      New management took over. Useless.

      Pool is not heated and when I questioned it got a snotty response that's its not summer. So of course you don't want a warm pool when it's cooler outside, check. Hot tub doesn't work. It was supposedly fixed 3 weeks ago under the old mgmt but now doesn't work again?

      I pay $1700 a month for an average 1 bedroom apt which has pool listed as an amenity yet it's useless. My son was looking forward to swimming but it's ice cold, what's the point of having a pool?

      Nails are sticking up along the carpet/tile border. Cut my son's foot so it was bleeding. They never came and fixed it.

      So basically they sit in the office and collect rent checks apparently, residents be damned.

      We were super optimistic when we first moved into this place. Staff seem nice and complex seemed overall pretty well-maintained. However, after a few months in we started to see concerns. Every month we were noticing that our rent was increasing. First, we noticed that they charge small fees plus taxes on each fee for pretty much any and everything. Our third month here, I paid rent online in the full amount the day it was due bringing our balance to zero. A few days later, I received an email notification from the complex stating that I had a balance remaining that was now overdue and if I didn't pay it I was going to receive an additional fee. Confused, I logged back online and noticed that just a few days after our rent was paid there was an additional hundred dollar charge for a fee that they had failed to previously bill for.
      There was no advance notice provided, no communication from their end. When we addressed the issue in person (because no one ever responded to our emails- ever),
      Taylor advised that it was a fee that they had failed to charge. We told them that we had already paid for that month and would pay it on the next month but didn't feel it was fair to do that to their residents and especially not communicate this- this was their error. Taylor said that she would follow up with us after she spoke to a manager and she never did. The following month instead of a $100 overdue balance we suddenly had a $300 overdue balance. Knowing that emails typically go on unanswered, likely because they don't want to put their failures in writing, we went back down to the office to address. This time we were advised that they failed to charge us for multiple months and now they were charging us for each month that they failed to charge the additional fee. Again, there was no prior communication and when we addressed in person the second time the manager who I assume is Karen Cox Based on other reviews I've read would not provide her managers name or contact number to escalate the issue and directed us to a website instead. Additionally, she had the audacity to make a comment to us that "it's funny how it's a problem now since you have to pay" and further commented "you should've realized it when your total amount was lower" as if we were responsible for their continued mistake. Completely disturbed with how unprofessional this management company and their staff are. Karen, you should consider another career path as you're not so good at this one. Overall, extremely unprofessional, flat out rude and takes no ownership or accountability for their shortcomings. Do yourself a favor and avoid the headache.

      Disclosure: I can't speak for the entire property, but I will speak from my experience living at Painted Trails since July of 2017.

      THE BAD (and I know the apartment management doesn't control all of this):
      The apartment is a little too close to the train tracks. The train blows its whistle (or horn) and it can and will do it while you are sleeping.
      On the same note, my windows are too close to some of the dumpsters. When the garbage truck comes it is very loud.
      Neighbors who smoke on their balcony patio. It is that time of year when the cool Arizona air is very pleasant, until neighbors smoke and all windows and doors must be closed.
      As a pet friendly property, many neighbors have dogs that are very anxious to come love up on my wife (who is allergic) or who bark very loudly.
      The printers in the community "office" are never functioning and short on ink.
      Management has been turned over two or three times in less than 18 months. The inconsistency can make communication a little spotty. Also, it seems difficult to find the office open, even during business hours. This leads to long lines waiting when you do find somebody in the office.
      THE GOOD:
      Angie A. needs a promotion and/or raise. With all the turnover, she has been the one constant at the property. From the we toured the property to today, she is the one consistent "face" of Painted Trails Apartments. She is very kind and is an advocate for her tenants with upper management. Everybody on this property knows and trusts Angie. Do what must be done to keep her.
      The property is in the most perfect location. Power Ranch in Gilbert is one of the best neighborhoods in the country and my wife and I love it here. Shopping, freeways, schools, walking/biking/hiking trails all nearby.
      Neighbors are very nice people for the most part. I have never had any problems outside of the dogs and smoke.
      The amenities are great when they are up and running. The gym is nice, the office (if the printers would ever work or have ink in them) is good for free internet access. The pool is nice, the hot tub is big. The barbecues (when working) are great.
      Our apartment is "not updated" but is still one of the nicest apartments we've lived in. Good floor plan, plenty of space and we love that we have our own laundry machines in our unit.
      We have renewed our lease and will likely do so again next year before we buy our first home. Till that time, we will stay at Painted Trails.

