I am a new tenant to Cahaba Grandview. When I first viewed the property, I fell in love with the apt layout. The kitchen is probably the key seller as it is gorgeous and roomy! Plenty of counter space and beautiful granite countertops with stainless steel appliances. I can't speak about it enough!
Upon my first day, they had my keys ready but turned out the key did not work. They quickly were able to get me a new set for my apt. However my mail key wasn't ready yet. I was asked to pick them up at the end of the day but our leasing agent forgot so I ended up having to wait until after the weekend to get it. Upon entering, I noticed that the apt itself wasn't quite put together yet as the toilet seat in the guest bathroom was detached and then the master kept running water. Maintenance came and placed a toilet seat in the guest one and then fixed the running water on the Master.
Well the next day I noticed Master bathroom was leaking so Maintenance had to come out again to fix the leak. Water pressure was weird in the guest bathroom and the hot water only got luke warm. I submitted a request four different times to get this issue completely fixed. I actually had our leasing agent try to tell me I had to just deal with it and that not everything can be perfect. I don't expect it to be perfect but I do expect it to be at a standard that Cahaba Grandview seems to present themselves as. (I would like to add that I don't think this leasing agent actually works here anymore though as I haven't seen her in the office for some time now) After the third time, the handle actually ended up coming off and hitting the tub and leaving a mark. Glad that wasn't someone toe or something. The fourth time they had another guy come fix it with the property manager. Finally got it fixed.
(I will say that even though maintenance had to be called so many times, the maintenance guys never once made me feel like it was a burden. They were very kind each time.)
December I ended up with sugar ants. Pest control came out but I had already gotten it under control by going to target myself and getting some Terro bait. (That stuff works miracles)
From the time I moved in at the end of November, the fitness center never had wipes. Or well it does, but they are dry? I have notified the office multiple about this but still no wipes. I even requested that they get a store bought container of wipes for the fitness center until the dispensers are refilled but they haven't done that either. I can't imagine how long it's been since the fitness center has even been cleaned as there is quite a bit of dust and debris accumulated in there. Disappointing for "luxury living" and esp the amount of $$$ spent in rent here.
Not sure if I'll renew my lease here. Don't get me wrong, I do love the apt. It's clean, nice and newly renovated. It does feel quite homey and it's the main reason I considered this complex. However, I have mixed feelings overall based on the experience I've had within such a short time here. I just feel the experience part can be improved for it to be a "Luxurious Apartment" complex. Will see what happens for the rest of the time here. So I ended up moving out, the leasing office was no help at all! I just wanted to attach pictures of the mold that was left in my apartment.

Dec 5, 2021Previous reviewPlease do not move here! I lived at this property for almost 2 years, my apartment flooded within the first month and it didn't get fixed til a year later! The assistant manager told me that, nothing was wrong with my apartment which was why they didn't fix it in a reasonable time. As a result of the flooding and their inability to do their job, my apartment then created MOLD spores in the areas my apartment flooded in. I've been in and out of the Dr appointments for my health and when I asked to be able to move, they told me I had to pay double my rent! Absolutely ridiculous, corporate has been no help either after MULTIPLE calls and emails! I wouldn't keep a storage unit here!

Update: after giving my notice and moving out in mid November, I was told I had no account balance. Next thing you know, I receive a call from a collections agency about collecting a debt from this property that I knew nothing about. This property sent my account to collections before notifying me of having a balance. They then sent me a statement this month(Jan. 2018), well the collection agency did. The property manager acted as if she was truly trying to handle the situation, but only gave me the runaround. I spoke and emailed her last week and haven't heard from her since. The place was going downhill before I left and with this new agency and staff, it may get worse. Great value. Granite counter tops, main living area wood like laminate, large kitchens and spacious bed rooms. Very close ( with in walking distance ) to shopping. Gated community. Staff is very friendly and maintance is done right away. They are updating the apartments with new appliances.

