I like this place, it is very pleasant area. We can feel that we live in our own house. Mainly, Nancy gave us a great service. She explained all the things patiently. She helped us to move in here. I'm very thankful to her.

I had a wonderful living experience at this location given its affordable price. The service requests were promptly handled, which was a standout feature for me. Moreover, the leasing office staff, Saker Anwari, was incredibly helpful and patient in addressing all my queries every time. I would strongly suggest this place to anyone looking for a budget-friendly and comfortable living arrangement.

We enjoyed living in this community for 3 years and made a lot of friends. The apartments are beautiful, renovated and close to grocery stores, restaurants, parks and preschools/ public schools.
Appreciate all the help from the office staff, Nirali and Shaker throughout our stay!

We moved into Arbor Terrace last October 2020 and the property manager at the time, Emily, was absolutely amazing. She was the manager for ~10 months of our 12 month lease, and left near the end. She was very professional and responsive. If we needed any help or had questions she always responded within 36 hours.
However, when she left and another manager was assigned is when things started to go downhill, especially during our exit process. We received two e-mails from the new manager, introducing themselves, and asking us to continue our lease. We explained that though we enjoyed our stay, we were both moving to live with friends/family.
We had put in our move out notice a month+ ahead of time and were told that we would have a move out check for the condition of the apartment. We were also suppose to receive a list of damages at least TWO WEEKS before our end lease date so we could address the damages ourselves so we could get our full deposit back. They reached out again asking us if there's anything they could do to convince us to stay, in which we declined.
Pretty much from this point on they stopped responding to us completely.
We waited, called, left messages, and e-mailed, leading up to our end lease date of 10/3, Sunday, trying to get a hold of management to ask when our move out inspection would be done, or where our inspection list was. We never got a response back. We wanted to limit in-person contact due to the pandemic, and wanted to rely on phone/e-mail.
I was out of town the week before the end date, and my roommate was moving. I will admit fault here, that after not hearing back from the office multiple times we should have gone directly there and asked in person earlier than we did.
I ended up going 10/2, Saturday to talk in person and drop off the keys, and do a final sweep of the because their office is closed Sunday.
When I walked up to the apartment to do a final check, there was the notice for inspection done on 9/30, which is 3 DAYS before our move out date. There wasn't even a list of what was damaged provided.
The agent there was a substitute for the day, and it was really obvious she didn't want to be there or do her job.
There was an elderly woman in front of me, who was asking her the locations of the mailboxes. The agent just waved to the front door and said "Yeah, they're over there." When the woman asked "Are these the only ones?" the agent just snapped at her and said "I don't know? I'm just a sub." without making eye contact with the tenant at all, and just stared at her monitor. The tenant left after that, clearly frustrated.
I tried asking her what happened with our leave inspection, and she said she didn't know why it happened the way it did. She was unable to access any information on the leave inspection, so neither of us could tell what repairs would need to be made.
I asked her if there was anything done and she said "Well you still have until the lease ends to correct the damages." and explained that in the lease we were required to leave it in rentable condition regardless. So to clarify, this was Saturday, the last day of our lease was Sunday. We would have to turn in our keys Saturday regardless, because the office is closed Sunday, the final day of our lease. She was very terse and huffy during the conversation, and cut me off multiple times when I was asking for more information/details. This sub was leagues below in professionalism, especially in comparison to our experience with the maintenance staff and Emily during our stay.
I called my roommate and explained the situation. We agreed due to the timeline and lack of information we were given our hands were pretty much tied. We chalked up our deposit as lost and shrugged it off.
He went to turn in the keys later that day around 1PM, and the door was closed with no sign. He knocked twice, and the same sub answered snapping at him that it was lunchtime, and the office was closed. He explained he was returning the keys, in which the sub snatched the keys from him, and slammed the door in his face. No "Hi." "Hello." or "Thank you."...needless to say, that's not really the experience anyone would expect after paying $30,000+ in rent over the past year.
So advice to anyone currently living/looking to live here, be on top of it during the move out process. Show up IN PERSON and get your information EARLY.
Around 2 weeks after we had already moved out, we received a message on Equity. We -finally- received our move out inspection list, detailing the damages, and costs. It was just ~200 of our 600 dollar deposit. My old roommate and I looked through it, and agreed with some of the charges, and some of them we honestly never would have thought of, like cleaning the top faces on a ceiling fan blade.
The cost wasn't that big of a deal to the both of us, but the experience with Arbor Terrace once our wallets were closed to them sent us a very clear message on how they see their tenants.Helpful 2Thanks 0Love this 0Oh no 0 - Desiree B.Redwood City, CA043Apr 19, 2023
Would give zero stars if I could. I do not recommend this complex. BUGS BUGS BUGS. I had a bug problem the whole year I lived there. My complex had to be sprayed every couple of months and it never stripped the bugs (silverfish in my couches, in my kitchen, my bedroom, on the walls) and cockroaches. Management were very slow to responding to everything and were not helpful. If you live here, you may see a rat or two. Thankfully I would just hear them in the walls. The unit was cleaner when I left than how I got it and maintenance told me "wow it's so clean in here", I did not get much from my security deposit back... if you are looking for a place, this is not the one. I met a few of my neighbors (they were great) and everyone says the same thing, this is a complex people get stuck into a year lease and then they move. I wish I would have listened to the yelp reviews before choosing this complex.

