So I just moved out. I returned All my keys and remotes. I cleaned down my apartment. I took a video and no stains on carpet. Please know they will charge you for carpet replacement every time you move out. No matter the $1000s you pay for deposits and fees. They'll keep it all. I have a bill for keys- that I returned- and a bill for carpet replacement they said is 41 months out of 60 months. Total is 1276. Insane! Not to mention I put up with years of broken entry and exit gates, stolen packages, broken AC, AC on fire, lack of garbage clean up in the walkways and people having their cars and tires stolen. Didn't pay my rent late- not one time.
I once watched them tear out a perfectly good fireplace in my living room months before the winter storm and patch that one rectangular area with the same carpet. Now tell why I'm paying replacement for every square inch?
They'll get their money somehow. It's a shame it's this way. My video is too long to post here of my apartment but if you want to see what they're charging me for, as in a clean apartment, I'll share it with you. Bottom line here is bad business practice. Management stole my pet dish outside my door. They first claimed to know nothing about it, but admitted it later. Worse, I got a non-apology by them saying they are "sorry they did not meet my expectations." Saying you are "sorry for not meeting my expectations" is a blame-shifting apology and places the onus on me for having a problem for being lied to and my property stolen. This type of non-apology is gaslighting at its finest.

I have advised management of the thefts, only to receive the most perfunctory of responses, with absolutely nothing said about what the landlord will do to mitigate the criminal activity.

Its a nice little community with limited apartments. I really loved my house! Our apartment had high ceilings in the living room, which is not very common in the apartments in the area. Few things that I liked the most include not top of the line but very decently updated appliances, huge master bath and the layout of the whole apartment. We had to move because of relocation.
Their management staff were friendly, they kept sending little gifts on occasions (loved that gesture). Maintenance staff was very efficient, they provided service in a timely manner.
On the downside, they had water works quite a few times and water outage during repair work period. Management did notify about the outage beforehand though. Additional maintenance work kept going on within the community like entrance/exit gate was out of order, road work within the community etc. Why does the gates need repairing after about every 3/5 months? Although the maintenance work dint bother me entirely yet it was a bit annoying to see this every now and then.
There were several burglary cases in the community. We had to buy monitoring camera for security. But again burglary seems to be common in entire Houston. We really had to be extra cautious for that.
Our move-out process was a breeze, their management staff changed during our stay, nevertheless it was really good working with all of them.Helpful 2Thanks 0Love this 1Oh no 0Business owner information

The open concept provided through our floor plans are definitely a highlight that everyone loves in addition to the incredibly spacious master bath and closets! I'm so happy that you loved your apartment home while you lived here. Saul and Luis are two of the hardest working maintenance men and we are lucky to have them on our team -- thank you so much for recognizing their hard work in addition to our office staff. Thank you for your understanding when we were working on the gates. They are now in working order! We will be sending reminders for our residents and their guests to be sure they are allowing the gates to open fully before entering or exiting so as to avoid future issues. I've been living here for two years and although the new management staff is friendly, it's definitely time to find a new home.
If you work nights or work from home, find another place to live. The excessive leaf blowing EVERY SINGLE DAY for 2-2.5 hours is sure to drive you insane. I've spoken to management and nothing can be done, so we're stuck with endless, excessive noise every single morning of every single day. Other tenets have complained as well with no changes. I guess moving leaves around the complex is more important than our sleep. It's noon and Ive been wide awake since 9am after working a graveyard shift due to the excessive, loud leaf blowing.
If you work from home or nights, I would recommend you find a more quiet community because you will pull your hair out every single morning searching for peace and quiet.
Update after response from management:
One thing I will say about Camden is that they are responsive. With that being said, no accommodations have been made regarding the noise complaints despite the response given here on yelp. Other Camden facilities are "well kept" and maintained just fine without disturbing those working different schedules. I dont think we're asking for a pot of gold; just peace and quiet to sleep. The leaves blown for hours on end, around and around every day that aren't never collected, the excessive power washing early in the morning,etc... would drive ANYONE nuts.
Sure it's pretty on the outside for two to three hours, until the wind blows them back everywhere-- but is it worth sleep and peace and mind?

