FRO YO ANYONE?
This has to be the most delish after-dinner treat or mid-day snack or early morning buzz one could EVER have...so basically fro yo is good anytime, anywhere. I sort of forgot about frozen yogurt until my good friend, M.C., invited me out to it, until then I hadn't been for about 4 years! Seriously. Now I have gone everrrrry day since then. Sad...but true.
The thing about Yogurt Mill is that it is actually GOOD. TCBY is like, so nast compared to this. Tiger's Yogurt in Stockton is similar to Yogurt Mill. The only problem I have with fro-yo in general is that it is so hard to find a good, legit place! But Yogurt Mill is definitely worthy of the title.
I must admit, though, every time I go in there I feel a bit Seinfeld because seriously, how can something that good be non-fat or sugar free? I don't trust it. Next time you see me I'll probably be 250lbs due to fro yo consumption. I just know one day they'll be a huge expose about how a child fro-yo size has like 1500 cals.
Speaking of sizes, I'd start with a child or a mini if you're new to the game, I never get larger 'cause it is just impossible to eat more than that in one sitting, and they generally don't freeze well (although the peanut butter dream is delightful frozen).
My only annoyance with the Yogurt Mill is sometimes a few hours before closing they'll run out of flavors, so if you call the flavor line (which, by the way, is the coolest invention ever AND on my speed dial) you may just be getting teased and show up and they won't have your Peanut Butter Dream---this happend to me yesterday, it was tragic. I left fro-yo less....but I did go and get a milky way tonight! Mhhhh :DPeople thought this was:

I know, even I am in shock. While I do love YM dearly, I have been so aggravated/annoyed/disappointed in them ever since I moved back to Modesto. You see, both locations have "flavor lines"-which are awesome! You can call each day and they list what flavors are available for that day, well you're SUPPOSE to be able to call each day and hear the flavors for that day, but more often than not I call and it hasn't been updated in a few days or it just rings and rings and rings and rings.
I don't know if they know, but there are people out there who call the flavor lines literally every day (sorry, I am obsessed w/ fro yo!) so hopefully this review gets their attention and Larry (owner) is more on top of the employees to update everyday, without exception.
(ps- as of right now the flavor line for Oakdale has NOT been updated today, shocker. )

The YM never gets old- I love this location, as I have said before, for their newly initiated "original tart" flavor.
I came here-like I do often- last night and got some with delish granola and strawberries- healthy AND scrumptious!
I also snagged up a small gift card for a friend who is also obsessed with YM-gotta love the holidays!
Also- you can "go green" and get "earth friendly" paper cups at no additional charge- not sure why they just wouldn't switch over to begin with, but hey- it all tastes the same.

Man, and I use to love Roseburg more than this location...but when I stopped by Roseburg they didn't have Original Tart yogurt- but they told me Oakdale did- I hope it was just for that day, I'd love for both locations to get tart yogurt- it is SO SO good!

Basically, the same review for Yogurt Mill Roseburg, applies to this Yogurt Mill.
If you live in Modesto and you haven't been to either, you have yet to live.
(ps- the employees I've encountered have always been very bubbly and friendly).
Oh and I'm pretty sure YM can sue TCBY, 'cus YM = the country's best yogurt, duh!People thought this was:

So I live near the vinings area and today I was driving along and saw the Sweet Pockets sign, I was like what!? I don't remember this being here! Well, yea that's 'cus they opened Friday! Anyway. I decided to break all dieting rules (shocking. not.) and give it a try, and....I think they have a lot of potential, but right now, "eh". Let's just say I won't have to worry about breaking my "diet" anymore by coming back here.
First, their location is GREAT, really, and their shop is cute inside, but it leaves a LOT to the imagination. The store also sells shirts and lotions, etc, but everything tight up against the walls and then there's a huge open space with a plan round tall table in the middle. They could do SOOOO much more with the space, seems like they had their first location and then just replicated it here, but there's like 20times more area!
Now as for the cupcakes, I really don't know how their other location got so many positive reviews, they aren't really cupcakes...they're more like muffins! Maybe my LA-cupcake experiences have made me more able to distinguish the two...but really...it is an easy taste test to make.
I got the Strawberry Wa wa (stupid name!) and the Happy Monkey. Strawberry Wawa was literally like a muffin with strawberry jam and frosting, I didn't even finish it- I chucked it after I got a substantial taste. The buttercream on this was suppose to taste like strawberry, but it really tasted like butter, with a HINT of strawberry.
As for the Happy Monkey, this one was good...only because I love banana bread, which this was a banana bread muffin...again with frosting...but the frosting was peanut butter, so it was good hahahah.
yknow what I mean?
Like I said, this place has a lot of potential both with its inside and its cupcakes---I especially think they need to focus on making real cupcakes and not muffins.
Also, they were regular cupcake size for 2.25, so I guess that's okay...although at cupcake bakeries I'm use to purchasing a bigger sized cupcake, even if that makes them a bit price-ier (2.50-3.00).People thought this was:

When buying my first home I, of course, went with Paul Zagaris of PMZ home loans. Paul has been in the loan business for over 5 years and really understands the needs and anxieties of a new home buyer.
Paul Zagaris called and updated me often throughout the almost 2 month deal of closing my offer with the seller's and the title company. He had an answer and solution for every fork in the road that appeared, and I would not hesitate to recommend his services to anyone in the Central Valley.
Thank you Paul!!!

I recently moved back to Modesto from Atlanta, GA and because the of the current market I decided instead of renting a place or living at home with the parents (yuck) I should look into buying!
I didn't really know where to start so I just called Paul Michael Zagaris Inc's main number (209-527-2010) and asked to speak to an agent. I was sent to Eric Terrero, who I was so impressed with! His dedication to meeting my needs and my desires in terms of a house/condo/etc is most certainly notable.
First off, I sort of explained what I was looking for and price ranges I was looking at and he immediately pulled up some places for us to view, so we did. We spoke a lot during the time we were looking at condos and he gleened a better picture of what I was looking for- one day Eric Terrero called me up and told me the next day a great condo was going on the market and he thought it'd be something I would be interested in. We went the next day and immediately he drafted an offer and I sent it.
Although my parent's have bought several properties before I never have and sorta flew this thing solo and Eric Terrero was completely willing to slow things down and going through every part piece by piece. He updated me often and never forgot about me regardless of where we were at in the process.
I could not have been happier with my PMZ home buying experience and would recommend PMZ and more specifically Eric Terrero to anyone in the area looking to buy (or sell for that matter!)

I got the SouthWestern salad- girlled chicken, corn, salsa and other salad fixin's, came with a personal Ranch dressing, which I didn't use and my salad was still pretty good.
The next day, though, I definitely felt "off", I don't know if it was the salad...but I wouldn't be surprised. My dad has always said McDonald's will kill you...