I have lived here since Dec 2016 and got in at a great rate at $815 base rent for a one bedroom. Rachel (who no longer works there) was super helpful in getting me moved in. On the first day living there my apartment was actually extremely dirty from the previous residents but I called the office ASAP and they had the cleaning company come and clean right away. Honestly, my first-year experience was great! I recommended these apartments to everyone I knew even though, their "Gym" is literally a joke, all of the machines are outdated, there is no "playground" as they mention on some review site and there is no tennis court, which seems strange to me.
Come October, new management came in, initially, the new management seemed great since they placed new granite countertops in my apartment, updated the pool area and even update the package center at no extra increase to my rent! (Note: Laundry facilities are no longer available because of the new packaging center). But then last month, they accidentally had a cleaning carpet crew grab my keys and cleaned my carpet. Yes, I did get a free carpet cleaning BUT it came at the cost of me having my Macbook Pro stolen (Mac & charger)! I mean who does that??
Anyway, I immediately went to the office to tell them what happened and had to sit there for an hour while Johnie Lea had to call her Matt to give her further instructions. Then she comes back and handed me her phone to talk to Matt, at which he just questioned my integrity and said he had no idea what to do (the MANAGER had no idea what to do...wow ok).
For the next three weeks, I follow up with Matt and no answer...I finally catch him and his manger, Jenny Miller, at which she totally ignores my presence (of course, I'm sure she is too high in the ranks to deal with me). He tells me there is nothing they can do and that they can legally enter my apartment anytime they want and that providing me notice is only a courtesy and that they are not required to. They had no mercy at all for what happened and treated me like absolute shit and just said it wasn't their fault. I loved living here but having to deal with a Manager like that when you are paying almost $1K a month for an apartment is not worth it. Thankful they allow you an out which I took and will be taking my money somewhere else.
To add on to this, the walls are THIN, I hear my upstairs neighbors's tv all the time and I can hear them stomp and flush their toilet...Anyone looking at living here.. keep in mind that as they are making these new renovations they may have some "slip ups" that they will make sure they remain blameless for.Helpful 2Thanks 0Love this 0Oh no 0 - Brooke W.Maylene, AL11235May 31, 2016Updated review
All smoke and mirrors. Look elsewhere. Seriously overpriced for what you get. On the outside, it looks great. Gated, safe, quiet, clean apartment complex. Here's what you'll find after living here a few months: There are two gates going in and out of the apartment. One of the two gates is broken and stuck open most of the time, so anyone can come in. Noise rules and regulations are not enforced (especially when the one making the noise is a manager at the complex). I've talked to the noise makers twice and spoken to the head manager of the complex over three times. Her solution was to recommend we move to a top level apartment and to put pads on their cabinet doors so they wouldn't be so loud when they closed (even though I told her it was their stomping and slamming doors and cabinets, as well as all this taking place until midnight, sometimes later). At this point, I gave up and started looking for another place to live once my lease was up, because she obviously wasn't going to enforce the rules in the lease everyone has to sign. I'm not sensitive to loud noises, and I'm not someone who will complain a lot about noise around me. I understand living in an apartment will be a little noisier than living in a house, but I hoped management would at least support and enforce the rules, not be the ones making the noise all through the night. People let their dogs poop all over the complex (even on the sidewalks) and they never pick it up. There are trash cans and bags for dog poop all over the complex but very few people use them. We've been here a year, and there isn't one person in the office that is the same as when we moved in. The amount we pay for rent should match what we get, in my opinion, and this complex is WAY overpriced for what you get. Oh yea, and rent is increasing. We had the option to sign another lease for a year...at an increased price. If we went month-to-month, rent would increase $300/month on top of our locked rate we've been paying for a year. Maybe they're doing this to pay for the gates that are always broken. Who knows.
Update: We have been charged over $500 for mysterious "urine stains" in our apartment. Guess who did the inspection? Our upstairs neighbor, who I filed many noise complaints against. I love Cahaba Grandview! We have lived here for 2 years now and love it. Johnnie Lea, Matt, and Jenny in the office are awesome! Maintenence is always quick to respond. We love all the updates they've done recently. I definitely recommend.

I have lived here for 2 years and I am completely satisfied. The maintenance team is quick at fixing any issues and my apartment is quiet (due to the fact I'm on the top floor). I see many bad reviews, but I must say I am pleased with this apartment complex. High ceilings and large windows make for an airy atmosphere.

This is a nice complex but a terrible place to rent from. The noise level is awful and management is not helpful. If you have any problems like losing your job they will not work with you and you still have to pay a fee for moving out. Terrible company to lease from. Never again.

Cahaba Grandview's complex is beautiful, even while undergoing renovations to make it that much better! The renovated and classic units are all beautiful so you won't go wrong with whichever is in your budget, and you will have spacious bedrooms & closets which was a huge deciding factor for me! Another big deciding factor for me was the office staff! Matt was the first person I met there, and he made my move from GA so seamless and wonderful!! He was super kind and so attentive to any concerns before deciding to rent which made it feel so easy! Moving 3 hours and knowing your move is taking care of? What more could you ask for! And the rest of the team? Well, I have to brag on them all!! Johnnie Lea is absolutely wonderful and so sweet when you have to go into the office (I used to go a lot for packages before the new awesome package concierge)! Also, most complexes you never hear or meet the manager, but Jenny is the best one of any place I've ever lived! Always asked how my day was when coming out to greet residents- Its like they were second family!! I absolutely love living here and they made this one easy decision! If you're moving down the road, or from afar- they will take the absolute best care of you!
