It's by no coincidence these words are present for Tim. We were lucky to find him. He was patient, funny, experienced, helpful, really.
Up until this point, my experience with realtors or realty agents of all kinds have been less than what one might call amazing, and by that I mean balls.
Time took his time with us and didn't pressure us in any way. Never was this a buy-buy-buy experience, nor was this like calling that girl with the silver hoo-ha that would rather have you off her electronic communication machine of the time. He's knowledgeable, thorough, and sincere. It also seems like he works his ass off. For serious.
He was at 5 stars when we found him on Yelp, thumbs up when I asked around, he was a 5 star professional when we were with him and hopefully 5 stars he will remain.
Nothing but good things to say for him. Thank you, Tim.
I bought my first home in June. I thought the market was really shifting in buyers' favor so I started a search for a Realtor. I got references from friends, looked online, etc. and just picked a few to talk with and see who was the best fit for me. I thought my home search process was going to last longer and wanted someone who was responsive, could help me through the process, yet tough enough to represent my interests.
Hands down Tim was the best choice for me. He took the time to talk with me about his style, the process, and answer a litany of questions I had. He was patient when he needed to be, and pushed when it was required. I found the house I wanted much faster than expected and Tim was fantastic navigating the new market and financing realities.
I will look to work with him again when I'm ready to buy/sell (hopefully not for a while!) I recommend buyers looking for a Realtor talk with Tim.
As first-time home buyers, my wife and I were excited -- and pretty scared -- about the home-buying process. We knew that the most important thing for us would be to find a Realtor we could trust who would also be fun to spend time with as we searched.
As soon as we met with Tim, we knew we had found our Realtor.
He is pleasant, funny and smart. Tim would listen to us, give us good advice, and not let us make a big mistake. In a much shorter time frame than we though, Tim helped us buy a condo we love at a great price.
Most importantly, Tim does the legwork and research to give context for the very big decisions involved in buying and selling a house. It's one thing to be helpful and have opinions, but it's much more important to have the facts.
Less than a year after Tim helped us buy our place (which we still LOVE), we had to move to New York for work. Tim did the research to guide us through the rent-or-sell decision-making process and helped us to come to the conclusion that we should rent for now -- even though it only benefits him if we sell.
Even though we only have one property, Tim regularly keeps us up to date on the San Francisco market and we have full confidence in him to help us when the time is right to sell.
We consider Tim a trusted friend and would highly recommend him to anyone looking to buy or sell a property.
Used Tim about 2 years ago to find a home in SF. We had already gone through one Realtor who despite numerous proddings just didn't seem to "get" what we were looking for in a home.
The moment we met Tim it was clear that he was going to be different. We spent time together, talked about neighborhoods, homes, wants, must have's, etc. We then toured homes together just so he could get a feel for what really worked for us and what didn't.
Where Tim shined was that once he understood what we wanted; he would go to broker showings on Tuesday's and then on Friday of every week he would send us a specific list(listen peeps this is important) of houses that he knew would be reasonable based on our criteria. If you haven't been house hunting...this is a HUGE thing because it saves time, effort, and shows incredible respect for the clients time.
In the end..the irony is we were out looking at another property on a Sunday when he saw a place in a neighborhood we hadn't shown interest but was sure it was an amazing fit. He called me and told me to come that he thought this might be the one. He was right.
In the end I would highly recommend Tim to anyone and can say I would use him again personally given the chance.
Tim Gullicksen is amazing, and we highly recommend him. He made the process of buying our first home stress-free, efficient and fun. Most importantly, he catered to each and every one of our needs.
Tim was referred to my finance and me through a friend of ours whom he had worked with in the past, and we immediately clicked with his wonderful personality and his professionalism. The process went as follows:
Day 1 with Tim: We viewed a ton of properties in more than 10 neighborhoods to determine the immediate market....we learned a lot and had a blast!
