      Buffy was TERRIFIC but she left. Cole was great but he left.
      I'm a former tenant. I tried to contact the company on a Saturday and neither email nor vm worked. VM promises you can leave a message on the general vm which of course never presented itself. Emails come back as non deliverable. This matters bc I received a letter from them requiring a response within 7 days.

      Charging me for painting bc I failed to fill back in the nail holes. The letter i received said there were "excessive" nail holes. Was it that there were too many?? How many is too many? Or was it that I failed to fill them in? Wouldn't they have to paint regardless of who filled them in?

      Fixing holes on screen porch that were there when I moved in.

      They charged me for "refrigerator parts". Worked just fine when I was there.

      The person who did the walkthrough was NOT the person who met me at the house when I looked at it initially. Certainly willing to be wrong here but chances are good that the "inspector" had no clue what kind of shape the property was in then.

      Stay away from these properties if you can. Too many other good property management companies in Cville.

      Upon start of lease term, apartment was provided in completely filthy condition. Food remnants, drugs, insects, and some evidence of vermin present at move in along with broken door/lock to the outside. There was a general lack of care and service from Hasbrouck and denial of breach of lease terms. After 27 days of rent the unit was finally cleaned and useable. Hasbrouck refused to refund prorated rent for the period of time it was in utter filth. Taking advantage of an active duty military member, they continued to deny my request for third party mediation knowing I was deployed overseas at the end of lease term and not able to physically return to Charlottesville. This company appears well accustomed to taking advantage of college students, and lacks an ethical approach to honoring contracts. AVOID!

      So I can't speak for the entire company, but I can speak for my experience with Buffy Gustafson. She is literally as a good as it can get for a tenant. She is prompt, responsive, kind, and understanding. Honestly the worst part of moving out of my townhome was knowing she would not be my landlord/property manager anymore! I cannot say enough good things about her!

      The "fakest" real estate company I've ever encountered.
      Very unprofessional, poor customer service, slow response times, poor maintenance, HIDDEN FEES EVERYWHERE, and lack of common sense.

      They just take advantage of the students at the university and give them horrible housing. On top of that, they do not maintain any of their properties or appliances and include hidden fees everywhere on your lease. They're extremely lazy with their duties and don't help you with anything!

      This isn't a real estate company, this is a scam. I've met high school cashiers that are more professional than these people.

      Stay away. This place is a joke.

      Awful! They never check on the property so homeowners pay for shut service. As a tenant they forced me into paying things I shouldn't have before when giving me a chance to correct an issue myself. I went workout heat for a week in winter and they wouldn't even attempt to contact owner about giving me any type of compensation. DO NOT RENT FROM THEM OR HAVE THEM MANAGE YOUR PROPERTY!!!!

      As someone who consistently relies on internet reviews for choosing businesses, I think it's vitally important to give honest, well-considered reviews and not simply angry rants. Nevertheless, I have to give Hasbrouck Realty one star for their downright awful customer service and simply shady behavior. I was a tenant in a Hasbrouck property for one year while in college. As our lease came to an end, my roommates and I were given a vague description of the cleaning and move-out process. We were told to hire a professional cleaning service, and did so. The apartment was clean when we left, and I personally spent an entire day scrubbing the place down myself just to make sure.

      A few weeks after we moved out, we were notified that we would not receive the majority of our security deposit back. A large portion of our deposit was taken out to cover a general cleaning of the apartment and carpet cleaning. I called Hasbrouck to figure out what had happened and tell them the receipts for both of those services had been submitted with our keys.They were never able to locate the receipts in their files so I was told that I, along with my three other roommates, would have to submit the receipts along with a dispute form explaining the situation.

      I was already irritated that I was having to do additional work for something that seemed like Hasbrouck's mistake, but it got worse. They sent an email telling us that the carpets would be refunded, but not the general $400 cleaning. They attached a receipt from a woman who they use to clean their properties, saying that one of my roommates had hired her to clean our apartment. This was completely false. None of my roommates had never spoken to this woman and for Hasbrouck to even accept this receipt on behalf of their tenants is absolutely ridiculous.

      After many phone calls and a personal visit to their office to express frustration, we then received an email saying that only $300 of the $400 would be returned to us because of the cleanliness of the apartment-- citing things such as the counters, floors, and top of the fridge. When I requested to see pictures of the apartment showing these things, they attached about 15 blurry images, almost none of which were of those areas they cited us for. I then sent back my own images to show the state of the apartment on the day we moved out.

      After many voicemails and a formal demand letter, Hasbrouck finally agreed to return all of our deposit. Never once were they apologetic. Never once did they take the initiative to investigate the issue when they had two contradicting receipts for the cleaning of our apartment. Never once did the property manager return our phone calls after we had left numerous voicemails insisting to speak with him. We were only ever able to get in touch with the secretary via telephone. Never once did they attempt to explain the situation to us and when I asked the secretary, she told me that it would be handled internally.

