      Crazy snowstorm over the weekend - my pipes ended up freezing and busting. Called Vasif early in the am when I noticed leak and he was quick to respond. Was at my place within 30 minutes to assess the situation. Notified overnight plumber and pipes were fixed before lunch time. Very happy with the quick response/availability even during such horrible weather.

      I had an unfortunate experience with Beal Properties as a new costumer. They were showing a unit that was not actually available for the date advertised. I am working through a leasing agent and my agent found an apartment at 701 W Brompton for a studio available in March 2024. Agent requested that the current tenant be notified and we looked at the apartment yesterday. I liked the place so I moved forward with the application, paid the $75 application fee and the $395 move-in fee.

      This morning, my agent receives an email stating that the tenant agreed to renew lease today. Why would you waste a new client's time by advertising a place when the tenant has not even notified that they will not renew the lease? I know Chicago rental law usually requires a 60-day notice, and it is less than 60 days from when this was advertised as available. The apartment is still being advertised online on their site. I will update this review but I am waiting to see if I get my $395 move-in fee back as well as my $75 application fee. Total waste of time and irresponsible leasing office. If I don't receive my $395 move-in fee back, I will place a complaint with the city of Chicago.

      I am writing this review out of sheer frustration with Beal Properties' apparent disregard for the safety and well-being of its tenants. Since the weather got colder, Beal Properties' solution to prevent pipes from freezing is both reckless and concerning. They decided that it's acceptable to leave an unattended space heater running 24/7 in the laundry room, which violates fire code regulations. Despite expressing my concerns to our building admin (who has been a saint through all of this), it seems that upper management remains indifferent to the potential dangers this poses to residents. The explanation given by management, citing the prevention of frozen pipes, is not a valid excuse for compromising the safety of residents. There are definitely safer alternatives to prevent the pipes from freezing that don't involve leaving an unattended heater running. It's baffling that a property management company would prioritize such a questionable approach over the safety of its residents.

      Moreover, consider the prevalence of apartment fires caused by unattended space heaters, one would expect Beal Properties to exercise more caution. The news is filled with incidents resulting from similar negligence. Chicago has some of the strictest fire codes, and I don't understand why Beal Properties is failing to comply.

      I implore Beal Properties to reconsider its approach to safety and take immediate action to rectify this situation. The well-being of residents should always be the top priority, and I sincerely hope that necessary steps are taken to address the issue promptly. Also just an FYI, replacing an older space heater with a new space heater is NOT a proper solution.

      * Even though the units are refurbished, it's really one of those fake nice things. I could tell they used some pretty cheap labor. The dishwasher is not installed flush with the countertop, the faucet handle is permanently cocked, the paint is cheap, the "hardwood floors" are really just that thin wood strip veneer stuff that sticks to the floor underneath. The outlet placement leaves me scratching my head. The wiring is... questionable, like, there's a switch in the bedroom that just SHUTS OFF all the outlets in the room. There is no ceiling light in the bedroom. The countertops are really nice, I will give them that. The guts of the building are old old old.

      * If you don't have a front or back unit, you'll basically live in a hovel. There's like 3 windows. If you live in a middle unit, like me, you won't have a front or back view, just a side view of a building that barely lets any light in. Since the buildings are so close together, you feel really isolated and trapped. This was definitely a psychological thing that affected my mood throughout my year lease.

      * There's like 4 parking spaces. So don't come in expecting you'll have a spot, if you or your family owns a vehicle. You might have to pay for street or structure parking which could be quite a distance away.

      * Creaky ass floors. I am trying to be like Frogger here and not be an annoyance to my downstairs neighbors. I have basically identified the mega squeak spots and had to partition things around it. Plus the sound drives me batty as well. I basically follow a set path in my unit that creates as least noise as possible... which is extremely limiting and mentally draining. So if this sort of thing annoys you, you'll probably be better off not here.

      * Stompers. Lower units, beware. I am sure it's fine if you secure a top floor unit. Being that this is an old place, you'll hear the reverberations of footsteps above you, and you might also get a lead-footed stomper who likes to run throughout the place. Be cautious of disrespectful neighbors. The idiot above me SUCKED. Zero respect. Stomped until midnight, wore shoes all the time, and was constant back and forth back and forth, running in his unit, all day.

      * Paper thin walls. I've talked about upper and lower, but side by side, I can literally hear conversations people are having in the next damn unit. I can hear my neighbors actually *pissing* in the toilet. PISSING. I can hear it. Through. The. Walls. It's basically like you never have any privacy from your neighbors, essentially it feels like roommates and you're renting out a room. The sound proofing is, of course, non existent.

      * Maintenance. The building engineer is hit or miss in his responsiveness sometime but other than that, haven't really had much of a complaint here.

      * Trash collection. Again, this is an old building. I can't stress it enough. Be sure to lug that shit downstairs and vie for 2 landfill trash cans. That's it! Two. Those are always over full and you have to put the trash on the ground NY style.

      * Security. Trust is a big thing when there's no doorman or real security. I mean, there's some surveillance and a locked entry to the mailroom, but still, the tenants here are liable to steal your packages. Happened to me already.

