This property management company is the worse. I rented a house for a year and made sure to not request any services from them because their fees are usury. They had me in the home the first weekend without any hot water although their staff was supposed to ensure the house was ready to go. This same person came to the house while I cleaned it before move in. There was cat hair in the fridge. I mopped and cleaned before I put any of my furniture into the home. I expressed before signing lease my concern for safety before moving in and they disclosed my information unbeknownst to me until after this was done. I also had an additional key and garage remote left outside the house which I found as no one informed me that this was done.
They use a tenant portal & if you pay using it, you cannot make additional payments for 5-7 days. The significance of this is that while you wait for clearance of any submitted payments fees are adding up on what they claim you owe. This is what I spent Christmas of 2018 doing. Back and forth with owner Warren Sloane about the portal not working. They claimed I didn't pay but it was the portal that had an issue. I called my bank and there was no attempt to claim monies from their company.
Upon move out I knew they would make all kinds of claims. I sent pictures to the owner as I was cleaning the home. I updated the landscaping while living there. They did an annual walk through in September and the house was excellent. I contacted the owner about touch up paint and he indicated not to worry due to normal wear and tear. I had assistance with cleaning. I rented a carpet cleaner and spent over $70 as I kept it for 2 days to do the carpets. This was one of the last things I did and did not walk As expected they too almost $500 out of my security. back on the carpet yet they claim they had to clean the carpet and even charge to remove cobwebs. Really!!! Who does that. I'll tell you who ... greedy, unreasonable, and despicable property management companies.
I paid to rent the property until November 30th at $1680/month. They informed me that I had to move out by 12n. I had to ask if they would be returning 1/2 the rent for that day. They also have in their lease that when you move out you must leave utilities in your name because they will do walk through in 3 days. I think they just want to inconvenience people who are transitioning to their new home and in my case moved out of the area. They just don't want you present so they can fabricate stuff while you are not there to counter their claims. This owner was impressed with they way his Home was cared for and sent me a thank you card.
I will say that I considered purchasing this home but refused to do so because it's in a HOA but more so to ensure that this realty company didn't get to profit off me any further.
When it was time to consider renewing my lease they automatically add % of rental increase and admin fee $85. If you do not tell them timely (60 days before end of your lease) that you will not be renewing the lease - guess what? It automatically renew.
Though my pictures show items in the rooms all were removed. I have a very nice neighbor who was there for the final emptying of all my property from the house and together we cleaned the kitchen counter and even used blower on the back patio.
There is a commission on real estate to deal with property management companies like these and consumer affairs. I already contacted consumer affairs when they told me I have to move out by 12n and to advise about mandating tenants leave utilities in their name. I'll be adding to my complaint and now contacting the commission.

I learned that if a partial payment is made then there's like a lock-out time frame that another online portal payment cannot be made. Thank goodness that my informatic background served me well. I attempted payments and although confirmation was received, by the next day I was sent an unable to process type email. I dealt with the owner on Christmas day about these fees. Seemed like usery to me due to extreme penalties on a daily basis. The owner tried to tell me that I put the wrong bank information but I had a document in which I memorialized payments with the same account. Upon contacting the bank there was no attempt to collect funds seen in their system. Bank staff asked if it was a portal being used and advised to tell property management company to check their portal. Requests was made and problem solved. In the meantime, I decided to just drive my monthly payments to the office. This has worked for me.
I did not have hot water for the first 5 days in the residence. I had to pay to get this fixed. I think the initial person who was out to prep the property before my move-in should have checked on this. A plumber came out and it was a breaker problem but this again should be reviewed with new tenants because being unfamiliar with tankless water system I'd think it's best to make sure proper use is occurring to protect both the tenant and ensure the owner's property is used accordingly. I did clean the property myself as I know I'm particular about this. Ultimately these were remedied.
No-fault of Sloane but I rented in an HOA community and this can be a pain whether owner or renter. The property has so many different utilities and service as additional costs - which was initially hard to figure out.
Not sure if a Sloane recommended practice but deposit for pet and monthly additional rental fees. Seems a few property management companies/apartment complex are doing this. As someone who has been the landlord/property management person - I don't like this at all.
All in all, I enjoyed my stay at the property as my lease draws to an end.
Overall my experience has been good. I just try to not call for any services. A nice touch was a thoughtful welcome basket and gift card.Nov 16, 2018Previous reviewExtremely competent and efficient lease application/approval process. Dishonest and unprofessional. They seem to have no issue lying to their tenants and taking money they are not entitled to keep. Stay away.

I wish there was an option for 0 stars. I've been renting for 5 years and have never experienced such a neglect and lack of concern for work order forms. This is including EMERGENCY work orders for both AC's. It's unsafe for us tenants and our poor dogs. Sloane has offered no reimbursement on utilities and this is easily the 7th time it's happened in 13 months. It's so miserable renting from them I found a sublet and am leaving 9 months early. DO NOT RENT FROM THEM.

Horrible experience. wrong information and slow communication from start to finish! Such a stressful experience. Took forever to get a call back. My duplex had all kinds of junk in various closets. Then they had the nerve to charge me $200 for clean up When I moved out. I left it cleaner than when i got it! I would never rent from them again!

