      I just moved in and today Alex and Hugo were answering my inventory sheet and were so nice and professional. They replaced my blind that was broken and my lights in the bedroom fan. I moved from the Domain and I am not used to such prompt service and great quality. I was also so impressed with the welcome bag I received the day I moved in . Great idea and so thoughtful!!!. I am already extremely impressed with this complex and the staff.
      Thank you!!!

      This is one of the worst apartment complexes I have lived in! Multiple vehicle break ins/vandalism and management doesn't have a response other than "they're not responsible for crime or theft of vehicle property"...our unit has water damage on the ceiling and what looks like mold in areas of the unit that haven't been looked into when reported...it took an act of congress to get management to replace our toilet that was coming detached from the base with crud around it...the tub required resurfacing three times and the only resolution was to resurface again or replace the tub and in either case we would be displaced from the u it during repairs.

      DO Not lease with this place they absolutely suck!

      Upon move in, we were really exited to call this apartment our home. Immediately after moving in we noticed the master bedroom was always hot so we had maintenance come in to fix the problem but they stated unit B3 has always had AC issues (which is something I think should be disclosed during application process).

      They let us know they couldn't do anything to fix the issue. Property manager told me it was too hot outside and that why the room gets hot, I call BS! The room doesn't get direct sunlight from the windows, the bathroom and closet stay cool but not the master bedroom. We have checked vents and done everything in our power to keep that room cool and try to lower our electric bill. The property management knew about the issue and didn't disclosed that to us before moving in. On top of that the electric bill is crazy high, I have paid 1 years worth in only 3 months, I believe the unit is to big for the AC unit and is not pushing enough air to the master.

      I have reached out to management with no answer which shows me they obviously do not care about their tenants. I'm looking at my legal options since management refused to do something about it.

      This has been the worst apartment complex I've lived in thus far. In the past 6 years living in Austin and surrounding areas, never have I experienced, witnessed, or been subject to so much theft and other crime multiple times within the complex.

      DO NOT LIVE HERE. The office does not care and the front staff is a rotating door of new people. When I first applied here I was given mixed messages and communicated to extremely poorly regarding my lease.
      The person helping me was fired about a month after I moved in and the only person who can answer anything is/was the (Assistant?) manager Bri.

      Maintenance staff tries their best but there was a dead animal in the parking garage for at least two weeks before they did anything about it.

      I will not be re-signing here and I would advise everyone to stay away. If not mine, heed the other various reviews who would back up this claim.

      If you're ok with living among criminals , go ahead and live here. I'm out.

      The apartments themselves are nice, and the price we pay is good compared to many other places. They have recently gone up but still beat many other places. The location is good as there is plenty of places to eat and shop around, and there are Amazon lockers in the parking garage which makes having things delivered very easy.

      The biggest issue I have here is the lack of security, especially in the parking garage. No cameras, no gate, no nothing. My roommates motorcycle was stolen 3 months after moving in, and my truck was broken into via window smashing after 8 months of moving in. Catalytic converters have been stolen, many other windows have been broken into, and other motorcycles have been taken all from this garage. I have noticed more police presence which is nice, but of course they aren't here all the time.

      You really just have to decide for yourself if the price is worth the risk of having you vehicle broken into. After our lease is up we will be moving to a place with a gate and more security.

      Eh. This place is cheap for a reason. The garage is great for when there is storms your car will be fine. But when I first moved in, my car spot neighbors motorcycle got stolen! There was constantly races or whatever at the very top of the garage so you could hear that. The apartment itself is decent. Not super outdated but also not modern. It's just there at best - you get a ton of sqft for price compared to surrounding apartments. Buuuttt you also don't have a gate it's open range for people to come in a snoop around. There's elevators and entry's to each floor from the garage so that's a plus. The pool is small and was always packed in the summer (some might think this is a plus) oh some apartments don't have doors in the bedroom so there's that. They also don't have events - if that's important to you! When we toured the place there was this really nice woman who made us really want to get the place. Before we move we find out she left (red flag 1) and finally day of move in everything is going smoothly hands us our garage stickers, keys, etc. We go get dinner and get a call from the apartments that our deposit and additional car rent (yeah because you can only have one car per household extra is like $50 a month) and I have to sit here and walk through the prorated rent sheet with them and explain that everything is there. For them to see "oh yeah it's here" besides the fact that they should have verified everything before handing the keys over. Plus the trash valet is a joke. You'll get fine if it's on the floor, if it's 25lbs + like okay that's fine. But make sure you make EVERYONE follow the rules. I had a neighbor whose trash (more than 1 bag) was ALWAYS on the floor and they never got a fine or anything. Every day the same thing. I put one bag on the floor mat because I had two bags in the trash can. And they didn't take it because it's a violation. Place is ridiculous on the tiniest things & doesn't make sure EVERYONE is on the same standard.