      * Temperature control is done via a Heating & Cooling unit cut into the wall. No thermostat here. Plus whoever cut it in, did terrible work. Didn't even cut the padding to fit right... and the tape job there was atrocious and an eyesore

      * Plumbing. Sometimes I'll turn on faucet to the bathtub and see brown water spurt out. And there will be times where I take a piss in the toilet, yes - only a piss, and it doesn't even flush. How tf is it backed up? Actual mystery. Pluming in this building is probably ancient and out of date. I'll try again in 15 minutes and somehow it's not backed up?

      * Layout. The layout is terrible. Imagine having someone over and letting them sleep in the living room. If you decide to close your door, you're also cutting off their ability to use the restroom in the middle of the night. The bathroom placement is pretty stupid. It's connected to the main bedroom with no other point of entry.


      This is a budget place in a semi quiet neighborhood. There are a couple schools, cafes, shopping options, easy access to downtown offices but also easy access to the parkway and lakefront. I stress BUDGET place. Gold Coast traditionally has some of the highest median rental prices in the city, but for a place like this, anything over 1500 should be downright criminal.

      I'm tired, I'm hungry, I'm poor. I appreciate and look up to Beal properties for the fact that no matter how much hate, lawsuits, immoral acts they commit they always have an Ashley to back them up in the yelp review comments tab. How much money do you make Ashley?? Like that's a real question. How about you reply with nothing but how much money your shoving in your pockets. And then comment on this next year and compare how much you make to this last year when Beal properties didn't shove a an extra 30$ a month internet cost down our throats with an additional 100$ of extra rent we must pay for no reason.

      Also mind you everyone I'm paying now 1550$ a month in rent on a """300 SQUARE FOOT APARTMENT""" this is absolutely mind blowing that I pay this much for rent and this apartment is absolute garbage along with this company. I've tried so so hard to try and gaslight myself into liking these companies for providing us for housing except for the fact that they are exploiting and throwing extremely bullshit fees in your face like were a bunch of Fking idiots who can't see that the extra 30$ is a shameless plea of making us poorer and filling there pockets with as much of our cash as possible.

      1500+$ for a 300 sq foot apartment, in case anyone reading this forgot.

      In case you have been living under a rock Beal properties we have gone absolute years paying and using our own internet for way more affordable prices and don't need your absolute garbage and disgusting internet charge to make profit off of. We get fked with your rediculous rent prices in general now we get even more immorally fked with your 30$ internet charge. But thanks now just have to go through all the extra work of canceling my 500 mb with data for my cellphone service for 40$ so I can now use the uncomplimentary service that Beal now provides for me. Thanks for that Ashley.

      Reminder: I'm paying cost 1500+$ for a 300 sq foot apartment

      At this point I'm surprised Beal properties hasn't come into our apartment/ to completely air lock our walls so we can get charged for flowing oxygen for an extra 50$ a month.

      Anyone who doesn't see what Beal is doing with these internet charges are absolute naive fools. Ashley I'm sure you make so much fking money from this sht you should be so ashamed of yourself for trying to back this company up for screwing everyone on rents and these absorb changes that are being made yearly. I would rather not make as much money as you than live with the shame of backing up this exploitation and being an attribute to the fall of western society. I'm on the verge of moving back to Europe just for the fact that in the place I've lived there were laws that prevented complete exploitation like this. But fk it Ashley made her money so who gives a fk.

      Beal doesn't care about you, they just want your money. I am writing this because they wanted me to, I need a new stove the person I am in contact with said if I leave a review they can get me that stove "faster." Leading up to the correspondence they emailed me and I replied 20 minutes later, it took them two weeks to respond.

      And now they are adding so many fees that rent has increased by $200 a month. One of those fees is mandatory internet through them, which will make me pay double if I get the same speed from my current provider. Also is it just me or is a Maintenance fee not a real thing?

      Eddie was excellent to work with. He showed us numerous properties and was patient and supportive as we evolved our game plan around location, priorities, etc. Upon move-in, the unit was freshly painted and spotless! The courtyard is beautifully maintained and the super has been really responsive. Really happy with Beal Properties!

      I've been a resident at 3829 1/2 N Fremont St, Chicago, and I can't express how disappointed I am with the laundry room and the building management team. Despite reaching out through email, the only problem that has been addressed is a broken washer door. The bigger issue? The washers and dryers can't seem to connect to the Wi-Fi, rendering them practically useless.

      For the amount of rent we pay and the steep prices for laundry services, it's absurd that we're dealing with such basic issues. We're essentially paying a premium for laundry facilities that are more of a headache than a convenience. The lack of urgency and efficiency from the management team is infuriating. As a tenant, I expect better service and functionality. It's disheartening that our concerns aren't being taken seriously, and it's reflective of a management team that falls short of meeting residents' needs. A frustrating experience overall.

      I've had a great experience renting with this group in Chicago! My unit has had several maintenance issues and every time I need assistance they respond right away. My sink flooded and within 15 minutes Vasif was here to help. Very responsive and helpful - would highly recommend.
