You're mostly paying for the area. It's convenient as heck to live no more than 10 mins away from like 4 grocery stores. But it's overpriced for what you get. My kitchen has no drawers and very little counter/cabinet space and my fridge cuts into… more

Would give 5 stars to Gabriella, my building manager because although this building is not perfect, she has been responsive to issues that have been addressed and is always able to help.
However, for the company itself, I have had some issues.
1. The unit was newly renovated, which was great; however, it was not ready for about a week and a half after they had assured me it would be ready. This put me in a bit of a tricky situation as my prior living situation was ending. The company did make up for it by putting me in a different building and not charging rent, but it was not a positive experience to begin my lease.
2. My sink has flooded three different times. Again, Gabriella has been responsive each time in sending a plumber to fix each time it happened. But I alerted management about a long-term solution and have not heard anything.
3. My living room floor had to be replaced due to water damage from freezing pipes. Gabriella was responsive for making sure this was replaced.
Overall, I think Beal does an okay job after you reach out to them numerous times about potential issues, but it is primarily Gabriella that has been the one to make sure these issues are resolved.Business owner information

So far my experience with this company is positive overall. All concerns are attended to with a response from the building manager and most issues taken care of promptly. The one star I couldn't give is because of the long time it takes to get my leaky water faucet repaired since there's a large process to go through. Also the unit is a wee bit dated design wise but still very functional. My large closet is my favourite part of the space. Love the location here in Boystown so overall, nice place to live.

I WOULD NOT RECOMMEND TO MY ENEMY TO LIVE HERE. If there was negative 100 star I'd give it without hesitation.
1) my car got vandalized in their paid parking($200 a month) they don't have cameras there and not responsible for ANYTHING. Since my car insurance didn't cover vandalism I had to pay out of my pocket $900 and asked management if at least they could give me 1 month free parking. Of course answer is no, they love their money and being not responsible for anything and not even installing a single camera in parking lot.
2) couple times on my assigned parking spot someone illegally parked and they don't let you call towing company to tow it away, only office can do it on weekdays 9am-5pm. And guess what, when you arrive at 2 am in your house you can't sleep in your bed. You'll have to sleep in the car since you don't want your car towed away. So get some pillows and blankets in the car.
3) right now 2 months left till my lease ends and they bothering me and my family showing my apartment to possible new tenants TWICE A WEEK. This is the worst experience in my life, would never recommend anyone to live here.Business owner information

To be very clear -- Rachel was the one who called me, continuously implied that I was somehow unsafe because I'm self employed -- was absolutely insinuating that being self employed (in 2022 after the pandemic no less lol) was somehow sketchy for their buildings. Which now, reading the reviews, is almost comical.
And yes this company did write me and tell me they were refunding my $150 in application fees (exorbitant pricing to begin with) which is great!
But I want to make it clear -- I offered a year of bank statements and they declined then called later and asked for them. I offered an employment letter and they declined - then called later and asked for them.
They pressed me into getting a co signer when I have a 720 credit score. Then they denied my co signer as well. My issue here is with their inconsistency, the making me feel poorly for being self employed, and finally -- Rachel was just rude. She also asked me the relationship to my co signer which honestly? Isn't really her business. I had a middle school teacher who owns a home and has a 740 credit score -- and still Rachel insisted I was somehow not safe (she said the word safe no less than 10x on the phone)
So, well I do appreciate the refund on my high application fees -- I stand by this property management company being unable to communicate in a kind or honest way. And the other reviews echo my sentiments so apparently I dodged a bullet. Save yourself the money or the refund and the back and forth and avoid this company.11/18/2022Previous reviewDon't bother applying with this company if you're self employed. Beal doesn't deserve ANY stars. The building manager Fatmir isn't fond of doing his job. There is ONE small recycling trash can for a building with 177 apartments. Recycling comes twice a week and it is ALWAYS full. There is a larger recycling crate but it is being used for trash when it clearly says "recycling" on it.
If I had the means to leave Beal, I would in a heartbeat. Unfortunately, that isn't how life works.
The lock on the front door of 530 W. Aldine Ave is broken but according to Fatmir VERBALLY, when it breaks it breaks and we'll fix it. Absolute disregard for resident safety.Business owner information

We have sent a notice to the building reminding tenants to dispose of their recycling in the appropriate bin and have increased our recycling services to ensure the bin does not overflow. To start with a few positives, location was super ideal in Logan Square, and everyone I spoke to/interacted with were very friendly and helpful the few times I contacted them. Vasif was great, and honestly bless him for getting a giant wasp out of my apartment.
I had signed without reading reviews and regretted it about 2 months into my lease. The building really needs better up-keep. My apartment looked great at first glance, but it was extremely dirty (no way it was cleaned prior to my move in). I sucked it up and cleaned it to the best of my abilities, excusing it as being old and well-lived in.
However, my experience got worse. I ended up paying $200+ monthly on heat alone in the winter and my studio apartment was still freezing. The panel heating system was soooo horrible, you have to have it on high or it wouldn't even turn on.
The window sills seemed to be rotting as I was constantly dealing with silverfish. Also tons of carpet beetles which was more of an annoyance but they were everywhere.
One of the walls sounded like it was falling apart from the inside: it would periodically make noise on its own and when I would tap it; like plaster falling. It looked like there may have been water damage in the hallway (same spot to my problem wall). This started happening towards the end of my lease so I just dealt with it since it didn't affect my day-to-day life and was over this place.
There was definitely something funky in there tho because I was constantly sick from allergies. My cat (who has asthma and allergies) got really sick towards the end of the lease as well, so a warning if you have pet especially those sensitive to their surroundings. It got so bad I dropped over a grand in vet bills at that time. It was crazy to see how much better he got once we were out of there.Business owner information

imagine paying for rent in a place that would take over 4 months to even start to address water coming in from the roof into your apartment. place is embarrassing and horrific. cant have people here cause it's too humiliating showing the conditions that i have to live in. i've never lived anywhere worse in my life. half of my ceiling is on the floor. asbestos popcorn ceiling... breaking up and on the floor. a disgusting place to live.

I lived in the Evanston Beal Property at Dempster and would not recommend it. This location had a rat infestation and a roach infestation. The apartment had black mold, and when I reported it, they just painted over the ceiling. It took me renegotiating this when the lease was up for them to address the issue.
As if mice and roaches weren't enough to deal with, they have electric baseboard heating. This not only doesn't heat the apartment well, but it's extremely expensive and you'll pay over $200 a month in winter months just to be lukewarm. I can go on forever on the number of issues. They lost a good tenant with me as I always paid timely and tried to take care of as much as I could myself while I lived there. Moving out was the best thing for my overall health. Do yourself a favor and pay a little more for a quality apartment with ethical management.Business owner information

Until something is done about the stolen/tampered packages at Mildred Avenue, I'll continue to expose the situation. I learned my lesson after two packages were missing and another two were left completely empty. I feel sorry for whomever this Amazon order belongs to...

Living at a property where Beal is the managing company was honestly terrible. Barb, who's one of the managers has little to no compassion. She is demeaning, undermining, rude, and unprofessional. Her lack of compassion is a reminder of what's wrong with capitalism. I suffered from Covid, a loss of a job, a sick parent and she still had no quarter. Understanding that compassion is not in her job requirement, I can only hope that one day she's met with the same compassion she gave me.
I'll never be renting with Beal properties again, I know I was late on my rent, but they got every last dime out of me. I paid the late fees, I paid my rent and still was met with audacity, curt responses, and a cold hearted bitch.