      Im gonna give it to y'all straight up. This place sucks. Lived there for a year. It was okay for a few months and then after that it was a whole other thing. After sometime, we come to learn that the spot is crime hotspot. There have been several nights where the police would be there because someone was trying to hide from them in the garages, People's car windows we're consistently broken because of people breaking into them, glass and nails are basically every where, tires were being stolen, no joke my husbands car tires we threatened to get jacked because someone left bricks and cinder block by it, cables barriers are breaking down and that's just the garage. Also they charge you for each parking pass if you don't return it. What's the point? It has sun damage, and it's messed up like why ask for it back if it can't be reused. And if you have a pet... especially a dog... they do not care for your dog. Pet rent already a joke, but that's not why im saying this. Why im saying this is because they literally almost killed my dog. One day they bleached the hall way just by dumping it. bleach was dumped right outside my door and as i was trying to take my dog out he was close to drinking it and if I hadn't stopped him he would've been gone, when I opened the door didn't smell any bleach but that I stepped into the hall way it smelt it and stopped him immediately. Like I understand sanitizing every once in a while but why dump the bleach and not mop it into the concrete. Also this is also my own little thing but They allow some residents to have two dogs that are double weight limit, but yet when I tried to bring in a third dog into my home, I still met under the weight limit of the contract I had signed, it was still a no. I get there is a pet limit, but I was under the weight limit and living on the ground level. Make it make sense. But anyways ñ, Poop bags at the dog park across the building ... not provided. Yes dog owners do have poop bags for their pooch but when you know their schedule you know when to bring it and not bring it but sometimes the unexpected happens and they gotta poop. And it would help if bags were provide in case of emergency for them. Front office... they change people what basically feels like every month. And everyone who has lived here.. has moved to another apartment that was more secure, honest, and protected that felt more like home. The place feels like a prison with those gates. This place is money hungry and does not really care for you or your pet if you got any. If you decide to live here, take record of everything there when it comes to the office and maintenance. But fair warning they are quick to judge you. My husband has gone out to their front office a couple times after work and they consistently looked at him like he was homeless, just because he was sweaty and tired. Like it is clear he is someone who does manual labor outside show some respect and do not judge and make a face. This is not the place to live. The only thing I liked is that I was able to walk to work because it was only across the street and it was convenient for me. Oh and as for water billing... you're not really paying your water bill you're really paying for a portion of what the bill will be. Literally I once received a water bill for January in April...... like what's going on? Why is the water bill payment that way? Why am I have to pay for 3 months of water bill while I'm moving out when I thought I had paid for them? Again just save your time and look somewhere else because it's just unorganized and an absolute mess.

      Excellent place to live overall. I am very pleased with the professionalism of the staff and how prompt they are with maintenance requests. Overall, a good price for the value of the apartments. They recently did gym rennovations and some property maintenance which is most appreciated. renovations

      The apartments are just simply meh. Customer service was meh. Courtyards are infested with dog poop constantly. Fire alarms went off for no reason all the time. Bug problem. Appliance problems. Everything would break down out of nowhere. That's just to scratch the surface. Yeah, the apartments are nice-ish, but I promise you're better off living on Wells Branch just 8 minutes South of 35. The best thing about this place is just the maintenance team, they were always very polite and communicative, unlike the staff at the office.

      After moving out in May, we tried to get a hold of the office once a week up until July via email and phone to ask for our deposit back. Never got a response. However, we just got the lovely call today saying that we actually aren't receiving one, but that we actually owe them money and it's in collections. Good going y'all! Screwing people over during COVID when every single person who lived in our apartment contacted you for weeks for an answer.

      Overall, the place is a facade. Pretty on the outside, decent on the inside, and terrible management. I beg of you, do yourself a favor and steer away from here.

      Excellent place to live. The maintenance staff are always responsive and timely. I've never had to follow up after a work order - they get it done correctly the first time. And the staff are very accommodating and helpful, especially when I've been on travel. They make sure to treat tenants well!
