The apartments are nice, but I would not have moved here if I knew what an unbelievable hassle the rental process would be. For example, three separate money orders for rent, security deposit, and pet deposit. Because Giant has a $500 limit per money order, I had to get 8 money orders. I could not get cashier's checks mailed from my online bank on time and they would not accept an electronic payment for Western Union. What really infuriated me was the misinformation related to renters' insurance and the refusal to give me a key when I had a moving van and help waiting after packing and driving 1-1/2 hours. The welcome letter says you can "enroll in the Paradise Management Property Liability Waiver Program" or purchase your own renter's insurance. I emailed a manager to find out how to enroll int the liability waiver program and she responded with a phone number. The person who answered the phone said I would automatically be enrolled, and it would be paid with my rent. I asked if I needed to bring proof of insurance to the lease signing and was told that I did not. I said I would not be happy if I showed up and was not allowed without proof of insurance. The woman said she was sure it would not be an issue. I think the young woman in the rental office really enjoyed telling me I could not have a key to move in because I did not have proof of insurance.

Undisclosed month to month fees after giving notice. Over $500 for 60 days. After leaving, claimed carpet had to be replaced after a year of living there. Carpet was normal wear and tear. Quoted for over $700 and claimed our deposit fee. Tried talking with management who never responded. Typically this would be disputed in the court of law.
Any excuse to nickle and dime you on the way out.
Rent is absurdly over priced compared to other local apartments.
$1440 monthly + $500 for 2 months (60 days) + $700 to replace a cheap carpet with normal wear and tear. I'm no mathematician, but Cheryl (manager), Alison, and Jeannie have no problems with ignoring when issues arise (we had mice, cracked tiles, horrible insulation, and bees surrounding our area) and ignoring emails. Only care to collect your money and claim their dues.
Avoid at all costs unless you don't mind shelling out more than what your contract actually says.Helpful 2Thanks 0Love this 0Oh no 0 - Georgia P.Apopka, FL29302389Jul 27, 2016
Great staff! They do everything and anything to help. Although they ask for more information than what seems to be usual and can be quite confusing.
Don't change your address until you're absolutely certain that its yours. There was a snafu with our apartment and we're still not getting all of our mail. It's been two months.Helpful 0Thanks 0Love this 1Oh no 0 - Rui B.Newark, DE021Feb 4, 2020
They just care about the money. They never care about their custormers. Only the rent is 'luxury', way too high. You can use the same money to rent larger and more luxurious house or apartments. This place is not good for family, no playground, no areas , even no sidewalk, this is very dangerous. This place is not safe, some guy's tires are stolen! The gym door is broken for months and kept unlocked. The mantenance staffs are always rude and always have the angry face. They always ignore us when met. The air conditionor is not working well and loud af, they shutdown it to save energy, so it just blow the cold air to you home in winter. So to avoid to be colder, you must turn off the conditioner.

Absolutely horrible. Very dishonest staff. Only care about collecting fees don't actually care about any concerns. Stole money from us claiming that they needed new carpets because ours failed a black light test. A black light test. Beware when renting here. Take pictures before and after.

If I could give below zero I would. Be very careful with this place. Management is horrible. They charged me $782.00 for carpet that they claim was ripped, which was a lie. Mysteriously there was a small section that was tearing everytime I vacuum, I section not bigger than a table matt. These crooks deducted of the $1,000.00 they overcharged me for security deposit, and pet deposit. They are claiming they had to replace the whole carpet. In addition to having horrible manners, and horrible customer service skills. The office manager Cheryl is the worst, and Allison is not better, and Jennie too. These apartments are not family oriented, they lack a playground, they claim to be dog friendly but offer no dog park or amenities for animals. In addition, I was month to month, and they rented the apartment without me knowing even though I asked them I needed to find a place to stay with my dog, and they had little compassion and were unwilling for me to stay two more weeks. I was never late on my rent and I deserved at least to be notified the apartment was rented. If it wasnt that I sent them an email to confirm an extension, they would have not told me I could no longer stay beyond the month I had paid. In addition I was overcharged for two bedroom when their site advertised two bedrooms $70.00 less than what I was paying. I complained but it was like I was talking to a wall. Very dishonest, they're not luxury apartments as they advertise, extremely small, and the worst part they're crooks!! Maintenance is only available by appointment, so their tenants are not important. Be very careful if you stay here. They do not care, so nothing you say will matter! In addition they refused to schedule a walkthrough the apartment with me, even though they said they would call me that day to schedule. They decided to walk through without me being present just to ripped me off. By law if you charge security deposit and pet deposit you should return pet deposit since you cannot keep the pet deposit as the security deposit serves for any potential damages. They are staying with my hard earned money. Very dishonest. That's all I can say!!

If I could give this place zero stars I would just based off experience with maintenance alone. I would most certainly agree with all other bad reviews. Management only responds when you are new. Service technicians are even worse, in particular T. Bey. This one is extremely unprofessional and is just looking for any little thing to report. In the 2 years I have lived here by far this is the worst person we have dealt with. Thanks to him we didn't renew our lease and are off to an actual luxury place of living. Weird, not sure if it because we were the only minority living in our area and I hate to assume. We are working professionals, who make a really good living, he made us feel as we were section 8 tenants and wrote profanity on a write up sheet after performing a service (no we didn't say anything to him to make him write that). For the price we were paying to live here we didn't feel like we were getting what we paid for. Yes the area looks nice we had no issues with neighbors but as far as the service and experience the worst! PLEASE CONSIDER OTHER PLACES TO LIVE. bee problem outside and pests inside the apartments.
