We hired Lakeville Homes to perform a major remodel of our home including kitchen, drywall, stairs, and bathrooms. Lakeville failed to deliver quality in their work, completed months after promised, failed to communicate around the job and went over budget without disclosing the increased costs.
I would strongly urge anyone to look elsewhere for a partner on their home remodel. Our experience was extremely poor on all fronts. Our main mistake (aside from hiring Lakeville in the first place) was not firing them from the job earlier.
Many of the problems we hired another company to fix which took additional time and money on an already over-budget, over-schedule job. You can see from the attached photos samples of the issues we faced which were catalogued by a third party. Note that these photos were taken at the completion of the job - not while it was in process.
Additionally, there are construction defects that we will continue to live with which include: a fireplace built at the incorrect height, a wall for a recessed door outside of the master bedroom that was rebuilt incorrectly and now doesn't hide the door, kitchen cabinets missing design elements that our architect designed, and a curved stair railing that is misaligned with the curve in the stairs.

Classic case of a well-to-do client trying to run out on their bills, hamstringing a small business. And running to social media and the internet to smear us. Lakeville Homes had no option other than to file a lien against this client.
Unfortunately for said clients, Lakeville Homes runs a professional organization with extensive records. The judge found 100% in our favor and made the client take care of their debts, plus interest. - Beth J.Issaquah, WA57208Sep 5, 2020
We've used Lakeville for a small rehab in our home and they were wonderful to work with from start to finish. We've also recommended them to a client who was looking to remodel his mother's home before placing it on the market. The client was very pleased with the remodel and was able to sell the property for top market value. Budget and scheduling were pretty close to expected except for a few issues caused by last minute client change requests - no fault of Lakeville's.
Lakeville is unique in that they approach the project with realistic expectations and don't try to sell you a bill of goods like other contractors looking to play to your "cheapest bid wins" instincts - only to surprise you later with big bills. Rather, the owner and her project management team are very good at explaining why things will cost what they do. They don't pretend to be the value player in their field, they strive to be one of the most quality players in their industry. There is a saying that you get what you pay for and with Lakeville you get every pennies worth. From the clear and consistent communication to their client-focused design recommendations (the owner is a woman who knows what a woman wants - outlet in your bathroom vanity drawer for your curling iron and hair dryer, anyone?!) as well as their excellent craftsmanship, Lakeville always aims to please.
If you've done a remodel before, and I've done plenty as a real estate investor, you will know that sometimes scope creep happens (I can dream big sometimes). You will also know that once you open a wall, plans can take a turn depending on what it looks like inside. Lakeville tries to anticipate these things happening by telling you upfront what the difference could be between "best case" and "worst case" scenario once that wall is opened, and how much more your bill might be depending on if you pick that solid surface countertop and chandelier that's 10x your planned budget. I love the transparency and honesty.
So if you are looking for a partner on your home project and have reasonable expectations that a remodel or construction project scope, budget, and timelines may need to be a little fluid on both the homeowner's and contractor's side, you will be in excellent hands with Lakeville! We have used Lakeville for our remodeling projects at our current home and have been super impressed each time. Our remodel projects with Lakeville consisted of various parts of the house: the kitchen, mudroom/laundry room, bathrooms, bonus room, garage, and front door area. Each aspect of the projects were completed with expertise and the end result was great in every room. With our remodels we were attempting to blend parts of an older home with modern updates, and Lakeville was amazing with giving us ideas and following through. To project manage the remodel on our own would have been a nightmare with so many moving components, therefore we are so thankful for Lakeville helping us through every step. The owner and the superintendent were highly responsive, gave honest and fair opinions on cost and design that really catered to our preferences. Thank you Lakeville!!!

We hired Lakeville Homes to remodel our kitchen and rebuild our fireplace mantle in our 1930's home. Both projects were completed on time, and with excellent quality. Communication throughout the project was timely and clear. We ended up exceeding our original budget, however this was due to upgrades to higher-end finishes than were originally allotted for. My dream kitchen is now a reality. I would recommend Lakeville for any of your home remodeling needs!

We hired Lakeville for a major remodel of our house. We could not have been more pleased with them from start to finish. Our project was on time and on budget, and we enjoyed constant communication with the Lakeville team. I highly recommend Lakeville.

My husband and I recently moved into our new house but wanted to do some remodeling work. We cannot say enough good things about Lakeville! They got the work done in a timely manner, were very easy to work with, and the outcome was beautiful! We are very pleased!
