cost of $125, just for the estimate. I don't know of ANY company I've ever dealt with [and I've owned rental properties since the 90's] that hires professionals that don't give free estimates. But it wasn't Five Star's money, so I guess it was all fine by them.
There are numerous other issues, but I'll let you find out for yourself if you decide to deal with them.
The one positive thing, was they let me out of my 1 year contract at no penalty after 6 months to hire another company. They did send MOST of my money that they were holding to the new company in a timely manner, including the security deposits, and most of the reserves [they ended up deducting that $125 for the previously mentioned estimate when they forwarded the funds]. They did not, however, send the garage remote, and I ended up having to pay to break into my own garage and have a new remote programmed. When the new property management company confronted Five Star about this, they had no idea what had happened to the remote, nor why it wasn't sent with the documents and deposits.
In fairness, I was going to leave a 1 star review prior to the cash transfer issue, it did not affect my perception of them whatsoever, it just confirmed it.

Looking through the property management statements from Fivestar in detail for taxes. I found that they charged me multiple times for cleaning and for changing locks. ?????

If you really thought we were mishandling funds, I would hope you would reach out to us directly. Of course that is not the case. It appears you prefer to communicate on Yelp, so no problem, we can do that.
If you look closer at your statements, you will see that there are no duplicate charges. Although the deadbolts and door handles cost the same dollar amounts, they are different items, on different line items, with different descriptions, so that you have the full breakdown for full disclosure. As a reminder, your prior property manager wanted you to pay a monthly fee forever to keep the electronic locks, and it was cheaper to just replace the hardware. Also, the second cleaning for $50 was a touchup was after the discounted deep cleaning that had to be done. There was additional work that was needed to help bring the property up to a condition we are allowed to rent homes. As a reminder, the home was pretty trashed and not in good condition when we took over.
As an additional reminder about the tenant, I wish there was a way to have zero problems in the world, but that is just not realistic. Luckily, we use a risk-based deposit matrix, increasing the deposit if someone is not A+. That is the reason the tenants increased deposit covered all of the past rent due by the tenant, plus their eviction fees, plus the trash out fees. She was a horrible tenant and tried to work every angle there was, but we were on top of it. We cut off her ability to pay online after the first payment, which likely saved you months of charge backs later. It was only about 5 weeks after her non-payment that we were able to remove her. Without our diligence watching over this tenant you would lost thousands of dollars.
I would appreciate you looking back at your statements and reconsider leaving this poor review up.

Unfortunately, this was not true in my case.
My main issue with the company is that I relied on the company's screening process to find me a good tenant or at least one that would pay the rent.
The tenant that they found stopped paying the rent the second month after they moved in. Also Fivestar accepted part of the security deposit with a fraudulent credit card so when the tenant damaged my property I did not have a way to be reimbursed for the extensive repairs after the tenant was evicted.
Maybe it was just bad luck on my part, but I believe that Fivestar's tenant screening process could be a lot better. - James W.Henderson, NV02Dec 18, 2023
If you can do the work yourself you will be better off. The work they do is ugly and without skill. Getting in touch with someone at their office is absolutely impossible via phone or email. They are messy and sloppy and they do their work. Half-assed

Hello "James". I can tell this is a fake account purposely trying to hurt our business and that you did not have any relationship with our company. Seeing as how you also gave a one star rating to multiple property management companies on the same day, I can tell you work for a competitor. I can also tell you are a contractor from another country by the language you use. I suspect they found you on Fiver or Craigslist. I hope you realize soon that you can profit more by doing business the right way.

If I could give 0 stars, I would. This has got to be the WORST property management in all Nevada. I recently moved out of my home with no damages on the property. They emailed me a month later after I moved out saying I will not get my deposit back and charging me $602.71 for no reason. Also charging me additional fees that have nothing to do with my responsibility. They will not leave you alone until your pockets are empty. Please be careful with these people, it's no joke.

I travel around the world for work and constantly find myself in different time zones. That makes owning a rental property in Las Vegas challenging at times. Communications with other companies were often delayed multiple days as they waited for the simplest of approvals. I once sent a dozen emails over the course of 7 days just to get a plumber to provide an estimate! I just wanted it fixed! That's where Matt and his team really shine. They use common sense and handle basic problems in order to keep my properties occupied and most importantly- making me money!
I've also used Matt to complete a handful of real estate transactions including purchasing and listing several rentals, and also speculating on commercial lots. The nice thing about working with a company like Five Star is that they're big enough to handle different types of transactions but not so big that they forget your name. Even though I may be 14 time zones and 1000's of miles away, it feels like I'm in Vegas thanks to Matt and his team!
