West Coast's mission statement is "The Right Way to Treat People" and I think that it's true--or was until they hired that woman from hell. She seems totally incapable of having a reasonable conversation with ANYONE about anything, instead choosing to yell and scream.
Hopefully you will be lucky enough to have Ken or Marianne as your "go to" peeps at the office. Vicky, as mentioned previously is a total rockstar and I wish she still handled my building.
I have had nothing but problems with this company from the moment I moved in (Fall of 2008). First of all West Coast is Impossible to get ahold of (emails pretty much go unanswered, as do voicemails)... they ignore maintenance requests until getting threatened with either moving out or suing...
...and I have never had such sketchy neighbors in my life. I don't live in the TL, so when your neighbors are getting busted for selling meth out of their apartment, crazy, or constantly evicted you have to wonder if WC really did the background checks that they claim to do...
Very, very poor service overall. I won't be using them again on future rentals.

DONNA STERN is the reason I moved out of a WCPM unit.
* She lied to me about getting my parents of the lease
* She sent my bike to the dump from where it was locked up for two years while I was on vacation and then told me it must have been stolen
* Wcpm charged me for replaced the geriatric toilet pump after the plumber told me the problem was the old pump
* I was told there would be a preliminary inspection prior to moving out to get my deposit back which was flaked on
* Phone calls are never returned, it's just an occassional degrading email
* Regardless of the condition of your until upon vacating, they will take from your deposit
* They will financially suck you dry until you are forced to move out
* DO NOT LIVE IN A WEST COAST BUILDING UNLESS YOU ENJOY HEMORHAGING MONEY AND BEING TREATED POORLY
Been with them for years and they have been OK-- it takes some professional communicating with them but they have been responsive and the guys that come and do the repair work are actually really good guys that seem to give a damn. Marianne at the office is professional and responsive. Again, they can't read your mind-- you need to communicate to them properly and it pays to use common sense-- for example, my doorknob broke. I asked that the repair guy come out AND to BRING ANOTHER DOOR KNOB to speed up the repair. Helps to guide them as much as you can.
This management company is a joke. Nobody went over the lease with me when I signed it. On the lease, it mentioned that the monthly rent can be paid at a designated place which I assumed was at my on-site manager office. 2 days before the due date, I found out that this is not the case and immediately mailed it in. I also immediately mentioned with the staff that I don't know the procedure. The weird thing here is I mailed the check from Belmont, CA and they told me that it arrived 6 days later to their SF office. Meanwhile, the bill asking for the late fee mailed from their office to my apartment took only 1 day. I think they purposely stamped my check late so they can charge me a late fee.
Anyways, I told them it is my first month and that I honestly didn't know that I have to mail the payment in and they still only reduced the fine by 50%. What a joke.
I sent emailed and called the Assistant Manager about the late fee, Melissa Caudill and she never responded. However, during the process of signing the lease, she had been very responsive. Another joke.
I have lived in a WCPM managed building for 2 years now. For the most part, I would say that my property manager Vickie has treated me fairly and respectfully. Two issues that I am very appreciative of:
(1) when I moved in, the kitchen floor was disgusting; Vickie got a sub to come in and replace it, and (2) when my apt got the annual rent increase, I accidentally sent in a check for the wrong amount out of habit. Vickie revoked the charge for the bad check when I explained the error.
They can be nonresponsive at times. For instance, the neighbor next door has decided to maintain a junkyard, which has provided nice shelter for rats. I have made complaints to WCPM about this issue and nothing has been done.
Our saga begins...
Set up a time to see an apartment with Jessica. Wait outside the apartment for 30 minutes -- she doesn't show up, doesn't answer her cell, office phone goes straight to voice mail. But she calls me the next day, slightly apologetic, and sets up a new time for me to see the place. This time, Jessica shows up only 10 minutes late -- but has forgotten the keys to the apartment. Incredulously says "Oh well I had to go home and feed my dog anyway..." Hmm.
Sadly, I really loved this place so I set up a third visit in which Jessica shows us the property -- which is beautiful -- but informs my boyfriend and I that we may be too young to rent it. Well I'm 23 and he's 26 and we're both financially qualified ... so...
She says maybe it can work out and since I have such a crush on this apartment, we fill out our applications, fork over our $30 each and set up another apt. with Jessica -- fingers crossed. Days later, she cancels this appointment and tells us that the owners don't want to rent to "kids our age." Hmmm.
I'm not one to hop on the "discrimination" wagon, so I won't call this age discrimination. I will say that Jessica wasted a ton of my time and was extremely unprofessional. If she knew there was an "age limit" on the place, she shouldn't have strung us along for weeks.
One star for returning our money from our credit reports, although it took about 20 phone calls and 3 canceled appointments (no surprise). I don't know what WCPM's other managers are like but I would suggest staying away from Jessica if you're short on time.
