    Royal Oak, MI

    2.0 star rating
    3/8/2010

I lived in one of Urbane Apartments larger units for a year. I was lured in by the 'look' of the place. And to their credit it did 'look' cool. Very open and spacious floor plan with three balconies, and some weird sliding door 'flex space' made the place feel modern. We paid $1200.00mo. and the place was about 1000 sq. ft

The bad things that merit the 2 star review:

The "hard wood floors" were NOT hard wood - they were rather cheap laminate (pergo, type) flooring. The "new black appliances" were bottom of the barrel cheap appliances - the dishwasher was so loud, I could not run it and watch TV at the same time (open floor plan, remember?) The cabinets were spray-painted, old cabinets stick built cabinets (came with 1970's contact paper already installed inside!) and they slapped some cheap "contemporary" doors on them. No in unit laundry, and for that price it should have had in unit laundry. The free wireless is slower than dial up (I use a Mac and its new, so not the computers fault).

I would actually say that all of the above 'problems' could be overlooked... IF the price was not so high. The place was worth $900 of that $1200, easily. The staff is slow at handling problems. The leasing agent promised us things that never happened. We were promised a courtyard with a fire pit that would be a communal space... never happened. The cement walkway was hammered up and new cement was not put down for 4 months.... the entire winter was spent trudging through gravel and mud...

This company is growing too fast. They seem greedy and phony.

The one extra star is for the residents. We met some cool people, had cool parties and for the most part Urbane attracts like minded people, so living there is fun... if you can handle the crappy staff, high prices and broken promises.

I now live in a 1250sq. ft. house in Ferndale. We are within walking distance of downtown. The house has 3 bedrooms, an open floor plan and a modernized kitchen with full size Kitchen Aid appliances. REAL hard wood floors throughout and a back yard for the mutt... all for $1100mo.!

Do yourself a favor and rent a home. Don't get sucked into the false glam of Urbane.

History

Established in 2003

Infill Inc., the investment and management machine behind Urbane, is transforming tired apartment properties in Royal Oak from half-occupied buildings into charismatic, 21st-century communities -- completely new apartments receive hardwood floors, new appliances, loft-style sliding doors, and modern lighting. Residents love the customized spaces and attention to detail not offered in other apartments in the area.

Features and amenities considered truly "more than you expect" come standard -- free Wi-Fi is offered at nearly all the properties, a zen garden was conceived, boutique-style service has taken shape, and community partnerships have taken hold.

The company's success allows for an important focus on something deeply important to Eric and his team: developing a strong sense of community and environmental sustainability, or green building. The company's use of green construction products is being expanded, and LEED-approved principles are being pursued.
