When this manager first took over we got into it because she sent me a letter about some water that was coming off my patio to the unit below, but she tossed around words like 'negligence' via an improper notification technique without any apparent concept of what actually constitutes negligence under the law. That said, be sure to dot your Is and cross your Ts with this group.
In nearly 3 years I paid rent late only 2 times, but when I was looking to move to another unit at the end of the last lease, the most enthusiasm the leasing agent (Nichelle) could muster was, 'I'll try to keep an eye open for you." I had expected them to write down what I was looking for and get back to me, but since they seemed less than interested in continuing, I moved.
The apartment finishes seem nice at first, but the darker cabinets' surface actually peels off, and it does this quite often on doors and drawers next to the oven. There are no self-cleaning ovens. I don't understand WHY, and it's complained about constantly but there it is....
If you have 2 adults working in the city, this is a good option due to proximity to Seattle and the gated parking. If you take public transportation, it's right outside your door. I feel like working in Seattle would be a reason to live there, as I can't imagine why else you would want to (long term) pay that much to be there with current pricing.
If your unit faces the roundabout, you will hear every late night cab, party bus, police, and fire vehicle that pull up to either building (Reserve and Sanctuary) as the roundabout is the main entrance, and believe me you can hear it ALL. I lived in 2 units facing the roundabout and they were both bad for street noise. Your neighbors won't be considerate coming home at 3 am. I once had to tell 3 adult males it wasn't ok to race RC cars in the roundabout at 2 am. If the unit you are considering shares a wall with a stairwell, make note of how busy the stairwell is because I KNOW FROM EXPERIENCE you can hear every foot step and chuckle, especially the doors slamming.
The courtesy patrol was recently switched and you can no longer call them directly, so it takes much longer to get a response. Your call is now routed to a call center in the Philippines prior to getting to the courtesy officer, so yay that's fun.
Getting food deliveries is almost impossible. Because they can't access the building directly, most services will only deliver to street level, which defeats the purpose entirely. All of the local pre-box food services like Blue Apron use On Trac for their deliveries, and On Trac will NOT deliver to the building during business hours. If they do, they go straight to the leasing office with no effort at delivering to your door, so you can find yourself (as I did) waiting until you arrive home at 4 pm the NEXT day to get your food which has now been sitting in the office 22 hours.
Packages are now only accepted at the leasing office if they cannot fit in their locker system located in the lower parking garage, so if you are planning to have something heavy delivered you will need to make sure that shipper is actually willing to bring it to you.
SECURITY: Note that they market this building as 'restricted access' instead of 'secure'. I personally had décor stolen from my door twice, and gave up having anything decorative. People's guests do not care how much noise they make or damage they do on the way out, so your 'door decor' is not safe, you will get to listen to them drunkenly stumble the halls laughing, and it's actually quite easy to get into the building without a fob.
I found the move-out process to be fair. I had spilled magenta paint (yep really) on the carpet so I knew I would have to pay to replace the carpet. I was able to meet with them prior to leaving to determine the amortized value of the carpet so I knew what I would owe. I did a 'basic' cleaning (no debris, surfaces clean and vacuumed), but did not clean my oven or fridge and they charged me a flat $150 for cleaning, and I consider that very fair. They applied my deposit to all charges, so my net due was not bad at all.
This is a pet friendly building and most residents have pets. I can honestly say I RARELY heard dogs barking, and the one I saw that was problematic did not stay long.
If you are coming in from out of state and need a temporary landing spot, this is an excellent choice. If you are just looking for a nice apartment in Renton, I'd say weigh your needs and good luck.