      Do not rent here. Here's why. The location of this apartment complex is directly behind train tracks. When asked BEFORE signing a lease, Ashley told me 'you can't really hear them' and 'they usually pass through the day'. Lies. Additionally, do not rent here unless you like scorpions and cockroaches. They will not spray unless you request it a week in advance, despite finding live scorpions. Ridiculous. Do you have a maintenance request? Forget about it. Even though constant requests were submitted to fix our leaking fridge, it was never fixed the entire time we lived there. Lastly, terrible customer service. You're lucky if they answer the phone. Hours of operations on website are not accurate. When they do answer, they are short and rude. The manager is outside throughout the day smoking a cigarrete. I 100% regret living here.

      Received exceptional customer service from Angie. Everyone at the property knows and loves her. Karen the manager is non existent, I've seen her once since I've been here nearly a year and she didn't even introduce herself.

      Property was pristine while Margarito was here and with the addition of Falsey. Margarito left nearly two weeks ago and the pool has been closed for the last 5 days. Falsey is currently out of town. A temp maintenance man told me last week he told the office he needed pool chemicals which was met with resistance from the manager.

      Don't waste your time with a property whose manager is not transparent and won't even introduce herself.

      Happy that my time here is nearing the end.

      I have lived here for the last 7 years and steadily have watch the property go down hill. I can't place the blame solely on the new management company however year after year it progresses on a downward spiral. When I walk through the Halls to the office there is nothing but sticky gross dirt from leaky garbage bags. They do not clean the Halls they allow the trash to pile up outside of the garbage bins to where you can't even get to it to throw your own garbage away. I have taken picture after picture of this and yet nothing is ever done about it. It's the middle of summer the pool area is horrible. It's pretty to look at however the pool is consistently dirty and there is no patio furniture out there for tenants to use except for the three old broken-down chairs that are left. I went into the office and asked about this... This is an apartment complex with several hundreds of people and there are three broken down lounge chairs. The answer to my question are you getting new patio furniture for the tenants was not until after summer. So needless to say there are four tables two have working umbrellas some chairs and three broken lounge chairs for a whole apartment complex in the dead of Summer. I pay almost $1,700 for the amenities and yet I get nothing. Excuse after excuse after excuse is what I get. This is such a beautiful area here in power ranch it's safe but this apartment complex that sits at the edge of it seems less than desirable. They don't care about the tenants here. They do care about getting premium rent in a time where rents are high everywhere without the service and amenities to go along with it. Again excuse after excuse after excuse. To move down the road to a new complex would be a huge expense. So I guess we're right now I'm stuck here. Trust me they say all the right words they show you what they want you to see however it's nothing like that once you move in. Go somewhere else that's newer, has better amenities and the owners care about the property and their tenants.

      The staff here are great and very helpful. Angie and Thalia go out of there way to help you and are always a pleasure! Painted Trails should be proud to have them. As far as the apartment inside, 5 star. Love it. Whenever I have a request or need to place a work order its done so in a timely manner. I have to give 3 star for the outside, the stairs / corridors should be power-washed at least once a quarter, if not at least once a year. Garbage area is a 1 star. That said, I would highly recommend Painted Trails apartments for you home.

      Angie is always great she will find ways to go above and beyond I have referred multiple future resident and she always goes above and beyond. I have lived her for over a year and the team has always been great and friendly. If your looking for a place you can call this home, it has everything you need.

      I am not one to leave reviews but my husband and I have been struggle with them since September to get our deposit back. When we moved out we made sure it was spotless and patched all nail holes. After we did our walk through the guy told us the only thing we would get knocked for was the stain on the carpet and it was only like $50. It is now December and everyday my husband calls them to ask where its at, they always tell us they will call us back and never do. From how they have been acting I'm going to assume they have no intention and never had the intention to give us back our deposit. We always paid rent on time and never had any troubles. This is what we get in return.

      This place is trash. Something breaks every week it seems. When we first moved in it was a mess and dog hair in the carpet and a broken dishwasher and cabinet doors. Multiple problems with the washer and they gave us a brand new one with the same problems. We have had the sink and dishwasher flood on us and when the dishwasher flooded the maintenance guy said "it's because we used soap"... like what else do you wash your dishes with lol?? You can't cook anything without the smoke detectors going off. Even a fart will set them off. Front office does not call back or communicate with you at all when you call and have questions or concerns. I regret choosing painted trails. You don't get what you pay for considering there are nicer new builds around the area for not much more