This is only our 3rd month here, but I thought I'd add a review since I have the time right now. I could come back and update it later. We live in a two bedroom, upstairs apartment. We previously moved from a townhouse in another city and have lived in 2 other apartments before. Overall, we have really enjoyed this apartment complex. It seems reasonably priced for this area and what you get out it. It loses out on 5 stars for the pet fees and the parking (hard to rate something as perfect).
Interiors: Kitchen seems above average. Decor accents are simple but don't look cheap. Spacious bathrooms, especially the master with a walk-in closet large enough for 2 people's clothes. Carpet was fresh if not new. Seemed to be freshly repainted which did lead to some doors sticking for a while before it pulled off the paint in spots along the edges (not a big deal).
Grounds: Landscape maintained weekly. Little to no trash except for occasional pieces near the enclosed dumpster. A few doggie trash bins are around (we lucked out being near one for our convenience). Two entrance gates at front and 2 exit gates on west and east sides. Overall, a smaller complex with only maybe 10-12 buildings (?). Pool and gym are proportionately small but clean (haven't used either). My favorite aspect was the trees throughout the grounds so you don't feel like you're walking in vast parking lot.
Pets: One large disappointment is the pet fees. There's a one-time $400/pet fee, a $100/pet deposit, AND a $20/month rent. That's over $700 per pet in the first year! Then again, that may be the standard nowadays. It certainly allows them to fix up the apartment after move-out if pets tear it up.
Parking: Parking is tight. Spots adjacent to the buildings are for residents, but there's maybe 8-10 spots per building with some of them reserved for those who pay for a covered spot. They also have some garages that are underneath the central units. Visitors and spill-over park along the back fence-line which is a minute walk if you go straight from the front to the back. If you get here late when everyone is already home, you may have to park on the opposite side of the complex which can be a 3-4 minute walk.
Neighborhood: The area is a mix of apartment complexes and residential. Bus stops all along Richmond. Beltway 8 is 2 minutes west although the intersection of Westpark Tollway and Beltway 8 is cramped at rush hour. Two blocks north is Westheimer which has a ton of stores, restaurants, groceries, etc. Lots of food options around (Vietnamese, BBQ, Greek, American, Brazilian, Indian, Chinese), especially being less than 10 minutes from Chinatown. Large movie theater (30 screens) also less than 10 minutes away although we got spoiled with theaters having nice recliners and reserved seating online back in Ft. Worth. Studio Movie Grill at Memorial City has online reserved seating but no upgraded seats anywhere near here.
Noise: We have 2 neighbors adjacent to us and one below. Haven't heard anything yet from them. Our unit faces the corner of Richmond and Elmside (side street) so we do get street traffic noise from Richmond. It isn't like living in a downtown city, but it is noticeable when there's a car honking or emergency siren. That isn't unusual by itself, but it can drown out the TV temporarily when it happens. It's probably not an issue for units not along Richmond (about 4 units that do).
Safety: There's a very noticeable, well-lit emergency call box right as you enter the complex. Most of the major sidewalks are lit up at night and there's a light outside every door. The complex is fenced with rod-iron (7ft tall?) along the streets and wood along the backside. It's a deterrent as most fences/gates are. There isn't any local security guard that I know of not that I think there needs to be (just in case you were curious).
Maintenance: We haven't had any need to fix anything at this point.
Staff: We've only interacted with staff a few times, but they were polite and pleasant those times. They've been responsive the times we've needed assistance. I don't think the 2 I've interacted with have been here for long.

Just an update on my prior review. The staff really stepped up when I needed them. Late yesterday afternoon I lost all power to my unit except for the master bedroom. And yes there was no AC!
Maintenance responded immediately and did some troubleshooting. It was determined that an electrician would have to come out to resolve the problem. I was afraid that I might be without power all night but they were able to get the electrician out here after hours and restore my power. Mar 20, 2017Previous reviewI've been very happy with Camden Stonebridge. Their maintenance and leasing staff are very courteous and responsive. They do a really good job of keeping the grounds up and they just put in new colorful bedding plants. I bump into my neighbors when they're walking their dogs and I'm with mine. Everybody is pretty courteous and they keep their dog on a leash and pick up after them. They have always responded promptly to any maintenance request and seem eager to please. They have security gates and even upgraded with a 24 hour surveillance camera at the entrance. The staff hosts meet and greets with food and refreshments on a regular basis.

