Lived here now going on two years, i really like the place. Our rent is kind of high, when we moved in we had gotten a special rate and when we went to sign another lease it jumped 200 dollars so we called BS and got it lowered to a decent rate. Parking is good if you have an assigned spot otherwise you are kind of screwed.

Theres a decent gym for when you cant get to a real one, two nice pools and a club house. The people who work in the office are nice and allways are quick to answer any questions we have.

I wish the apartments had more storage or just allowed you to use your garage as a storage area. i think if i am paying for a space i should be allowed to use it as i see fit, but hey whatever.

The Reserves could easily be a 5 star place to live IF they had put some quality into sound proofing. The apartments and property are extremely nice. The main pool is nice, the gym is satisfactory, there's a movie room, nice little rec room, the location is premium, the apartments themselves are very nice with upgrades from granite counter tops, crown molding, decent paint, tall ceiling and stone flooring. Aspects that are cheap - carpet, cabinetry, washers and dryers. But over all they are nice in comparison to other properties and I like the layouts. I do not care so much that my view is of the building across from me and the playground, nor do I care for the fact that the garages are so narrow I'm constantly concerned about pulling into it and scraping my car.

Main and primary reason I gave The Reserves 1 star (and if I could put zero I would) is the sound issues and the fact that this has been an ongoing issue for sooooooo long and I'm still being forced to deal with it, with 5 months remaining in my lease. I'm fairly tolerant and I respect and understand having kids, I have 2 of my own, but living above someone with no regards to "quiet hours" is complete BS and not enough support from property management. Sending frequent reminders to mind your manners is not satisfactory, not when we're the ones losing sleep. My kids have been woken up at night, I have been woken up or just not able to sleep due to the noise upstairs. It's almost 11 and they are up there cleaning, walking on the patio in heels, slamming their washer and dryer doors, etc....that's NOT how you behave in an apartment community. They aren't stupid, we pay $2200 a month if not more, pending your unit for a 3 br....get a effin' clue and STHU! I've been done dealing with the property mgmt on a regular occurrence, otherwise it would be every night....and I'm not messing with security as when I've called them before it's a 45 mins turn around.

So move here at your own risk. Noise SUCKS. I don't ever hear my side neighbors but unless you are on the top floor or have neighbors that are above you that understand and respect the fact they are above someone else or opt for one of the 2 br townhomes type units....you could be very miserable here.

Oh yea, one other major negative: Pesticides. I'm not even sure if there is pesticide control in place. We have experienced a large number of spiders (includ a black widow), mice (one found dead on m patio) and ants.

I can't wait for my lease to end and to get the hell out. My first year here was okay, the neighbors got it - letting your kids jump off the bed and displace every single picture on my walls is not cool...however since they've left and these new tenants have moved, the last 6 months or so have been horrible....especially for the price.

It's certainly possible to do worse in San Diego but these are not the best places by far that San Diego has to offer.

The complex seems fairly new but the units are designed around courtyard garages which amplify the noise from the garages below. In addition, the apartments are connected to interior corridors and some units have actual windows looking on to these corridors. Again, the noise amplifies and you also get a old Motel feeling.

Build quality in the units they are choosing to use as models is moderate at best. Expect no AC to be running when you are visiting on a hot day, somewhat basic appliances in the kitchen, laundry on the outside patio (but at least full sized units) and crooked outlets on the walls. Hyping the "granite" kitchen counters can only go so far.

Rents are strange here as they are based somehow on your income and ability to pay. The more you make, the more you will pay. Some may say that is fair but I think it's crazy.

Overall the grounds were nice, except for some garbage in one of the stairwells. The convenience of being a part of the 4S Ranch shopping center may be a perk for some and a drawback for others.

For the prices they are offering here you can get the same quality much closer to the beach in Torrey Hills and even pocket some coins.

All garages here are 1 car - a drawback. There are some townhome style units here for rent but again only 1 car garages and limited visitor parking.

You can do better in San Diego if you try and I'd probably only recommend these places if you worked at the nearby 4S Office Park ot the businesses on the I-15 Rancho Bernardo corridor.

Lived here for one year, because they raised the rent and I guess, thats why the whole year round I've been seeing people move in and out its a nice place for families, with the location shop walking distance, library, pool. but it's way overpriced and as mentioned already very noisy the way they have build it. echos all the sound. The staff are nice until you signed the lease and they be bugging you big time. Dog poo everywhere, well they try to please animal lover, but not on the playground...the pooh was there till it dried out and the wind blew it away..yuck...Neighbours complaingn constantly, we received call from managment that we are to loud at 3 in the afternoon..It didn't feel like home, we felt like being harrased by the managment..

Oh yeah another thing about the law the people at the managment told us which we had to sign, that in CA there is no such law about protecting your rent rate. like in other states that it can only change by how many % per year...bla bla bla meaning they can change it to how much they want. This place is just full of beep. I loved the convenience, but I hated their managment and their money making strategies.

Oh yes forgot about the Garage, yes you were not allowed to use it as storage, but that didn't stop us. We paid rent for it so we can use it the way we want. They didn't want it because it was not appealing for new renters to look at.

Do not move into Hotel California! This place will suck your soul.  If your used to noise or you make noise yourself, then you will love it here.

Very bad management and no one EVER follows through on residents problems. But they seem to cash the check Very Fast. Parking stinks as well, for the money you pay they enforce nothing at all!!

Lived here for a year.  Overall its a pretty nice place to live.  Short walk to the nearby plaza that has everything you need.  Has 2 pools and some small parks for kids to play.  Only problem I had was the build quality of the units.  Prior to move in was told there was sound proofing done to the units.  That is basically a lie.  If you get a middle unit you will hear everything going on around you.  Now this isnt really much different from any other apartment complex you might find in San Diego.  I just wished that since this was a nice new complex that they would have spent some $$ on keeping the noise down.  You'll probably be able to hear neighbors shutting doors, opening closets, shutting windows, tv, music, kids running around, etc.  Again, like most every other apartment complex out there.  Get a top floor corner unit and deal with the hike up 3 flights of stairs (elevator? lol no.)

Price: The rent was overpriced when I lived there, but I think it has dropped since then.  The rent varies based on income.

Only other concern is that a number of the units are used as furnished short term rentals.  Basically, this just means that your neighbor might change every couple weeks.  Might want to make sure you request a unit that is not in a building with the rentals (if thats possible).  Especially if you have kids and are concerned about having sketchy neighbors.
