      Apparently now they're Keller at Town Square.

      We lived here for almost 2 years as the first residents of our unit before moving out in November 2019. Our lease was up at the end of December, but we built a house and moved out early. PS... they require a 60-day notice.

      There was a high turnover for office staff but everyone was nice and tried to be accommodating. The maintenance staff was nice even though there were only two very overworked guys.

      -Parking is terrible (read: nonexistent). The garages don't fit a car bigger than a small sedan. We have a VW Beetle and that thing barely fit. Most people used them for storage.
      -Bugs: termites, crickets, flying bugs in the backyard that hung around our door, and an unfortunate run-in with a cockroach in the middle of the night.
      -We had neighbors that liked to huddle outside with their shirts off and drink beer for hours
      -Cheaply made apartments
      -Air conditioner started to break down about a year in. We reported it to maintenance, they said there was nothing wrong. Our electric bill said otherwise.
      -Electric is based on individual usage and billed through SRP but everything else is divided up according to apartment size and billed from a third party vendor. You also pay for the common area utilities as well whether you use them or not. That got old.

      When we were preparing to move out, I asked for touch-up paint so we could touch up a few spots where we hung curtains and so forth. NOPE! Here's the reasoning: There are two different types of paint in the units- glossy and matte. Apparently people can't tell the difference so they don't want the residents doing it themselves. This is code for: "we want to charge you for as much as possible upon move-out." This philosophy was proven when we moved out.

      No one was able to give me a final move-out charge so I could pay it ahead of time. We ended up going over our lease-end date due to the closing date on our house. Apparently you need a math degree from MIT to figure this out. I ended up getting an "estimated amount" on the day we turned in our keys but was told the "final amount" couldn't be "final" until after our move-out date. So we had to wait almost 2 months before finding out if the estimated amount was sufficient. Ridiculous.

      Moving forward to the refunds. I got an email with an amount we would be getting back after several emails AFTER our move-out date asking for it. I got a check in the mail over 3 weeks later with a different, lower amount and NO itemized disbursement statement. Even me, as a commoner, knows AZ law requires a statement or itemized disbursement if they keep any of your deposits or charge you for anything. I called the office and apparently I'm supposed to hear from the ONE person in the office that does the financial stuff in a couple of days. We'll see.

      This place LOVES to nickel and dime you for stuff. We were charged extra vacancy charges on our utility statement. Yes, we were charged for NOT living there. I was told what the clean-out charges were, which were also completely bogus and inflated but since I don't have a statement in writing yet, I will refrain from details.

      Having your own little house and yard is great, but you'll pay for it so be prepared. All I'm saying.

      Highly disappointing. The leasing agent did a great job selling off this property. We assumed that since it was in Gilbert, and the cost of the property was well above average that it would be managed professionally as well. Nothing could be further from the truth! We've had a birthday card stolen, and 3 Christmas gifts. On top of the lack of security this place offers, the maintenance man is unreliable and never shows up when he has scheduled an appointment. The inflated cost of this property is not worth the service or security you receive. I would not recommend Avilla Town Square to anyone.

      If I was rating this place when I first got there, I would have given 5 stars but now I feel generous giving 2 stars. I knew I was only staying for 6 months until I moved I into my new home so I tried to be patient with the spiders, earwigs, mini blinds that don't close all the way so you either put on a peep show for the neighbors or prop pillows or something up against them every night, a tub that didn't drain, neither did the washer. They advertise a little yard, which I admit was helpful with 2 small pups but then they decided with only a few days notice to take all the block fences down to rebuild them. They left them down for many weeks and then never cleaned up their mess in the yard. I had to make other arrangements for my dogs. I had a great relationship with the first office person but she disappeared pretty quickly - no big surprise - after that the only communication was thru nasty notes taped to my door. I had a missing package and went to the office to see if they knew anything about it and got a lecture about not being responsible for MY stuff... then found it in that same office a few days later. The kicker is that they kept almost $400 of my deposit with no explanation. Is that legal? Won't return my calls. I hear they're under new ownership but I would still never refer anyone there.

