Pedram and Bay's Elite Management are the best of three property managers I've had by far. There were a few early sticking points about who to contact and how, but now that we have an established relationship and reliable channels of communication I can always depend on Pedram for a response. He is terrific with tenants without letting them walk all over him. There have been many maintenance issues that I didn't even need to hear about, and he reaches out to me when there are larger issues. We recently turned a unit and he got it done in about half a month when the property was pretty thoroughly trashed. He helped me find a lawyer to work with for 10's of thousands of dollars of lost rents. I trust him to fill my vacancies.

Bay Elite was the property manager of my Oakland apartment building. Repairs were quickly addressed and the repairmen were extremely punctual and professional. I really appreciated how easy Pedram made my move out process. My deposit was returned the day after I moved out. All around, a great experience!

I am one of the tenants of apartments managed by Mr. Pedram Karbassi, Bay's Elite Management Group. Pedram is a very professional manager with high standards. He and the maintenance team are always super responsive to emails/texts and fix issues promptly. Pedram cares about the condition of apartments and provides an excellent service to residents, maintenance and safety of the property. He has my highest rating.

They managed the unit we stayed in for 8 months in Oakland. There were a couple of scary incidents at the building- someone broke in & stole the car next to ours, my father's car was broken into & his ignition destroyed & and I was assaulted. We brought our concerns to the Management Group & the person said, "dont message me at this time" (it was 10pm & the building got to know about the break in just then). Knowing that this company didn't care about us, we requested to break our renewal lease on July 14, 2023 as it was just unsafe for us to live there. The company said that we could move out and that if they find someone someone by 8/1- they won't charge our security deposit. Well, to accommodate this we moved everything by July 17th. By July 20th the company found tenants to start the lease. The tenants said they wanted time to move, so this company didn't inform us and charged us for the two weeks the new tenants didn't move in. When we brought this to the manager, he said "go to the court and do whatever". Also said how he didn't charge us for breaking the renewal lease (which didn't start until 8/1)
The person managing this business is rude, unfair and prefers to threaten than solve the issue. I would stay clear from this company. We had a very bad experience.Helpful 1Thanks 0Love this 0Oh no 0Business owner information

To Yelp Community: First of all, we never rented to anyone by the name of Kudrat. I assume her significant other renting from us as we simply refunded his security deposit less the rent for the period 8/1-8/15, as he had given a 30 day notice on 7/14 for a 8/14 move out. We in fact deducted this amount from his security deposit as the new incoming tenant replacing him wanted to move in on 8/15 vs 8/1. What would you do in this case? A tenant gives a 30 day notice, and a replacement tenant happens to move in exactly a day after the 30 day notice expires. Who were we to notify and for what purpose? Then this outgoing tenant threatens that he would take us to the Small Claims Court in two consecutive emails and we simply replied that he should do whatever he deemed necessary legally. Please note that the lease break fee is typically 2.5 times the rent. Although this resident was on a lease and technically broke the lease, he didn't get charged (where he should have been). We simply went by the exact dates of the 30 day notice to vacate, and started the lease of the incoming resident the day after the 30 day notice ended. The threat to take to small claims court came from this outgoing resident/claimant and not us. We have the entire exchange documented in email so there is no disputing any of this. It's up to the Yelp Community to decide how to interpret the legitimacy of the slanders and defamations made here.

Worst company to take over the building. They send rude workers who show up an hour late and have terrible attitudes, send cleaners who smoke on the property and leave the door to the apartment unlocked overnight, send tenants threating letters and are very poor when it comes to communication. Slumlords! Would rate zero if I could.

The real issue is that this resident is upset because we change the trash service so each tenant gets their individual trash cans. And now after 13 years of management hauling his trash bin to the curb, he's upset the convenience has just ended and he has to do it himself. It is written into his rental agreement that he has to take his own trash out each week. And because we are implementing what is written into the rental agreement per the new owner's request, he would take it out on us by leaving a review.
Moreover, my best agent happens to be a smoker. But she never smokes on any property. And she's the most honest staff member who would not leave any doors unlocked (verified and confirmed). So these are simply not factual and mere accusations. We don't have any employee who has a bad attitude, yet my one worker was in fact stuck in the morning traffic and showed up to the appointment late; and we politely apologized and rescheduled. There has been no threatening letters as we know better. We sent a friendly memo to each resident that they had got to haul their own trash to the curb moving forward.
Let the review stand. Those who understand the concept would use our services or rent from us, because they know that we exceed their expectations.

Pedram has been my property manager for a duplex and 8 units in Berkeley for years. He is knowledgeable and efficient. His fees are very reasonable.
