10/25/2018Edgewater's service and maintenance system has been very good since we moved here. Whenever we need something done, we're able to submit a service request and usually get a reply within hours. We recently had an issue with our shower, and Alex fixed it within a few hours, with great results. This is one of the many perks of living in a managed apartment complex like this vs. a regular apartment.

10/22/2020This was our 4th apartment in SF and we really thought we would renew our lease. Management and staff drastically changed since January and the building's livability left with it. A couple of data points:
1. We had mold in our apartment and it was not addressed for a year. If you DO consider moving into the apartment, PLEASE ask for a test to be run in the apartment prior. We were asked to evacuate our apartment for close to a month due to black mold.
2. Lack of security - there was a break-in in the leasing office that was not publicly address (I found out because I left a package with them that did not get picked up in a month. They only admitted it after I inquired about it. They did not help me in figuring out my lost package which was irreplaceable). On top of that, packages are not placed in luxer lockers for the most part. They are left in the middle of the garage, I've had at least 6 packages stolen in a span of 3 months. The solution? "File it with your credit card company". It's just a nuisance and there's a real lack of empathy.

8/4/2020It is with a heavy heart that I write this one star review. I've never been a Yeep before and didn't think a one star review would be how I'd start out, but I thought it was important to chime in.
Let's just say that what started out as being enamored with Edgewater turned into a nightmare.
Like many others, the details of my experience are just beyond belief.
If you have concerns or problems the current management will give you lip service and they'll tell you what you want to hear but do nothing. This is supposed to be a luxury building - haha. Another recent Yelp review nailed it citing the veneer of luxury here. That's the perfect description, a veneer, in other words a facade!
Things have really gone down hill over the past year and with Covid-19 they've only become so much worse. All of the admin staff have left - even the new guy, who was great, bailed after 5 months on the job.
UDR clearly doesn't care about the residents of this building. There is zero customer care going on there. This building is supposed to be a home, a community of human beings - the management company needs to understand that and have empathy and an authentic sense of concern for the safety, needs and well being of residents and they DO NOT! Especially now during Covid-19 UDR has just completely dropped the ball. Another Yelp reviewer called UDR "inhuman bloodsucking soulless entities" I'm inclined to agree that this management company truly are "bloodsuckers". All they care about is money - they have no regard for human beings or genuine hospitality.
In addition to the absurd move out fees and deposit shenanigans (check out the other Yelp reviews - outrageous!) Beware of the many extra fees you'll end up paying. FYI these (link) are actually listed on the Edgewater website, clearly & not hidden: udr.com/san-francisco-ba…
Sure the building is "pet friendly" but this "friendliness" comes at a high price. They charge 85.00 per month per pet which means $1020 per pet per year extra. In addition to the $500 per pet deposit they charge! So for our two tiny furballs we had to pay $2040 extra rent per year plus $1000 for the deposit for the two of them!$3040 additional per year! For two tiny fur babies!
Parking is reasonably priced (I guess) at $330 per month, but considering the parking areas are not secure and have witnessed numerous accounts of car break-ins and vandalism it should be A LOT cheaper.
BUT WAIT THERE'S MORE $$$
Then there are the ridiculous water & waste fees that are Variable(!) every month and usually around $200++ per month! Crazy.
So keep in mind that on top of your base rent if you have a car and pet(s) you are gonna have to factor in a serious additional chunk of money on top of your rent - hundreds of dollars each month. And even if you don't have a car or pets you better just add at least $200 to that number for the water & waste. This is all just from the building - I'm not talking about your electricity and internet and stuff that we all also have to factor into living.
In the end you may or may not get all of your deposits back. As they'll claim extra for all sorts of ridiculous reasons. Don't even get me started.
UDR should have been lowering their outrageous rents and trying to retain tenants but instead they have been holding tenants to the fire!
At least 25% of the building has cleared out since COVID set in. The few friends and neighbors who are staying for now won't be renewing their leases unless UDR lowers their rent significantly.
It actually does look like they've started to decrease the rents on vacant apartments recently - let's see if that carries over to current tenants!
Everyone is hurting right now and UDR should be reaching out to current tenants NOW and lowering rents/offering rent reductions and encouraging tenants to stay and renew.
Additionally they need to offer more lease flexibility including more reasonable and non-extortive month to month options. So heads up to UDR, just have some compassion, you'll make more money and have better customers and appreciative residents in the long run by Not being such bloodsuckers$$!
Hope some of this was helpful - just trying to raise awareness to some of the profound horrors of this place.
Do the math and be sure to read through all of the Yelp reviews here - oh yeah apparently there have been "contests" where the staff solicited 5-star reviews from tenants multiple times in the past so be prudent in your perusal.
In my opinion when you factor in the terrible security, stolen/lost packages, the apartment noise and poor quality construction and of course the horrible uncaring management of UDR - it's just totally not worth it money-wise or agony-wise. There are so many other options in SF and I just don't want anyone to experience our nightmare.
We're just glad to be out outta here.