In Nov 2019 I rented a property in folly which Sloane realty was the property manager for. This was my 1st rental experience as I was relocating to Charleston. Initially all was well, however, the community I had chosen had a very diabolical HOA assoc, who despised renters. The sloane co did contact me concerning HOA matters, however, there was never a sense of urgency conveyed as these issues were total ridiculous. Then just after my lease renewed from the 1st yr, Someone from sloane contacted me to say that I owed fines from the owners HOA of over $3000. Yes that's right. Warren Sloane himself visited my property in Nov of 2020 to make me aware of fees being incurred and at that time were roughly $700. Sloane co had no interest in disputing any of this. No concern for the facts or their rental client, just collecting the $. In the month that followed I corrected the "2" issues they had problems with, so fast forward to Jan 2, 2021, I received an email from Sloane that I now owed $3250. Yes that's right! After consulting with two local attorneys I reluctently paid the fees. I gave notice of vacating on 3/1/21 to be out 4/1/21. I had always treated this property as it were my own. Then, during my last month, the HOA did painting maintenance on the lower portion of the building which is the garage area for the home. My rather expensive sports car was kept in that garage. I returned home one day in early March to find white paint splatter all over my car. I contacted Sloane in regards, and as others have stated, no one answers the phone, and I was left to leave a message, 10 days laters I was told the owner had contacted the HOA about the issue. I provided Sloane with anFast forward to last days of March 21, I'm moving and still no word on this situation, then as I'm leaving the community, taking things to my new home, I see the HOA pres walking as I'm leaving, I stop and inquire about the issue with my car. Her response is she's had no idea what I'm speaking of, what Sloane co told me over ten days ago that they were waiting for a response from the HOA. I contacted Shannan, the person responsible for move out and she said she was "preparing the move out paper work" and would get back to me in 2 days. I moved out on 3/31:21 as I said I would. I had my house cleaners that clean the home every 2wks, clean the house the last day after everything was removed. It was spotless, I returned my keys, gate control etc to the office. The office with no one present in the middle of the day. I was offered no exit inspection, nothing and still no word on the "move out papers or the issue with my vehicle. April 30, 2021, almost 6 weeks since my last contact, I received a letter from the Sloane co, no be aware I had a $2850 sec deposit here. Sloane now sends me a BILL for $705 dollars owed after they took my security deposit, for cleanup, remember I had the empty home cleaned on the last day and have invoices, mold on the ceiling in the master closet, clearly not my issue as the attic is not properly vented and moisture accumulates and blending of paint on dining rooms walls? No mention of the damage to my vehicle.
In Closing

The Sloane Team is awesome! We have rented thru them for a year, and they have been highly responsive to our needs. Every time. Not only that, they're also very warm and personable individuals, be it on the phone or via email.

I recently moved into a home managed by Sloane Realty. The team there has been very helpful, courteous and kind! I would describe the team as extremely professional and approachable. They are eager to help. Our move in was easy and seamless. The house was clean and tidy. We put in a few maintenance request for a few simple items and their response time incredible. Within hours we had the items that needed attention scheduled for service. A great company! I would highly recommend them to rent from or manage your home.

Our family has used Sloane vacation rentals for over 40 years. We have had various emergencies through out the years and they have alway been responsive and super helpful. Their staff is always friendly and knowledgeable. I can't say enough good things about them.

If there were a negative star rating for Sloane Realty as a company that would be what I would rate them. I have never experienced such lack of respect, care, attentiveness and professionalism in my entire life with ANY company or any group of people.
Below is an email I sent to the owner of Sloane Realty back in in January, when we had only moved in during august.

" I, as well as my roommates, have had several problems with you guys as a company in the short time we have lived in this house.
*We had our water shut off one time because you all did not send payments to the water company, and had to go without water over the weekend.
*You all inaccurately assessed water damage in our house many times.
*You all have not sent people out several times to fix maintenance issues.
*My multiple requests to have someone come look and try to fix my porch lights that were damaged during the hurricane were ignored, and still are being ignored.
*You all are trying to charge one of my roommates for rent that he paid in cash up front, because you all lost the receipt.
*You all are trying to charge my Roomate fines pertaining to a dog situation because you guys claim that you can't find the documents that he in fact turned in.
*My multiple requests for maintenance on the shower were ignored. I had to make contact with you all several times about it.
*People from your company have not showed up or followed through with certain things that we have set aside time for.
No tenant should have to experience these things. Everything that I just listed is factual information. We loved touring the house, we had very pleasant and professional interactions with your staff in the process of looking at the house, and renting the house. But I unfortunately am having to inform you of these things that have gone on during the short time we had lived in the house. We pay a lot for the house and love it, and we want to keep it the way it is and maintain the nice-ness of the house, and we do. We just feel that at times you guys don't hold up your end of our renting situation. This shower door fell on me when I was in the shower, and it honestly hurt pretty bad, and I was ignored several times when asking for maintenance on it, and now, after months of having one of the shower doors off of my shower, getting the bathroom floor wet, I am told that the nice, glass, shower door will not be fixed, and that instead the other door will be completely removed and there will be a rod installed and a plastic shower curtain from Lowe's hung up in its place. I would love to have pleasant, professional, friendly interactions with you guys, but unfortunately that ends up never being the case. I liked the shower and bathroom, and that is honestly one of the main reasons I chose that room and pay $1,400 in comparison to the other roommates. I thought this shower door should have been fixed along time ago and really was hoping today would be the day when the maintenance worker arrived. And I would have hoped that if I am downgrading from a nice sleek glass shower to a plastic curtain, that I would have something taken off my rent or compensated in some way. Warren Sloane never responded to that email. They also never provided the plastic shower curtain and shower rod. It is now mid July when our lease is almost up and none of these issues have been fixed and we are still having problems. This is the most unprofessional establishment I have ever experienced or even heard of. PLEASE. I BEG YOU ALL AND WARN YOU. I have had nothing but a fantastic experience from Sloane Realty especially Shannen Goodwin. She is helping me very step of the way with 3 different rental properties including: rentals, remodeling, landscaping, getting me bids etc... Unbelievable!!!