I'd give negative stars if I could. Worst place I ever lived! They just want to get more money from you when you move out. They will ignore your email if you need any help. Apartment itself is also very old and not sound proof. There are other better apartments nearby with similar price.

Just want to take a moment to thank the management team at Arbor Terrace! Nirali and especially Shaker were absolutely amazing throughout every aspect of our daughter's time living here, from the moment she moved in to the moment she moved out. It is extremely comforting as a parent to know the management team in this apartment complex establishes relationships with their tenants and will go beyond our wildest expectations to ensure the safety and well being of our daughter. The complex is very nice with an ideal location, but this review is to highlight the kind, caring supportive and professional way Nirali and Shaker treat their tenants and they are the reason for this 5 star review!!

I live here at Arbor Terrace Apartments more than a year. It is a very nice community and I am enjoying living here. The leasing team is very professional and nice while responding to any questions. Shaker at the leasing office is a very nice individual responding to an questions qickly.

While the location is decent and the property is not awful, The management is the worst I have ever experienced.

* The BED BUGS are real. I have never had bed bugs in my life until living here. these little pests not only interrupt your sleep but also caused me to have an allergic reaction and a rash that lasted two months and was quite visible and embarrassing. Infact, The BED BUG problem is so bad that the management sent out an email about this infestation. If you ask THEY PRETEND THEY DON'T KNOW, but when you sign your lease, it says that you are responsible to pay any bed bug related extermination fees because they know whats really going on here and don't want to pay the $$$ to fix their problem.
* People are always dumpster diving, leaving trash, and taking old bed bug infested furniture and bedding back into their apartments which only spreads the infestation.
* The walls are thin, I can always hear my downstairs neighbors yelling in another language and the upstairs neighbors having sex. kinky right?
* There are always random people wandering around the complex talking on their phones (loudly) at night. Especially people mindlessly wandering the street/parking lot all night long
* There are a bunch of college age foreigners who sit outside and smoke, listen to music, and converse loudly every night until 3-4am and interrupts your sleep.
* The "security patrol" is a joke, I have literally seen them twice in the 9 months that i live here and they have done nothing about any of the problems listed above.
* Property interiors are old and outdated for the $$$ you pay. The leasing office is nice, but don't be fooled. They wi
* MANAGEMENT WILL MESS UP YOUR ACCOUNT and if you don't catch this, it will cost you money, additional fees, and you risk loosing your deposit.
* Management knows about these complaints yet will do nothing to intervene.
For starters, the management here never has any apartments to view. THEY NEVER SHOW THE APARTMENT UNTIL YOU GET LOCKED INTO A LEASE. It is part of their tactic, even when they have apartments vacant they will never show the interior. I even had one of the leasing agents from the office tell me "that she could get into trouble for showing me the interior" after giving me an interior tour as a result of being unsatisfied with the unit that they had given me already. and this is With good reason.
When I first moved in our unit had so many problems with it that I wrote management an email with a list of problems or things that needed to be fixed that no joke was 5 pages long. These problems were so unsatisfactory that I needed to be moved to another unit. This is when all the problems began. We moved into another unit since we were locked into our lease. The transfer through accounting was not done correctly and they kept trying to OVERCHARGE ME. I spoke to management and showed them all the problems and nothing was done. I kept waiting and it took so long that I tried to call the corporate offices of Equity Residential where their receptionist responded with a completely unnecessary and ridiculously unprofessional attitude. I asked if there was anyone else i would be able to talk to so i could resolve the situation as it had been 6 weeks and the receptionist HUNG UP THE PHONE ON ME. I called back and the same lady HUNG UP ON ME AGAIN, and again the third time i called. At this point I did some digging and got the information for the Vice President of Public Relations for the entire corporation and after sending him an email he forwarded my information to the Regional supervisor and instructed me that she would follow up with me. The regional supervisor NEVER CONTACTED ME but surprisingly, I did receive a phone call from the on-site manager about 30 minutes after speaking with the VP and the issue was finally resolved after going back and forth for 7 weeks.
At this point I thought all was well and that everything would be resolved, no more problems, Or so I was hoping. NOPE. Two months later our apartment got infested with bed bugs that came through the walls. There are literally exterminators and carpet cleaning crews' trucks in the parking lot 1-2 times every week because of this problem. After spending a significant amount of time and a fair amount of $$$ we finally resolved the bed bug problem in our unit (at least for now). It only took 6 weeks to fully eradicate the pests and I fear they will be back sooner or later based upon the number of new beds and furniture I see piled up in the dumpster area each week whit obvious signs of infestation.
Now I find out that they "inaccurately" recorded my security deposit and would have screwed me out of $600 but luckily I caught this "mistake". Emailed manager James twice to get this resolved but no reply still 14 days later!!! COMPLETELY INTENTIONAL!