      My fiancé and I are coming up on a year of living in Avilla Town Square. I would like to preface that we were the very first people to live in our unit, no one had ever been in it prior to us. We are moving out at the end of the month, extremely disappointed for what we've been paying at the 1-year mark. We would not recommend anyone moving in with this company for the following reasons. Initially, we loved our experience moving in with Tyler the sales rep. We were infatuated by the location and loved the convenience of the units however, problems began arising in the first week. At first, we had internet issues (due to rushed and poor wiring) that required 3 different visits from cox, we chose to overlook this because we were so excited with our new home (they had to rewire the entire unit). As time passed there were normal miscues, bugs, rushed construction (bad paint jobs throughout the home I.e bathrooms, kitchen, bedrooms, tape still on panneling around doors) all things that we chose to overlook because of our positive interaction with Tyler and our excitement over this "aesthetically" pleasing home. Things really turned the corner when they chose to move the sales team that initially helped us into this home on to different locations. The new team was not apathetic when we'd report issues and were just over-all rude in our interactions. Our rent went up mid-way through our lease because they decided that they no longer wanted to have a flat rate for their water, sewage, trash. Things really came to a sour note when the week before Christmas our dishwasher (less than a year old) broke and flooded our kitchen. We scheduled to have it looked at by the maintenance team. They came while we were gone and informed us that they had to come back Christmas Eve to work on it. We let them know that we'd be out of town during the day of Christmas Eve and they could come while we were gone. The maintanence man showed up banging on our door at 6:30 am Christmas Eve while we were in the process of showering/getting ready for our day away. (Super unprofessional and we let the sales team know of our issues with this, to which they did nothing). When we arrived home after our day away the Maintenance man left a note informing us that he was unable to fix our dishwasher and would need to reach out directly to GE (all appliances are GE in unit). A week goes by and we hear nothing from the maintenance team, GE calls me and informs me they'll be at our house the following day between a certain time. My fiancé was forced to call into work and take the day off, GE never showed up. We lost out on needed money that day and the maintenance/sales team let us know that GE should have never reached out to us directly. At that point the maintenance/sales teams began scheduling appointments to have our dishwasher fixed because they could no longer do so through GE (the warranties are out on all appliances) they had to schedule appointments through third party companies. Over the next 3 weeks we had 3 scheduled appointments to fix our dishwasher and the company never showed up in their allotted 4 hour time span once in those three appointments. We sat around and waited numerous times for them and all we got from the sales/maintenance team was a "sorry". We finally informed them that we would wash all of our dishes by hand for the remaining month and a half our lease. Not once has the new sales team reached out to us with a sincere apology or even offered us some kind of compensation for our struggles. We are charged monthly for a valet trash service. However, the company that is responsible for picking up trash picks and chooses when they'd like to pick up your waste. If there is more than one bag they refuse to pick it up. We are currently preparing for our move out, patching holes, cleaning floors, all the things that courteous renters do and we know that we will never see or hear anything from this team again because they don't care about their tenants all they want is to receive a check for their over inflated units that they rushed to rent.

      I absolutely love it here! No other apartment that I looked at compares. I can't believe that I get this much privacy, space, convenience, service, and quality at this price. Noise was a big concern of mine with traditional apartment units, but here, even though I share a wall with my neighbor, it's perfectly quiet all the time. I'm so thankful that I found you guys! I never want to leave! Special thanks to Tyler who kindly answered all of my questions through the application and move-in process.

      Avilla town square is the best apartment complex that I have looked at! Been here for almost 2 months now and couldn't be happier. The stuff are really friendly and the process was really easy. So close to downtown and the movies and bowling alley definitely the best apartments in gilbert!

      I have been living at Avilla Town Square for almost 1 week. I have never been happier in a rental. The home I rent is brand new and beautiful. My leasing agent (Anna) has been very professional, knowledgeable and friendly. The only issue I could mention is the location of my covered parking space. That is assigned by corporate though. I highly recommend Avilla Town Square homes.

      This place is horrible!!!!!! I lived there for two years and just Moved out last month. I paid $2000 a month on a $1650 A month base rent because of all their "charges". "Yard premiums" for having extra rock to pull weeds from which I only had to do because they suddenly decided to start Charging $50 for the landscapers to do. "Valet Trash" that came at 7pm sometimes and 2am sometimes which only about 5 of those times did they ever valet my trash. Fees for paying rent online but they won't except payments any other way unless you pay late which they charge $50 for so pick or choose. The worst was when it came to move out they wouldn't scheduled my inspection on the day I moved out because it wasn't convenient so I had to do it 5 days before or not at all. Well obviously I'm not going to be moved out 5 days before I move out so I didn't get an inspection but I was told "as long as you fill holes and clean and there's no damage you should be fine and you'll get you're deposit back" HAAAAAA I even went a step above and had the office write down what paint to get, bought it and painted and when I got my final bill not only did they take my entire deposit.... they wanted another $16 because they had to repaint over the color I painted because it wasn't the right one and they had to clean appliances that were dirty. I do move out cleaning for a living and my entire family is in property management. They had to do nothing aside from repairs from the house settling and circumstances outside of my control. (Hard water stains on dishwasher and water tray in refrigerator, water spots on refrigerator from rain over night) last I knew normal wear and tear wasn't charged to tenant and should be taken care of by the management. Oh did I forget to mention that every minute of every day is filled with dog barking from every direction. They allow up to 3 dogs per home and pretty much everyone has at least 2 and all of them are left outside throughout the day and into the night. Sometimes until 3-4 am. When they notified me that they were raising my base rent to $1900 I just about threw up in my mouth. $2400 after all the "charges"????? They're out of their minds. Don't move here. I haven't heard a single exresident say anything positive about the place yet.
