My husband and I just bought our first home with ADMC Realty Group and I can't say enough good things about our experience. We worked with Michael Dannenhauer and from the first meeting, he was super responsive and went out of his way to make sure we understood all our options and were comfortable with every step of the process. As first time home buyers, we had A LOT of questions (both big and small) but Michael never tired of providing very detailed and thoughtful answers. It's clear that he's passionate about his job!

Our buying process ended up being fairly quick which is great because we're living in an amazing house that checked off just about every single one of our "must-haves" but slightly bittersweet since we enjoyed working with Michael so much!

Long version:
Selling a house isn't easy. It can be stressful and time consuming. You can multiply that by about a thousand when you're in the military. Thankfully Alan and his team are experts! They took the stress and lengthy times away.

I was referred to Alan by a coworker of mine when I first received orders to change duty locations. Alan and Manuel immediately made time for me. They sat down at my house, worked a timeline, conducted a walk through, and generated a detailed list for what I should do to maximize my asking price.

They then set a date to stage my home. They brought their own beautiful furniture to my home and arranged it flawlessly. If I'd have known about them when I bought the house I would have paid for their interior design skills alone! Mind you, this is all free of charge.

Next came the open house viewings. They spread the word via multiple home websites and created beautiful flyers for distribution. I was extremely impressed, and even kept a few for keepsakes. Their rapport and professionalism with other realtors is obvious, further enabling my quick sale.

Alan and Manuel were able to bring in multiple offers on the home quickly. And I was able to accept an offer for my full asking price on the 13th day.

To say ADMC is incredible would be an understatement. I'm extremely happy I was able to conduct business with them, and even happier I gained new friends! When I move back to the area I will definitely be utilizing ADMC again!

My husband and I bought our first home with ADMC. Alan Dalton was recommended to us by friends who had worked with him twice before and raved about him, and we're happy to say we now also rave about him. Alan drove out of his way to Anne Arundel County to meet with us on a weekend just to talk about what we were looking for, how much we had to spend, etc. He suggested properties to us and arranged multiple outings to see homes he had found or we had found that we wanted to see. All told, Alan took us to almost 30 properties and was always happy to see more. He even suggested we go back to some of the properties for a second visit. We never felt rushed on any of our trips to see houses, and he made great observations that we never would have noticed on our own as first-time buyers (e.g. that the windows in a house were new). Alan replied to all of our emails and calls almost immediately.

Alan also put us in touch with a lender who turned out to be fantastic. That's for another review, but given how clueless we were about mortgages, etc., it was great that Alan could refer us to someone he trusted to help us with the process.

Once we found a house we loved, Alan was there for us through the whole process of making an offer, negotiating, and closing. He talked us through all the paperwork, attended the home inspection with us, stopped by the house for a pre-settlement walk-through, and made sure we fully understood the entire process. He really made us feel comfortable with the decisions that we were making and he allowed us to be confident in our choices. Even after we had closed on the house, Alan continued to answer all of our emails, to check in to see how things were going, and to follow-up on some remaining issues with the seller's agent.

Having a knowledgeable agent is very important, especially for first-time home-buyers, but Alan went above and beyond. He was pleasant to be around (which was good since seeing 30 houses takes a long time!) and always professional. In short, we could not recommend ADMC, and especially Alan, more.

Alan has been the best realtor we have worked with! This was the 5th house my husband and I have bought, so we have experience with realtors. He was always quick with responses to our questions and never made us feel like we were bothering him. He negotiated an amazing price on a house in a neighborhood that we LOVE! He was able to give us recommendations for local painters and handymen. I will definitely use Alan and his team again....if we ever have to move ....fingers crossed that this is our FOREVER home. My husband and I recently purchased a home in Washington, D.C. and Michael was our realtor. Our experience with him and the AMDC team was so positive it is difficult to know where to start.

We went into the home buying process knowing that we were looking for something very specific, which meant that we would need a very patient realtor who would not waste our time showing us homes that did not meet our criteria. In addition, it was important to us that our realtor would be a good communicator and able to work within our schedule (e.g., late hours at work and a lot of travel).

As we visited homes with Michael, we were impressed with how knowledgeable and observant he was about their characteristics, and how quickly he got a sense of what we were looking for. He was good at giving us the "pros" and the "cons" of each house from his perspective, which helped us question some of our assumptions about what were looking for and also become more knowledgeable about DC row-houses. We never felt any pressure or awkwardness from him about not being ready to buy, and that made us confident that when we did ultimately put in an offer that it was the right choice for us.