12/19/2020My fiance and I lived at Edgewater through late 2020. A great start (great location, lovely creek-side walks, nearby basketball courts) turned into a deeply disappointing experience. Our biggest complaints:
a) Mold, Mildew, Flies - significant issues with the infrastructure of this multiple-decades-old building; lot of shoddy fixtures and issues that are near impossible to resolve (and in fact were not fixed during our time at Edgewater)
b) Severe Understaffing - the issue above was exacerbated by the fact that there are too few employees to service the building's needs. By the time we moved out, the apartment was down to one maintenance worker split between two properties and an office manager who bless his heart was perpetually busy in meetings. While great people, they simply could not keep up with our service requests and at one point seemed to get mad at us when we requested help fixing the recurring mold, mildew, and fly problems (that were never resolved). Maybe a result of COVID staff cuts? Be warned your problems will linger.
c) Nickle-and-Diming - as part of move-out, our security deposit was docked for carpet cleaning (for which we provided a receipt of service) and painting (which we worked with the maintenance person to do ourselves and for which we should not be charge according to the State of California). SAVE YOUR MONEY! Do not EVER live at a UDR property. They are human-less, bloodsucking opportunist.
We moved into a 1 bedroom loft in March on 2019. Life was good. My boyfriend and I shared our first apartment together and we were excited to be able to live (in what we thought at the time) in a "luxury" apartment.
WRONG!
Amenities were a facade, with often needed to pester the staff to fix and maintain their own property. I.e. on-premise fire places never worked, incomplete projects such as a moldy ceiling at our entrance, causing us allergies and mold poisoning.
We went with the flow though. Until COVID-19 hit. Everything became unmanageable. A loft for stay at home work and two people is impossible. They couldn't understand that and held us to the fire for breaking our rent. Make sure you have an extra $10k in your bank account.
Not to mention the additional withholding of any security deposit -- we kept our place immaculate but are being charged nearly $1000 to restore to "like new" when it wasn't even like that for us -- A spider web attached to the 18ft ceilings that was there upon move in was still upon move out.
Stay away from UDR. So many other places to live. This place will suck you dry.
IN THEIR LEASE:
44.FORCE MAJEURE. If we are prevented from completing performances of any obligations hereunder by an act of God, strikes, epidemics, war, acts of terrorism, riots, flood, fire, hurricane, tornado, sabotage, or other occurrence which is beyond the control of the parties, then we shall be excused from any further performance of obligations and undertakings hereunder, to the full extent allowed under applicable law.
Furthermore, if such an event damages the property to materially affect its habitability by some or all residents, we reserve the right to vacate any and all leases and you agree to excuse us from any further performance of obligations and undertakings hereunder, to the full extent allowed under applicable law.
50.CLEANING. You must thoroughly clean the dwelling, including doors, windows, furniture, bathrooms, kitchen appliances, patios, balconies, garages, carports, and storage rooms. You must follow move-out cleaning instructions if they have been provided. If you don't clean adequately, you'll be liable for reasonable cleaning charges.
51. MOVE-OUT INSPECTION. You should meet with our representative for a move-out inspection. Our representative has no authority to bind or limit us regarding deductions for repairs, damages, or charges. Any statements or estimates by us or our representative are subject to our correction, modification, or disapproval before final refunding or accounting.
52.SECURITY DEPOSIT DEDUCTIONS AND OTHER CHARGES.
You may not use the security deposit to pay any month's rent. We may withhold from the security deposit only such amounts as are reasonably necessary to remedy your defaults including, but not limited to, the following:
a) Defaults in the payment of rent;
b) To repair damage to the premises caused by you, exclusive of
ordinary wear and tear, and/or:
c) To clean the premises, if necessary, upon termination of the
tenancy in order to return the unit to the same level of cleanliness
it was in at the inception of the tenancy, and /or;
d) To restore, replace, or return personal property or appurtenances,
exclusive of ordinary wear and tear.