Day 2 with Tim: He was able to narrow our search down to 2 preferred neighborhoods that fit our desires and our budget.
Day 3 with Tim: We viewed about 15 properties in those two neighborhoods, and we fell in love with a beautiful house on the hill.
Day 4 with Tim: We placed an incredibly competitive offer, Tim worked his magic and the rest is history!
Tim was amazing in several ways- We was a joy to work with, his rapport and negotiation with the seller and their agent was second to none, and we truly felt that he was invested in our happiness and success. Furthermore, his council on our contingencies in our offer, on our mortgage broker, on our insurance firm, and on what "to look for" when shopping for property was all tremendous advice that we will carry with us forever.
Again, I highly recommend Tim.....you will not be disappointed!

My partner and I worked with Tim when we bought our first home in the Fall of 2006. As we began looking at properties, learned about our wants, and refined them, Tim and the agency he was with at the time helped to equip us with the knowledge and background to make an informed decision. As our first experience buying a home, we felt like we had the support we needed to get through the process.
He and his team at the time helped to select the best properties for us to see that were within our range and met our expectations. If we happened to see a property listed elsewhere that had not been recommended to us, and asked why, there was always a well-thought-out reason for its exclusion. Tim was always accessible when we needed him to answer a question for us.
We still love our home over 2 years later!
Tim Gullicksen is one of those rare real estate agents. He helped me understand the process and in the end, helped me find a loft that I really, truly love living in. The thing that sets Tim apart is how much genuine care and concern he took to make sure that he understood what I wanted (when even I didn't know what I wanted!) and helped me through the house hunting process. When it came time (much more quickly than I could have imagined!) to place an offer, working with Tim made the process so easy and he really helped allay the fears and concerns I had about taking this big step, and did so without compromising my interests.
I'll work with Tim again when it comes time to sell my place (and to buy the next), no question. As someone else said, your broker does matter.
Tim helped me purchase my first house. it was a complicated property - a multi-unit building with existing tenants, sold by probate with court confirmation. What this means is that I had to put in an offer, give the court 10%, then wait a month and then bid on it in an open auction. Once I put in the offer I couldn't change it,even if I discovered a subterranean lake in the basement and bats in the belfry! Tim was extremely helpful and knowledgeable throughout this process.
My husband and I worked with Tim Gullicksen last year to buy our house in SF. It took us awhile to figure out exactly what we wanted and could afford, and Tim was so supportive throughout the whole process. For Tim, it's all about relationship-building and making sure his clients are happy.
In addition to possessing an incredible knowledge of SF neighborhoods and houses, Tim is smart, funny, and intuitive. Our search never even felt stressful thanks to Tim's integrity, friendliness, patience, and responsiveness. I have never run across a realtor who has this complete package.

I worked with Tim Gullicksen four or five years ago to help me find and buy my three-bedroom condo in Potrero Hill. As a first-time home buyer, I was pretty unfamiliar and clueless about the whole process. Tim did an outstanding job in educating me about what I would be going through, helping me to find the perfect place, writing the right offer, and navigating through the bumps during the closing process. He was even-keeled and patient, and did a great job of putting my mind at ease when things were scary. I would highly recommend Tim for first-time home buyers in San Francisco.
When I was looking to become a first-time homeowner a year ago, I had some idea of what I wanted but no idea of what I would have to do to get there - thank goodness I found Tim. Tim guided me through the process, answering the questions I asked as well as the questions I didn't know to ask. With his help and guidance, I felt comfortable throughout the process (well, as comfortable as you can feel while making the largest purchase you've ever made; I'd never even bought a new car before). For his real estate knowledge and professionalism, that alone would be worth five stars. But I am blown away by how much he went above and beyond the call of duty to help me renovate and stage my home to get top dollar with its sale even though the market was already getting wobbly with "unusual" properties (as mine was) at that point. I've been recommending him to all of my friends every time I hear even a whiff of a rumor that they're considering real estate.
