The office at Woodstream Falls is a complete joke. We haven't had AC all summer and they told us "we were allowed" to buy our own AC unit when we brought it up. On top of that, the property manager told us they couldn't give us a break on the HOA fees because the HOA is effectively broke and they couldn't pay vendors for potential repairs if they gave us a reduction.

Save your time, money, and sanity and look elsewhere.

I lived there since 2008. While it was never the Ritz-Carlton, it was a suitable place to live for many years. Up until late 2013 it was decent but since then, can you spell g-h-e-t-t-o????
The whole complex is Section 8 at this point. It is a straight-up scary a** neighborhood. Nothing but drugs, crime, assault, burglary, drugs, crime, assault, burglary, drugs, crime, assault, burglary, drugs, crime, assault, burglary, drugs, crime, assault, burglary, drugs, crime, assault, burglary. Denver Police won't even come here it's like a joke to them. The last few months I lived there, DPD wouldn't even show up until 3-4 tenants called. I saw a UPS delivery guy get mauled by pit bulls, my apartment was burglarized when I was home, and my neighbors constantly drank and fought in public but the HOA and DPD did nothing. This is a no-go Section 8 neighborhood. The police are even afraid of this neighborhood, they won't go there unless it's an absolute crisis. On top of the hood-rat status, there is no AC in the summer or heat in the winter. The water supply pipes constantly break so residents are out of H2O for days on end. Avoid this place like the plague!!! Denver is getting expensive and this neighborhood is meant for ghetto pieces of shhht who can't afford better. If you don't mind being around people who live like animals and you aren't afraid of insane Section 80 creeps, this is home sweet home for you! If you consider yourself a human being, just stay away. Thank god I was lucky enough to get out of there. If you desire any decent standard of living this place will make you hate life with a passion. Don't bother with this place unless you are dead-broke, just pay more to live elsewhere!