Ramon is the coolest lease manager I've ever worked with man when I tell you this guy is the best at working with clients on getting the lease and move-ins done. He is the best bar none. He will work with low credit and no credit, small lease history or no lease history. I'm glad he was able to help my friend move in. Thank you Ramon!!

I read all the reviews posted and some of them I agree with and others I do not. And like with apartment living, there are pros & cons to every situation. This property is run by the Camden Property Trust, Houston, TX based Real Estate Investment Trust that owns and operates apartment communities in various states across the US. When I first moved into the complex, I had lots of miscommunication issues with the managers, and getting things set up. What I learned are the following things.
1) Location: Exceptionally convenient location to the Westchase location, 15 minutes away from the Galleria, City Center, and excellent freeway access. It's nice and clean, and the entrance/exit gates work about 95% of the time.
2) Property Maintenance: Overall the property looks good and is kept up in shape, and they are always improving. They send notices when they do have to turn off the water, and there maintenance notices, pretty much almost every week. Think about it, if there's an emergency, don't you want your property manager to fix it? I do think they need to give the residents more notice and maybe find way to communicate this more effectively. How about a text messaging service? Sometimes I get a notice and it's posted on my door. And then it flies away, and I had no idea there is no water on the next day for a few hours.
3) Parking: Parking can be a huge problem, so if you can, when you move in, pay for a covered parking space or a garage (if they have one available). Watch for "resident parking" signs and this is normal. If they tow your car, it's because you don't have a valid parking permit on your vehicle and/or you parked in someone's covered parking space. They have a towing company that is hired by Camden that periodically checks the property's lot for cars that don't belong there. This service makes sense because, wouldn't you want to live in place that does not have transient visitors and cars that don't belong there?
4) Rent: On par with Camden and the nicer properties within a 7 mile radius. There are less expensive apartments you can rent in the area, however, they are not as nice and some of the neighbors are questionable. They have an online portal to pay rent, and put in service requests.
5) Amenities: While I don't always agree with having the amenities of cable and valet trash. I have to appreciate the valet trash service, especially if you get used to the hours and times and use the service correctly. For the longest time, I did not have cable in my apartment because of the cable jack issues and the issues with the equipment I was given by Comcast. Though it took me 8 months to resolve, and I was assisted by their staff. When they are able to understand the situation, they were able to communicate it to their Cable vendor; thus resolving a problem that should not have taken place.
6) Staff: The staff here is very nice and yes, they are employees of Camden, so they have to abide by the rules set out by the company they work for. Over the course of year, they have greatly improved the communication and customer service.
7) Other maintenance: I can't recall what their service maintenance policy is. I believe it's something like that 48 hours. However, they usually fix the requests pretty quick, usually within 24 hours unless you can have a water leak or something that requires immediate attention.
Overall, I think this is pretty nice place to live. I haven't experienced any major crime or burglaries in the complex. However, you can't be too careful. With apartment living, you still have to have some rules to live by and you're not going to always agree on what the rules are. I've been living here since December 2017 after very very thorough evaluations of different apartment complexes in Houston. I'm so glad I decided on this one. I feel very safe, I feel that any requests or services are responded to promptly, and it's just a really comfortable place to live at. Yes there have been reports of break ins, and there have been numerous disruptions from construction or reparations here and there but I feel like management does their best to make sure we're okay and that we're informed. Overall I would recommend this place to anyone looking for a quiet, comfortable, and clean community.

Very nice apartments, great location and pricing.. down side is you have to use Comcast & I do not like their service. I have a provider I love and just renewed my contract. I think this should not be made mandatory or a part of someones lease if they do not want the service. Thought I had found my new home, but back to the drawing board I go. Very disappointed..