Every experience has been absolutely unprofessional with WCPM. We rent a flat that we are paying over 3k per month for and have only received correspondence from them when either we bring up something that costs them money, or walk physically into their office and gotten right in their face.
When we moved into our flat we noticed that our flat only had one heater, which was broken, in one of the bedrooms. It took us two months to get that fixed and we have been asking for a heater to be installed somewhere else in the flat so that we can have heating. One heater in one of the 4 bedrooms is obviously not "adequate heating" according to California law. We have been going back and forth with them for 5 MONTHS!!! Jessica is the least professional person I have ever dealt with. She is NEVER in the office and has very rarely answered the phone and has returned 1 email. In the last 5 months of trying to get a heater. This is not something we are asking for that is extra, this is something that is required by law for a residence in California to have. We are probably going to have to take them to court in order to get our heater installed.
I realized that I was unduly critical in my review (I blame this vile cold.), so I edited it some to really just lay out my concerns and my experience with WCPM.
Most repairs are quickly handled by some pretty cool subcontractors. My biggest issue has been the constant disrepair of our backyard. It has great potential, but when I bring it up, not a lot is done. (Which I fully admit probably has more to do with the landowner than the property manager.) We were promised at move in that it would be fixed up in a week or two. 2+ years later and it's still undone.
We originally had a different property manager, but were later switched to Vickie. Vickie has been pretty cool, gets back via email pretty quickly, and addresses just about everything I bug her about.
My unedited (unduly critical) review prompted her to email me wanting to seek a resolution, and I greatly appreciate that kind of proactiveness. I would say, if you choose to work with WCPM, work with Vickie if you can.
Can't speak for anyone else but Ken is pretty alright. He's low key and was pleasant to deal with. Haven't had any problems though I wish they took credit cards...
When I first moved in 3 years ago, the resident manager was amazing. He was very caring and made sure things around the complex were running smoothly.
However, since the resident manager has changed recently, the new manager has been nothing but a douchebag. He cannot be contacted, is never around the building, could care less about the residents, and is absolutely useless. I asked him to check on a rent check situation three times and he never got back to me.
Even worse than the resident manager is the property manager at the West Coast office. He is never reachable and whenever something comes up, the first thing out of his mouth is, "if you cannot comply with the contract we will have to take legal action." They never empathize with your situation. All they want is your rent money.
In short, West Coast does not care about its residents. All the Company wants is to nickle and dime you for every little thing. They even charged me $30 for getting locked out of my own apartment! If you rent from this Company, you will regret it.
I had nothing but trouble with this management company. They ignored maintenance requests, bungled the lease agreement and were impossible to get ahold of.
Ok, so there are differing reviews here, and of course that depends on whom you are dealing with within the company. But according to my experience, they rate about 4.5- so I gave them the benefit.
My boyfriend and I moved into our first SF apartment in the Inner Richmond in June of 2007. Jessie had shown us the open house at 720 2nd Ave., and we fell in love with the aparment immediately. It was clean, bright, and nice- with parking and allowing our 2 cats. There was no way we could quality for the income requirements, but we told Jessie we really liked it and could get a co-signor. She kindly agreed to take the application, but not the fee- unless they decided to process it.
I didn't think we'd stand a chance, but after less than a week we were approved with a co-signor! And we had been rejected from lesser quality places.
During the year of our stay, we called Jessie a number of times for maintenance.. fix the heater (x2), fix the dispotal (x2), etc. etc. Service came very quickly and without question, usually the next day or 2 days max. We locked ourselves out a total of 3 times between the both of us, and Jessie was there to let us back in. One time I sent the rent check to the wrong address and it came back to me. Our rent was late a day or two but they didn't complain.
The move-out process was relatively smooth too. Jessie had given us good references. We wanted to move out 3 weeks before our lease was up, so immediately found subleasers. It took a little longer than I wanted for them to approve the subleasers, but it was eventually done. Our deposit check came back lightening fast. We even asked them to do the carpet cleaning for us, and only $118 was deducted from our deposit for that service.
Overall:
5* for Jessie
5* for Maintenance
5* for their professional office on Van Ness
4* for the processor
3" for the receptionist and her non-chalent demeanor.
3* to the other agent whom showed us another WCPM location.

West Coast Property Management was awesome to me during my first year as a city girl. I moved to San Francisco to go to school at USF and WCPM provided me with an awesome apartment a mere three blocks from school. Albeit an expensive apartment... but a nice one none the less. And really what can you expect in the city? Additionally, the staff here is awesome. So professional and very attentive to our needs. Placing service requests was so easy, it took about two minuets and could be done online. They were very good about returning phone calls and emails and were very helpful whenever we had questions or needed anything at all. They also maintained the building and had it cleaned weekly.
I would definitely recommend renting from WCPM!
I find it interesting that the majority of positive reviews for WCPM are from tenants who have barely moved into their WCPM handled units.
I've lived in my apartment for 3 years and my building just got transferred over to them, and to those naive WCPM fans? I'd like to applaud their sweet naivete and say that once they figure out the deal I'm here for them and I promise not to say I told you so.