Would recommend to anyone looking for a great location, mostly quiet (it's still city living) but enjoy mostly waking up most mornings and walking the channel, using the gym facilities, and weekends are the best here!

11/17/2020Echoing everything people have said below - the management and care of this building is pitiful. I have lived here for many months and love the location so it makes me very sad to write this review but I would not ever recommend someone move here. This is the second time in the past three weeks that our packages have been stolen within a day of delivery. They say they have a system with lockers, but packages are left loose in the garage and the mail room and folks (residents? people walking by the building?) take whatever they would like. The leasing office has no remorse and basically shrugs their shoulders and says "go away" and the supposed security system that watches the lockers says that they can't see anything. If you value the things you are ordering (we're coming up on holiday season in the middle of a pandemic so this will be fun) I do not recommend moving here.

Recently moved out amid Covid-19.
In general the EDGEWATER seems great on the surface... but I urge you to dig deeper and read through all of the Yelp reviews here including the low star and non-recommended reviews - these are very true and accurate with my experience.
The Cons:
Packages stolen (or lost?) multiple times.
Lots of property theft, my bike, neighbors' bikes stolen.
Parking is overpriced and not secure - car was broken into/vandalized multiple times.
Security in general is not good.
Occasional suspicious trespassers wandering the halls (thieves?).
Noise issues from neighbors extremely poor quality, paper thin construction.
Smoke! People smoking all the time in a "non-smoking" building.
Some apts very overpriced considering they still have electric "coil" stove tops in so called luxury apts.
Frequent turn over of leasing staff and maintenance staff - by the time I moved out I didn't recognize who any of the staff were - everyone who worked there when I moved in has left! Not a good sign.
During the years I lived there many amenities were broken or out of service most of the time - fireplaces and fire pits never(!) work. Hot tub (pre Covid-19) was often out of service or just horribly filthy - apparently these are all just for show.
The Pros:
Overall the apts are quite nice (especially the ones that do have the more modern stove tops)
The building has a veneer of luxury and is kept very clean.
There's a gym with a good assortment of equipment.
Pet friendlly.
There are barbecues that work pretty well
Nice spacious common areas.
The view of the Mission Creek Channel from my unit was beautiful and the proximity to Mission Creek Park is a huge plus.
The Edgewater leasing and maintenance staff are amicable and helpful (although they ALL keep leaving).
Again, in general the EDGEWATER seems great on the surface... but I urge you to dig deeper and read through all of the Yelp reviews here including the low star and non-recommended reviews - these are very true and accurate with my experience.

Charged $325 for painting at move-out.
$200 for cleaning
$200 for cleaning the bedroom carpet.
Tried to gouge me when it was time to resign the lease.
Parking garage is empty but still charge $375 for parking per month.
Had my bike stolen from my patio.

We went to the office after returning from a long trip with a bunch of questions and she answered / helped us out with each questions promptly. She even clarified the confusion on the Luxor lockers sending us multiple notifications for the same packages. Keep up the amazing work!

