On October 20th, 2017 two appraiser's scheduled by the mortgage company arrived to appraise my home and property for refinance. Both are the owners, husband and wife. Long story short they did the appraisal in about 20 minutes. I received the appraisal about a day later. The problem is the square footage was wrong, the room count was wrong, the bed and bath count was wrong. I have a fully finished basement with bedroom, full bath and is also walk out. A 4bdrm, 3 bath 2 1/2 story home with 7 total rooms on 12.5 acres, completely rural backing to National Forest.
The appraisal stated a 3 bdrm, 2 bath home with 5 total rooms in a suburban nieghbor hood. Grossly underestimated the square footage (a $14 thousand dollar mistake on its own). There were several other mistakes, too many to list here. The mistakes were addressed by the appraisal management company used to contract the appraisal. They had documentation from listing information, prior appraisal and realtor verification. The appraisers refused to correct thier obvious and blatant mistakes and left the appraisal as is. Approximately $100,000 dollars under market value. Thier property comparisons we're of homes up to 1,000 square feet less than my home on lots of 2/3 less in acreage. Only one comparitive was even close. Also, the pictures of the home and rooms taken by them prove the inaccurate errors, by thier own doing.
It seemed there may have been some type of bias. The only words spoken to me by the man which were rude and gruff, "do you have dogs". I replied yes and he responded, "are they locked up". Very rude and unprofessional!
I would never recommend this company to anyone. The problem is thier rude, inaccurate and unprofessional behavior is covered by a rotating pool of appraisal companies managed by a third party. I will address the third party through the Better Buisness Bureau as well as the Colorado Department of Regulatory Agencies.

There are many appraisers in the Fort Collins area, Blake, Emma and the rest of the staff will give you confidence that your value has been well documented and researched. A+ in my book.

BAD customer service and they LIE!!! Came on the 16th to do the appraisal and then emailed me that they where submitting it to my finance company on the 27th of July. We have missed closing for July and now is the 30th and they still have not turned in the appraisal!!! Don't use them they are no to be trusted!!! BAD customer service!!!!