      My recommendation: do not give them your business, but if you do, insist that your property manager inspect your apartment with you present before you move out. Otherwise, you will be scammed out of your money.

      When my roommates and I saw the price of our apartment, we thought is was too good to be true. However, when we moved our belongings in, we were completely wrong. The apartment had not been cleaned nor fixed from the previous residents. Our landlord is highly unpleasant and rude when it came to helping us with any complications. She seemed to not care about our well being and we were loaded with fees that we had no idea were possible, like a "liability to landlord" fee. Additionally, it was hard to contact her; she would give lack-luster answers and sometimes wouldn't answer us back for weeks at a time. We had to submit a total of 12 maintenance requests during our lease, ranging from our ceiling leaking to the heating system breaking right in the middle of the winter. The apartment looks like it hasn't been renovated in years, only cosmetic touches to make the apartment appear renovated. The exterior is equally hideous as it looks like it hasn't been touched since the 70s. This makes since considering the spider infestations we had in each individual room.

      Do not waste your time with Hasbrouck. Make your money more valuable somewhere else.

      Okay so I'm going to be real with y'all- If you're a first time apartment tenant/fresh-faced college student, don't rent from them. Conveniently placed in separate document apart from the main lease is a document stating the conditions of their "restoration fee" meaning that if you're renting a 1 bedroom apartment from them, no matter how clean you leave it when you move out, they will still deduct $200 from your security deposit in order to clean the apartment themselves. It increases by $200 depending on the number of bedrooms you have in the unit. They swindle college students who don't know any better of their hard earned money. I lived here and had to pay an additional $24 dollars a month for "insurance" and was blindsided by this restoration fee. Additionally, they charged me and my roommate almost $70 claiming that certain appliances in the unit were "damaged" when we hadn't touched them during our time there at all. I am not gonna speak badly about the property manager(s) working there, because they seem to be willing to help in any way they can, but the owners of the units that work together with Hasbrouck are greedy and prey on the young and any repairs you might have to request will have to take several phone calls and days in order for the issue to be resolved. Days and time that busy college students don't have. If there are better options for you to rent in Charlottesville, it's not a debate- choose the other management company over this one, especially if you're new to renting/not good with reading the fine print. If you must rent from them, use the initial inspection report to the best of your ability and account for EVERYTHING that is damaged or you think might be damaged to avoid getting charged. If you're not sure something is damaged, call your property manager/owner and talk to them about it. Be polite but aggressive if you feel like something is unfair.

      Not military friendly, nor friendly to short-term lessees (i.e., one year lease or less). The initial showing and lease signing went well, as well as maintenance throughout the leasehold, but the majority of our experience was not a good one for the following reasons:

      1. Restoration fee: HasBrouck Management charges a one-time restoration fee after your first year of the lease. The fee supposedly covers a full cleaning of the unit upon termination of the lease. If you want to renew, you are charged $450 for a 3-bedroom home or $500 for a 4-bedroom home, in addition to whatever rent you are paying and whatever security deposit you have put down. This addendum to the contract renewal after the first year puts tenants in a bind, either forcing the tenant to pay the fee or forcing them to move-out and into another home--an unacceptable management practice toward military families and short-term lessees.

      2. Service fee: HasBrouck Management charges a 20% service fee in addition to the cost of the cleaning/damage if you fail to fully clean the dwelling and/or repair any damage. Not something we experienced, but a contract term that seemed unconscionable.

      3. Non-responsiveness: HasBrouck Management made it easy for us to sign a lease and to take our money but was difficult thereafter. It would take multiple calls and emails to get a hold of our company representative, and only after several days did we hear from him.

      4. Termination of the lease: our military orders had us detach from Charlottesville on June 3rd and HasBrouck Management was unwilling to be flexible, telling us that we had to either end our lease on May 31st or extend our lease until June 30th. We ended up ending our lease in May and living in a hotel for three days.

      5. Security deposit: it took 32 days for us to receive our security deposit. Although Virginia law allows for up to 45 days, 32 days has been the longest delay of any landlord in my life. Furthermore, we left our forwarding address with the keys in the drop-off box; we provided our forwarding address to the front desk clerk; and we emailed our forwarding address to the company representative--and of course HasBrouck said they still did not have it, reflected in a text message we received from the representative around day 30 after the lease.

      Poor management and supervision has led to an inefficient and unacceptable business practice--one that disfavors military families and short-term lessees. There is a lot of potential, but for now I would not recommend working with or leasing from Hasbrouck Management.

      I am still living an apartment with them. They generally did a good job so far. When I need something to be fixed, we didn't wait too long. And it is not hard to contact them through emails.