10/8/2019Would not recommend. Moved in a few months ago. Construction is extremely poor and you can hear every footstep and noise your upstairs neighbor makes. Currently looking to move out early and I have found at least 5 buildings on the same street with better noise insulation, newer construction, same amenities, 24/7 doorman, and cheaper rent (one of them right across the street).

11/17/2019Just moved in and I so happy with my choice! Everyone is friendly and helpful. I needed help with adjusting the built in shelving and they instantly went above and beyond to assist me - didn't even have to do any silly paper work request.

5/23/2019Terrible management and a lack of maintenance. The hot tub is NEVER open. The fountains are full of stagnant water. The fire places are full of logs and blocked with a plastic cover to discourage use.
This place is a scam and a rip off. The people hired on site are cool but it obvious the owners are in a cash grab (they don't give a fuck) scenario.

8/5/2018I lived in Edgewater from October 2016-October 2017 and had a very pleasant experience. The apartments are spacious, well maintained, and the staff is excellent. In particular, Jose, the maintenance guy is on top of everything, and is also super friendly, courteous and always smiling.
We did not have to make any maintenance requests in an entire year of living here. Amenities included: in-unit washer/dryer, a small jacuzzi, courtyards where you can barbecue, play pool, or play chess on a giant board. There are also fire pits in the courtyards, but they almost never worked while I lived there. The indoor gym is small, but should have all the equipment you need (including a squat rack).
Now, as for the residents. Lots of super entitled folks who want to be treated like princesses. I heard complaints about how they hated the construction in the courtyard. Once the courtyard was ready, they hated the millennials who would use the courtyard. And when they would use the courtyard, they'd complain about how it's not perfect given the rent they are paying. Would recommend you to stay away from such neighbors and make wiser decisions about your friends.
We decided to move out because I was a bit tired of living in the mission bay area, but had a positive enough experience to trust other UDR apartments in future. The money remaining in our safety deposit was promptly given back to us when the lease expired. - Fares A.San Francisco, CA1685

11/22/2019I am going on my second year at Edgewater and absolutely love living here. The property is well maintained and there are several amenities including a gym, jacuzzi and 3 courtyards with several barbecue stations. My apartment has up to date modern appliances including a front loading washer and dryer. There are package lockers to secure your items while you are gone and laundry service pick up and drop off which is super convenient. The staff is super friendly and always willing to help. I worked with Suzanne and Andrew from day one and they continue to be great...super responsive, professional and overall really nice humans!

3/10/2019We didn't get a chance to lease this place and it was only after I read all other problems as lack of security, sewage smell, poor communication etc., we realized that it would have a bad decision even after. My husband and I recently decided on renting an apartment at Edgewater and was only hoping that the start date to be pushed out later in the month. I was sent a quote on Thursday (3/7) with 48 hours validity and when we tried to get in within that time, it said the apartment is gone. I communicated multiple times that I am 100% sure on renting it and wish to know the best way to lock this down without of course paying the whole deposit as the standard is in any other apartment application .The leasing agent though nice and helpful, she didn't not give me a clear instruction of locking this down without paying the whole deposit. Also the apartment was still listed as available on their website and when we tried entering our details, it would not get us through. Both the website and quote sent did not work and after making 10-15 calls to the apartment we finally found out that it has be taken up by someone.
We were so relaxed that we got our apartment and don't have to search anymore only to know that their bad process and poor communication led them to lease our selected apartment to someone else. I am so disappointed and waking away with unpleasant experience.
If someone wants to stay in that area, I would say pay little extra rent (or sometimes same price or less) and stay in Avalon right there.Business owner information

1/10/2018WARNING! IDENTITY THEFT!
My identity was stolen as a result of living here. I lived at Edgewater 2012-2013. At the end of 2017 my identity was stolen and used to buy a $60K car and open a number of credit accounts.
The suspect had the apartment application I filled out for Edgewater with ALL of my information; SSN, DOB & past address.
Either the office here was completely negligent in storing and shredding this information OR there was someone involved in sharing it illegally. - E C.Los Angeles, CA711713