Michael also turned out to be a stellar communicator. He was astonishingly prompt in answering emails and texts, and scheduling last-minute phone conversations. Not once were we left hanging, wondering when we would have our urgent question answered. Once we were under contract, he remained engaged throughout the whole buying process so we knew what to expect as the process unfolded. When we had questions about anything--from the financing to how to handle the results of a radon test--he had a ready answer and an abundance of resources to provide us.

What we probably appreciated the most about Michael was the fact that we never doubted he was in our corner. Even though D.C. is a seller's market, we were able to get a home under asking because Michael read the situation correctly and wanted us to get the best deal possible. Later, when there were issues with the sellers completing/documenting repairs, Michael went to the mat for us again over the course of several days so that we were able to close on time. And even after the sale was complete, Michael has continued to be a resource for us.

We would recommend Michael and ADMC without reservation.

My fiance and I were incredibly fortunate to have Michael Dannenhauer's guidance as we searched for our first home!

About a year ago we began toying with the idea of buying, but in DC's competitive and transitioning market we were unsure what the process would entail, who to trust, and what was best for us. Michael came highly recommended by a relative who had just purchased a home in the District for the first time as well. We wanted to ease into the search and test the waters, and we never were made to feel like we should rush the process along. About 6 months later and we have closed on our first home! 5 month ago my husband, our 2 year old and I started looking into buying a property. Our first real home. Of course we wanted this experience to be a great one. We had called and contacted a few realtors and with none there was this immediate click. Until a very good friend of ours suggested to meet with Michael Dannenhauer from ADMC Realtor. There he was, the right person to find our first home with. He listened to us, to our requests, wishes and demands. All parties involved checked the typical homepages until we came across this cute townhouse in MD. Before that we have dragged Michael through VA and parts of MD to look at numerous places - always with a tired or sick 2 year old around. Michael always took it with a smile. Every time we suggested to look at home, Michael reacted immediately and depending on availability, we mostly checked on the property the same day. He went above and beyond putting lists together finding our home. Until this one day we walk into this cute townhouse and just knew, that this is our new home.
We could have not have a better agent than Michael. He explained everything to us (keep in mind we are first time home buyers and had no idea), helped us finding a lender, staying positive throughout. The day of the home inspection and the reported issues, Michael was able to get almost all flaws being taken care of by the seller. We were clearly not expecting this. The closing day was just great. We got the keys for our new home and are about to move in. Even after closing Michael is still checking in and asking if we do alright and if everything goes well.

These guys are awesome. Recently relocated from Richmond to northern Capital Hill area and they went way above and beyond my expectations. My mother is a Realtor in another state and thus my expectations are fairly high and have not always been met in my 10 plus previous real estate transactions. Michael and Alan did a great job of listening to our needs and utilizing their experience and current technology to find the perfect house for us.

We had a wide range of needs and price points, but we were never pushed to the high end by them (and in fact ended up in the lower end of our price range). They know the market and were able to identify relevant properties.

The entire process was very quick for us and they ensured that every detail (inspections, recommended lenders, closing details) was covered. They are trusted advisors who have even assisted us with a few things post-closing.

Working with ADMC as a first time home buyer was a nightmare. They were unethical and ruthless. Beware. If you're willing to do all the work in finding a property to be hampered by a lazy agent, then proceed with this warning: They are dangerously negligent and cut corners whenever possible. I am still recovering from my horrific experience. The agent was incredibly lazy from the beginning of my contract to the end and was always trying to rush out of homes when I wanted to spend time looking around. I found most of the houses that I saw including the one that I put an offer on.

After I submitted an offer, then I experienced another side of my agent. He was rushing me and working incredibly hard (not surprisingly). I am dissapointed by this experience because the agent seemed so nice in the beginning until he stopped working. On the day of settlement, the inpsector that I hired to do the pre-settlement walkthough was told, by Michael Dannenhauer (my agent) not to tell me about a dangerous electrical problem that could have burned the house down. When I suggested a FREE government approved inspection to be certain the work was done properly Alan Dalton, the other ADMC realty representative, threatened me with the lost of my earnest deposit. This for a FREE service! This was a terrible experience and I had to walk away from my home.