Let me put it bluntly: WCPM SUCKS THE BIG ONE. They jacked up my rent immediately, and my 'assigned' manager Jesse has been rude, condescending and un-professional in all of our interactions.
They 'forget' to pull out our trash, resulting in a disgusting roach ridden mess that they say they will clean up and then, they just, well they just don't do it. Literally. Plus they changed the lock to the buildings back door without telling me or providing me with a key.
I'm writing this review to ask--NO BEG--all property owners in the Bay Area to ditch these people stat.

I've been dealing with WCPM for nearly a year now and have had nothing but problems... Specifically, extremely rude building supers and condescending agents. Any problems with the building are dismissed as, "Well, that's just what happens when you live in an old/downtown/apartment/whatever buildling. There's nothing we can do about it." As if complaining about a nonfunctional elevator/leaking windows/homeless people living in the stairwells are things that make the tenants handing over a large chunk of their income each month whiny children (or at least that's how we're treated).
When you do get things fixed, they send lazy contractors who do shoddy work and then act like they did you a huge favor by sending them. I love my apartment a nearly unhealthy amount, but even that is barely enough to keep me tolerating Ken's attitude and condescension (not to mention drafty windows, lack of insulation, and barely functional heaters, but that's another story).
If you can avoid working with these people, do so.
And Yelpers, come on. Don't post five star reviews based on an easy application process. You can post your review later... you don't have to jump the gun on this stuff.
West Coast Property Management has many property managers in charge of various apartments throughout the city. Your experience with them really depends on who's assigned as your property manager.
That being said, Vickie is my property manager. She's made my life very easy. From approving my rental application within hours of turning it in, to responding to maintenance issues within the same day or the the next day. I knew she was going to be a good manager right from the beginning, starting with the walk-through of my apartment. She spotted things that I didn't even notice that needed to be fixed or replaced.
After 3 months living here, I'm still pretty satisfied. When my heater stopped working, the pg&e guy recommended getting a brand new heater. I told Vickie this and she got me a brand new heater the very next day. When the electricity in my room and living room went out, she got maintenance over to my apartment within a couple hours to replace the fuse. Plus they left a spare fuse just in case.
Whenever I have issues I can usually reach Vickie the first time around, but occasionally I might have to leave a message. In that case, she usually calls back after no more than 30 minutes.
If there's one improvement on my apartment that I would greatly appreciate, it would be for new windows with better insulation. My apartment is cold like a freezer box from the old drafty windows. I know it's an old building, what should I expect? But there's no harm in asking.
i see a lot of mixed reviews on here, but i think that happens when you are dealing with looking for an apartment in san francisco. it's a stressful process, both on the tenant and the landlord.
i never thought i would be able to live alone in san francisco. i never dreamt it possible. donna made that happen for me. she worked with me and my application and was very polite and helpful. i am truly grateful for her work at wcpm. i have gotten off to a great start with them and look forward to the future in my new place.
People need to realize that WCPM has many different property managers and many different apartment managers. Some are really good. Some are really bad. Some are in the middle.
I for one know that maintenance requests at my building (Larkin at Bush) get handled in a timely manner.
DO IT!
The worst organization on the planet. They NEVER return your phone calls and will refuse to recognize your maintenance requests until you threaten to take them to small claims court. They are simply a pathetic company that is out to screw you out of your money. I need to move ...
Not quite sure if any Property Management Company has glowing fans throwing colorful confetti in joy as they write smily faces all over their monthly rent checks, but these guys are just BAAA--AAAD. For an organization who receives quite a large sum on a monthly basis from my bank account, they act like what we have together means nothing to them! Rarely returning phone calls, being cold & unfriendly, not attending to my requests and desires. Makes me feel like a needly, used and unappreciated human being more than that rat of an ex-boyfriend.
The whole time I was applying for an apartment, everyone with whom I dealt was very condescending in my opinion. I also didn't get e-mail replies or phone calls returned. After I got the paperwork I needed to re-apply (my credit report had some serious mistakes in it which I got corrected within 48 hours), I didn't even want to go back to talk to WCPM. Granted, from a business perspective, I understand when you deal with a lot of tenants and prospects, you have to be strict and consistent because otherwise the work can get overwhelming. But there's a difference between being cold and professional and just flat out arrogant and rude. Sorry to go on like this, it's just that I honestly have never been through a worse application process in my life.
I'm sorry to hear that others have had a bad experience with WCPM, but so far, mine has been fantastic! My boyfriend and I just got approved for an apartment through WCPM and everyone we have dealt with (Jessie and Vickie) have been uber nice and helpful. The unit we got is in a great location and in fantastic condition!
Easy application process and they had someone fix my one maintenance issue (so far) the next day. Obviously this review may be revised downward at some point, but the first four months living in one of WCPM's apartments has gone smoothly.
